I would like to leave a review based on the service provided, but since they didn't show up for the initial appointment then the only review i can leave is that they did not turn up , no phone call to explain or any contact at all except an email with this invite to leave a review . so here it is.

Great support as a first time Landlord.

This is a great company to support anyone who is a Landlord. Our first contact was with Dominic Knight who was very helpful and gave good advice and was very knowledgeable. He followed up with information and linked us with his colleague Dan Brown who has been a great support in our early days of being a landlord. Highly recommend.

Helen was amazing

Helen was amazing !
She guided me along the process calmly and gave me very useful contacts so I could provide all the documentation needed.
I really like the fact that I didn’t receive any form of pressure to put my house on the market (compared to other agencies).
When I was ready and in a rush I was amazed by how quickly and smoothly the process went. She really went to the extra mile for me, not even talking about the availability. I was happy to receive a few applications and to be able to make the right choice receiving her guidance.

Sammy made a positive impression

Sammy was pro active and worked hard to find the perfect tenant for us. She understood our needs and responded promptly to any queries. It was very comforting to be able to easily contact her by phone or message, and we always felt she was working in our interests.

Barbara and Brooke are 2 incredibly…

Barbara and Brooke are 2 incredibly talented and passionate individuals, who go beyond the extra mile for people. They have made both mine and my partners experience of getting our own place a really exciting process. I really couldn’t thank Barbara enough for her reassurance and honesty throughout this process and Brooke for how quick she managed to get things done. For anyone who is in a position where you are given Barbara or Brooke to help with moving property, you are very lucky!
Brilliant customer service and excellent knowledge on anything and everything property!

Helen was clear concise and professional explaining the agency's process of vetting new tenants. I was surprise by her swift action finding potential tenants for my property. She responded quickly to my queries and I feel confident working with Accomodation.co.uk for the future.

The WORST letting agents I have ever…

The WORST letting agents I have ever had to deal with in my 4 years of renting privately. Maz the property manager is incompetent, unprofessional and poorly trained. Moved in to a property that was FILTHY, surfaces weren’t even wiped, dead snail on the kitchen work top, the floors were covered in dirty. All the walls were covered in black marks and scuffs. The carpet in the bedrooms were in very poor condition. The bathroom still had the previous tenants belongings which were again not hygienic. The door had a hole in it also. When I arrived to check in the third party inventory agent warned me it was filthy and in need of a deep clean. They sent 2 sets of cleaners which simply wiped surfaces. I still had to have it deep cleaned after they sent them. I didn’t move in until a month later due to the amount of work required. And even then I had to get my family to repaint and deep clean the whole house. Then a few months into the tenancy I was getting electric shocks from the sink only to find out the landlord hadn’t had to kitchen earthed which is extremely dangerous and illegal. I was provided with false or incorrect electric reports that showed the kitchen was earthed even though it wasn’t. Again this took over 4 weeks from the point of contacting Accomodation to getting the issue resolved. I also had to get my own electrician to do a report who found the issue straight away. Then when I moved out no one bothered the arrange a check out, I had to ring myself and ask what they wanted to do with the keys. That same day I took pictures of the condition I left the property in, which was much better than what it was originally handed over to me in and the third party check out inventory also reflects this. Tell me why I moved out on 30/10 and only today 05/12 I have had a response regarding my deposit. In which the landlord is trying to deduct £250 for cleaning and redecoration! Accomodation also have provided false information in response to this review by stating the rest of my deposit has been returned, when I have not received a penny back yet 6 weeks after moving out. Please take my advice and do NOT rent with these imbeciles.

We take all feedback seriously and aim to address any concerns promptly. Our records show that when you raised issues about the property's cleanliness shortly after moving in, we acted quickly by engaging with the relevant contractors to resolve them. While we understand this may not have met your expectations, we endeavoured to coordinate access and ensure the property was addressed appropriately.

With regards to the maintenance concerns, particularly the electrical fault you mentioned, tenant safety is always our priority. Once reported, we promptly arranged for professional contractors to investigate and resolve the issue. While fault-finding can sometimes take longer than anticipated, we worked to ensure that the property met the required safety standards.

In relation to your deposit, the process involves communication with the landlord to confirm and agree on any proposed deductions following analysis of all available evidence. While this required additional time, the matter was submitted through the appropriate channels, ensuring a fair resolution in line with tenancy deposit protection regulations. This matter is still subject to independent adjudication which will ensure a fair outcome for all. The remaining balances of the deposit have accordingly been returned to you.

