WE ARE NOT LIKE OTHER AGENTS We know all of our landlords on first name terms and we plan to keep it that way. We have no plans to grow into a corporate faceless giant. We love that we can offer a local personal one to one service to each and every one of our clients. There are too many sharks out there, we want to do things properly and keep our customers happy.

I had a deposit dispute with Atkins Residential relating to a tenancy at 14 Somersby Road, Mapperley.
The agent attempted to claim the entire deposit of £1,265, including deductions for carpet replacement, redecorating, mould issues and garden works.
As I did not agree with these deductions, the matter was referred to the Deposit Protection Service (DPS) for independent adjudication. After reviewing the evidence, the adjudicator rejected almost all of the claims due to insufficient supporting evidence.
The decision also noted that several of the issues relied upon were already present or recorded at the start of the tenancy, including worn carpets and the condition of the décor. The check-out evidence provided did not clearly demonstrate deterioration during the tenancy.
The agent also attempted to submit an additional claim after the dispute had already begun, which the adjudicator confirmed could not be considered.
In the end, the agent was awarded £20, with £1,245 returned to me.
I also experienced issues after leaving the property where important post, including prescribed heart medication delivered to the address, was not returned to me despite being requested.
Tenants should ensure their deposit is protected and make use of the DPS dispute process if deductions appear unfair. Very unfair and dishonest of Atkins Residential to attempt this. Landlord had heavy involvement in these false claims.

Stay away from renting from Louise Atkins at Atkins Residential. She claims she knows the law but she is actually abusing it.
Landlords think she is applying the law the right way but, I guess, they don't care as long as someone takes care of the business, regardless of how she handles the tenants.
She is a liar! Stay away from her and the so-called family company.
I am not changing what I mentioned above.
You have not signed the Holding Deposit agreement, you have advertised the room whilst you weren't supposed to.
The Tenant's Fee Act is not there for you to abuse it but to apply it in a fair manner.
I will go to court if I have to and I will recover my monies, then make the story public so everybody knows.
I have all the evidence I need!

I feel they care about the experience of both tenants and landlords. I like the small family business and personal approach, much better than the bigger agents. Highly recommended!

Atkins manage three of my rental properties and I have always received helpful, friendly and timely advice and always had good tenants that she has found for me. Would thoroughly recommend Louise and her team.

We cannot fault our past and current time with Louise. From the very first time we spoke to her we felt confident about her knowledge and skill in helping us find good tenants. Nothing is ever too much trouble and she keeps us up to date with everything. I would never use any one else for our house letting and would highly recommend Louise and her staff.

I was living for 6 months in those 6 months I was out for 1! Still they charge 175 from my deposit for just carpet cleaning! I was not agreeing still they charge 175. 175 for 6 months worth of cleaning is not fair i cleaned the room when I left you should have charged for carpet cleaning. And without mutual agreement you guys charged 175.

right now I would like to take it back of my holding deposit as they suddenly change the condition of renting, however they just ignore my email and messages.
I don't know how to get it back of my holding deposit....

never never never, renting with Atkins Residential, Angela told me there is just requires for one month notice if moving out, then asked to put a holding deposit, but when after i put a holding deposit, they change the terms and condition of renting from one month change to three months, then i request to return of my holding deposit, they just ignore my email and message....
so never never and never renting with Atkins Residential
