We've been repeatedly contacted via text after hours (as late as 10:30 PM), despite never requesting to be contacted in the first place. While we understand the value of follow-up communication, our polite requests to stop receiving messages have been ignored. The company’s approach feels overly aggressive and amounts to pressure selling, which is both unwelcome and unprofessional.

For the last 6 months me & the neighbours have been having a nightmare with tenants slamming the security gate on a property managed by ACJproperties The situation hasn't been resolved & they have been ignoring our correspondence.

I would avoid using this company at all costs

Really helpful and my first point of contact to track the purchase of my property. They dealt with the seller's solicitors and the management company in a timely and effective manner.

After not receiving the legal paperwork or the Ts&Cs prior to paying a holding deposit, we were informed that we had failed referencing and therefore lost a substantial amount of money that was supposedly non-refundable (unbeknown to us). This is in spite of their outsourced company, Rentshield, calling us directly to confirm that we had in fact passed referencing and were ready to proceed with our tenancy agreement.

My partner and I were upfront with the company, who told us after 4 working days of the landlord umming and arring with his wife, that he wanted to pursue other tenants due to the high demand of the (overpriced) property. Fair enough - as a landlord, that's his entitlement - but not at the cost of our holding deposit.

After being passed between 5 incapable letting agents, the manager, Jason, illegally offered to transfer our 'null and void' money to a different property should we rent another property with them within 30 days (please see attached). This is a complete breach of the Renting Homes Act 2019 and breaching their license they must uphold under Rent Smart Wales!

Appealing the complaints process, the manager Lynda, rudely and unprofessionally hung up my call!

Legal action with Rent Smart Wales and Citizens Advice Bureau has been actioned.

This company makes money by charging extortionate cleaning fees at the end of tenancy. I rented through ACJ and left the property in as good, if not better condition than we received it and we were stung with most of our deposit being retained. Make sure that you forensically photograph and film every square inch of the property at the beginning. They act like an over zealous car rental company. It is such a shame that a seemingly nice company has a nasty sting in it’s tail. Renters beware..

We were charged to have cleaners come to the property after we had left for "placing furniture back in its place". The details of this were two very light dining room chairs that had been stacked on top of each other, one upside down on another in order for the floor to be cleaned properly. They were right next to the dining table.
The company needed someone to come out to slide them back under the table. The fridge had also been pulled forward about a meter in order for the behind of it to be cleaned. Again, we were charged for this to be slid back. It was not heavy.

My partner and I, who was 8 months pregnant, honestly could not believe the report when we saw it and could not believe we were being charged for something so petty. They even took a photo of the chairs which were right next to the dining table. Just sliding then under the table would have been easier than taking a photo and writing it on the report.

This company and especially the agent, Sabrina Pike are very pathetic. We feel we have been charged very unreasonably after having spent a very long time cleaning the property.
