Where do I start? Everyone at Active Mortgages are absolutely fantastic andmade the whole house buying process so much smoother. Friendly and helpful over the phone with the whole process, Jamie was brilliant in taking away all the stress and work that’s needed in the application process and all the initial paperwork. Everyone’s knowledge is perfect for any information you need throughout the process. They constantly updated us regularly in the mortgage application always making sure they were able to get the best possible interest rate and loan amount for us even at the very end before completion when rates dropped. My partner and I are so so grateful to everyone at active mortgages for helping us get our first mortgage and as a result buy our first home. Thank you all so much for you work and efforts, will definitely recommend and use again once our mortgage is up for renewal.

When we found our dream home on Zoopla, I almost let it go. At the time I was a few months away from the promise of a promotion and my partner was still a few weeks away from finishing uni so our income was pretty low. I’d spent the last couple of years keeping a close eye on the market so that we would be confident with what we wanted when the time to buy was finally right. One day, I found a particular flat that ticked all of our boxes in a way I had not seen before and I just could not let it go! After a spontaneous viewing we were completely in love with it and that’s when we reached out to Ian Brett. I felt completely mad telling him about our situation. Although I was confident that our low income would be drastically increasing soon, I had no way of proving this which made me doubt whether we would be able to get a mortgage offer. However, from the moment we first made contact, Ian was wonderful. He set up a call with us for the next day (which was a Saturday!) and took us through an action-plan on how we could make it happen. He made us feel like the impossible could be done, and seemed willing to drop anything to make it happen for us. The confidence he gave us led us to putting in an offer first thing on the Monday and it was accepted!

Over the following days, complications started to arise. Firstly, the flat was above a shop which is something many lenders would refuse to lend on. Secondly, in order to secure our mortgage in principle, we needed a guarantor (given our current low income) which was another complication that some lenders may not be comfortable with. For a moment it felt like we would not be able to find a lender but unbelievably Ian not only found us a lender, but secured us the best rate on the market! I was stunned as we were first time buyers, I had no credit score and our income was low but somehow we had a fantastic offer.

Things seemed to be fairly smooth-sailing for a while but, as anyone who has gone through the process of buying a complicated property will know, things eventually started going a bit wrong. A massive variety of issues including a defective lease, a frightening survey report and many many other legal issues became apparent. Over the seven months that it took to complete, there were several moments we thought the purchase had fallen through causing unimaginable stress but every time Ian was there to reassure us.

Ian reached out to us consistently throughout the entire process, checking in on how the purchase was going. He was incredibly helpful with translating a lot of the legal terminology, even talking directly to our solicitor and reassured us throughout when things seemed to be going horribly wrong. Every time a complication arose that we needed to inform the bank of, Ian took care of it and updated us promptly whenever news came in.

About a month before we completed, Ian reached out to us informing us that interest rates had decreased and asked if we were okay with him reapplying for the mortgage to get a better offer. Of course we were happy and he managed to lower our interest rate by ~0.5% saving us around £1200 across the two year fixed term we agreed to.

After a stressful year we are now happily settled in to our new home. I’m thrilled we love place as I’ve told myself we are never allowed to move again as I’m not sure I can take the trauma of it haha! However, if we ever do, I know that without a doubt we will be going back to Ian.