We appreciate that moving into a property and settling in can present challenges, and we are always looking for ways to improve our service. Your feedback has been noted and shared with our team as part of our ongoing commitment to enhancing the experience of our tenants.

Tenant finding

Third time using Accomodation to find a tenant. Absolutely seamless service! Tenant found within a week, ready to move in in days! Efficient, no fuss communication + all processes completed with no fuss! Can’t thank Helen enough for yet again being an ultimate professional!

Dan Butcher- my estate agent.

Dan Butcher was my estate agent for a recent property. He has been more then helpful throughout the process, honestly a god send and I wouldn’t have wanted anyone else to be in the position he was and to be helping me through the whole process. He is very good at communicating and keeping me updated as and when he can: He answered all my queries and concerns within a timely manner and a professional manner: he has honestly been the absolute best. So a very person thankyou from me to Dan Butcher. I am very appreciative of everything you have done 😁

Dan Butcher and Chelsea Tancred look…

Dan Butcher and Chelsea Tancred look after the Leeds area for Accommodation, they have been very professional, reliable and helpful, especially it’s our first time in renting our flat out, Dan gave us very good advice throughout the process of finding a good tenant and on everything related e.g. pricing, contract, insurance, handover, etc., Chelsea looks after the tenant’s needs during the tenancy, e.g. understanding the exact issues and resolving over phone instead of just placing an order for someone to go to flat thus making savings for us as landlord, I am indeed grateful to have Dan and Chelsea’s support, they respond quickly, I have no hesitation to recommend Dan and Chelsea to any landlord in the Leeds area.

Caroline Pike is a hidden gem amongst…

Caroline Pike is a hidden gem amongst the vast list of management companies out there. Working for Accommodation.co.uk, she is a person whose word means everything, and she keeps to it. Easily accessible at ALL times, efficient, helpful and knowledgeable.
My rental came to the end of its tenancy, and after a poor service with a local team I came across Accommodation.co.uk and Caroline. In the space of 4 weeks I had a newly decorated and carpeted property with new tenants checked out and ready to move in. Little short of a miracle just before Christmas.
My experience has been first class, no detail too small. Enormous thanks to you Caroline, you've been fantastic!

My partner and I recently moved into an apartment that we had originally been shown around by Brooke, who has a radiant energy and thereafter guided us through the process of making an offer. Later, we were introduced to Barbara, who I think deserves a special mention, as she is equally charismatic as she is determined to help. She fielded many of our queries arising due to complications and indeed, helped get our offer over the line. The two of them helped us form a positive impression of Accommodation.co.uk and we remain very grateful for their help.

Incompetent in pressing situations

I was a tenant with Accomodation with Richard as our main contact for over a year and didnt have any issues whilst living there, however a physical altercation between me and my flatmate led to me having to move out abruptly. It's when dealing with the aftermath I noticed the agency's incompetency as they have completely let the deranged flatmate dictate the situation instead of asserting themselves as the authority in the situation.

I was promised my deposit back as soon as a new tenant moved in, however the agency messed up by letting the flatmate steal the deposit from the new tenant, and now telling me "there's nothing they can do" to retrieve the deposit.

It has now been 7 months since I left, there is a new tenant living in the flat and my deposit is nowhere to be seen. Not only have they failed to protect the new tenants deposit (which by law they have to), Accomodation is expecting me to wait until the contract ends and only then will they be able to release me and return my deposit - completely delusional to expect me to be responsible for the property despite me moving out almost a year prior. Not only is my deposit at risk but the new tenant will most likely lose their deposit as well.

I last spoke to them the other week and was told they were to get back to me within 24 hrs but I have had no communication from them. Unfortunately, after 7 months of being very patient but communication going nowhere, I have to turn to small claims court.

To clarify, your deposit has remained protected within the Tenancy Deposit Scheme (TDS) throughout your tenancy. While we acted in line with advice from the TDS to attempt an informal resolution, we recognise that a formal process should have been initiated sooner, and we apologise for this delay.

We have since taken steps to address the situation, including formally notifying the relevant parties of their legal obligations and initiating the tenant changeover process with the TDS to facilitate the return of your deposit. Unfortunately, a lack of cooperation from the remaining tenant has delayed our efforts, but we are committed to ensuring this is resolved as quickly as possible.

We understand the inconvenience this has caused and sincerely regret that our communication fell short of your expectations at times. Please rest assured we are taking the necessary actions to prevent such issues in the future.
