⭐ Very disappointing and unprofessional experience

Our experience with Cording Residential/Saffron Court was extremely disappointing.

After being offered Apartment 149, we completed and returned the application immediately. Despite this, our email was not responded to and the apa
rtment was subsequently given to another applicant. The explanations we later received regarding the Right to Rent/share code did not, in our view, properly address the sequence of events.

More concerningly, after we complained, an independent letting agent contacted Adam on our behalf and was told that he did not wish to deal with us in the future.

We escalated the matter
to management, but unfortunately felt that their response simply defended their employee rather than properly addressing our concerns, and they then closed the complaint.

Based on our experience, I would advise prospective tenants to keep everything in writing and not rely on an application being processed until the tenancy is formally confirmed.

Steelworks looks the part. Presentable building, decent location. What you won't see on the viewing is how management actually operates once you're locked into a contract.

When our first-year contract ended, our fob battery died with zero warning from a team that knows exactly how long these batteries last. We spent a full weekend unable to get into our own apartment. Management's response: no apology, just a pointer to a contract clause. Blame redirected straight to us.

My wife was charged £10 — silently added to the next month's rent, no discussion, no right of reply — because she couldn't fit recycling into a bin that was locked and already overfilled. A bin management controls.

Then came the real kicker: three hob knobs, worn out after 1.5 years of completely normal daily use, and management quoted us £69.80 to replace them. Compatible parts cost under £10 each online. Nearly 7x markup, on a maintenance job that shouldn't have been chargeable in the first place.

This is the pattern at Steelworks: a system designed to produce charges, applied without dialogue, and defended without accountability. We wish someone had warned us before we signed. Consider this that warning.

Moved out and prior to leaving flat had a deep clean and full set of photographs taken.
The skirting board was not painted in one area when I moved in and sofa arm broken, but trying to charge me.
The company are now trying to give a list of problems in the flat.
Apparently this company has a terrible name and try and use these tactics.
I will not accept this and will be taking advice from my solicitor. This tactic has to be stopped as alot of residents are from overseas and may be extremely anxious by this behaviour.

AVOID AT ALL COSTS - THEY WILL HIT YOU WITH RIDICLOUS EXIT 'DAMAGE FEES'

In my case, they failed to conduct a valid opening inventory, did zero cleaning before I moved in, and handed over the property with existing damage. Despite me sending numerous maintenance reports, emails and photos to get them to fix this damage and do the 'professional cleaning' that was built into the high price, they then tried to charge ME for this damage and sent me a big cleaning bill on my departure.

I have lived in 8 rentals and none have been as moneysucking as these people.

Please don't assume my case is a one-off either - everyone I know who lived there had a similar treatment when they left. This landlord will try every trick in the book to squeeze you on exit charges.

AVOID AT ALL COSTS. There are far nice properties in Rugby, for a lower price tag, with a far less parasitic attitude to their tenants.
