We’re sorry to hear about your experience and the frustration you’ve felt. We want to be clear—addy is not a scam. We are a platform that enables registered Exempt Market Dealers and their Issuers to bring opportunities to members.

That said, real estate investing does involve risk, and unfortunately, some issuers have run into significant challenges due to market volatility. For example, Forge & Foster, who were the issuer of some offerings on the platform, experienced dramatic failures across many of their properties, which has impacted investors. Situations like these are extremely disappointing for everyone involved. You can read more about Forge and Foster in many news articles.

As with all private market real estate investments, it’s important that each investor conducts their own due diligence before committing funds. Every offering includes detailed disclosure documents, financial information, and risk factors provided by the issuer to help investors make informed decisions. While addy provides access and transparency, the responsibility for reviewing and understanding these materials ultimately rests with each investor.

It’s important to clarify that addy does not make investment decisions on behalf of members. Each member chooses which properties to invest in and how much to invest—if at all. Investment information, including risks and financial details, is provided by the Issuer through a detailed due diligence process, which members are encouraged to review thoroughly before deciding to invest.

Since our launch, there have been over 55 opportunities on the addy platform. Some of these have already successfully exited, while others have encountered challenges along the way. Many, however, are long-term projected holds—typically 3 to 10 years—meaning it will take time before their full performance can be measured.

Real estate investing, like any form of investing, carries risks—including the possibility of delays, underperformance, or loss of capital. While we understand how frustrating it can be when things don’t go as expected, these are part of the inherent risks of investing.

That said, it’s important to note that everyone chooses which opportunities to invest in (or not invest in) and how much they wish to invest (Min. is $1). As part of the process, members also review and sign legal agreements with the Issuer that outline the terms of the investment, including the associated risks — such as the possibility of not recovering the full amount invested. While unfortunate, risk is an inherent part of all investments, and it's something every investor needs to weigh carefully when making their decisions.

So far, there have been 55 properties on the platform, and each member decides which ones to invest in and how much — if at all.

That said, we understand how frustrating it is when properties face delays, underperform or fail. Real estate comes with risk, and unfortunately, not every project succeeds as planned. All types of Issuers use the platform, from small operators to multi-billion dollar operations, but ultimately, members review the due diligence and choose what aligns with their goals and risk tolerance.

If you're referring to the Trout Lake property, you're absolutely right—it faced significant delays due to a range of factors, including COVID-related restrictions, eviction moratoriums, and broader development challenges. While the project did eventually conclude successfully with a return of capital and a modest return, we completely understand that the journey tested everyone’s patience.
