Misleading information about property…
Misleading information about property configuration and value. It is completely unacceptable to tag properties with bedroom counts, when you are inferring this entirely from an EPC only. Company refuses to make any updates despite having provided accurate updates.
Edit: The remedies suggested are either commissioning a new EPC three years early or engaging an estate agent from the Bricks&Logic partner network, at my cost, to correct inaccuracies on their platform. This places the burden on a homeowner who did not request their property to be listed, while Bricks&Logic continues to publish inferred information that does not reflect the actual property configuration.

Unrealistic valuation
Rely on Brick and Logic home valuation at your own peril. Seems they intentionally value properties inaccurately to get home owners' attention and then getting them to provide further information about the property.

This site has estimated the value of our house at approximately 40% lower than local agents and offers of firm interest.
If you’re going to Guess B&L at least use an accurate measure otherwise you set interested parties expectations at a fantasy level. This has no value to buyer or seller.

80 Tiverton Road has THIEVES
Their property in 80 Tiverton Road, N15 6RR is brimming with resident phone thieves connected to mobile shops in 16 West Green Road N15 5NN. They are an organised phone snatching crime ring and try to sell these phones in the UK, and if the mobile phones are rendered useless, they then sell it to other countries like China, Pakistan, India. They have snatched my phone on the 25th of March along St Ann’s Road on my way to the hospital. It turns out, they scour victims along St Ann’s (disgusting as most people there are already stressed with a medical condition), Avenue Road, West Green Road, Seven Sisters and Tottenham Hale. I do not expect my phone to be returned to me at this point but I just want to alert everyone who is looking to buy properties here. You may be neighbours with one of them so it is not safe at all. This neighbourhood is very dodgy. Stay away as far as you can! Anyone with a recent iPhone 14 Pro Max Gold and who also owns a bike is a suspect! Still actively tracking it as we have been advised not to remove the stolen device from my iCloud. Property owners should screen some more!

I am keen to understand how they produce their valuations. Their disclaimer states "While we take all reasonable care to ensure the information, values and analysis which we publish on this Site are as accurate as possible, we cannot promise that they will be complete, accurate and up to date.
so I ask you what is the point of this platform.
Be aware of the limitations of this service.

You got all of my properties information correct. Except that the 2nd bedroom is really small.
I would like to ask.
1. i have a basement area. is that calculated?
2. i have a dedicated off street parking too. Is that also calculated?
3. when i wanted to sell my flat in 2023, no estate agents were willing to put it up for GBP450K. they felt they could not sell it for that price. do provide a service to go to the property to give an actual valuation please?

Utter rubbish on valuation
Utter rubbish on valuation. £100K below actual sold price on a property which the owners had to reduce due to being in severe financial difficulties.
This is exactly what you get when you replace all human judgement with a corporate algorithm.

The misleading figures and details on…
The misleading figures and details on this site make no sense. It claims that the average £/ft2 for properties at E16 1BD (Warehouse W) is £562/ft2.
Yet their own calculations use a far lower cost per sq ft.
818 x £562 = £459,716 (The £322,383 shown for an 818 sq ft price would be £394.11 per sq ft).
2583 x £562 = £1,451,646.00 (The £919,062 shown for an 2583 flat would be £355.81 per sq ft)
Furthermore, there are 24 x 1-bed flats on the first and second floors; 10 x 2-bed flats and a single 3-bed flat on the 3rd floor (with mezzanine areas).
Easily confirmed by EPC's and leases. Clearly not doing their homework or being deliberately misleading. That data is wrong.
Furthermore, Bricks&Logic appear to have missed the research which has revealed house prices have doubled across swathes of east London over the past decade. An Evening Standard by Greg Pitcher dated 21 April 2023 shows the boroughs where house prices have increased the most. The top three were Waltham Forest 116%, Barking and Dagenham 111%, Newham 100%.

DATA ALL COMPLETELY WRONG FOR MULTIPLE PROPERTIES
Just spotted our property on your website
Our house is 500m2 you say it’s 188m2
We have 7 bedrooms you say it’s 4 bedrooms. The address can’t be a mixup as the property is a unique name
You value our property based on a recent sale in 2019 pricing it based on % reduction based on the area. As we haven’t spoken to you about our property you will be unaware it’s original sale value on our grade 2star 15th century property was listed because of extensive work needed and because we are next to redundant barns. Our property has recently been valued at £2.2million you value it at less than £600,000.
Then I looked up properties nearby. You have made up a completely non existent road name. Made up a name for one of our nearby properties and valued the 230m2 single storey 3bed as over £1 million. More expensive than much larger and more prestigious properties near it. Properties also that have gardens, parking and privacy non of which the overpriced property has. The problem is you are basing your info on last sales and the market and nothing more. Anyone can do that but without actually visiting the properties or even just the area as a bare minimum you cannot give any accurate information.
This site is hilarious in so many ways I can’t even begin to wonder what on earth is going on with it.
A property we currently have for sale is price marked on this website as £250,000 lower than the estimates of four local estates agents and if it was marketed at your valuation would be the same value as other properties with less bedrooms, a third of the floor area, no private parking and a garden a quarter of the size!
I’ve since checked out various other properties which I’ve either sold myself or know of and the mistakes are so far reaching I DO HOPE NO ONE TAKES ANYTHING ON THIS SITE AS FACT because the two guys who run this ( see companies house ) really haven’t got a clue and should not be trading in LIES

Cannot even find a contact to ask you to remove this incorrect and inaccurate information
You also undervalued by nearly £120000 based on a real valuation done in the last few months

Fantastic tool
This site is unique to the growing number of valuation tools now on the market. The site's easy to navigate and the depth of data available is more comprehensive than a number of other sites available. I'd definitely recommend it as a go to property info site..
