​Title: A Nightmare for International Students: Deceptive Marketing, Unauthorized Extortion, and Malicious Ghosting
​Review Body:
This company is highly misleading and extremely irresponsible. They heavily advertise on Xiaohongshu and Douyin just to lure international students into private WeChat groups, forcing tenants to book rooms through links and WeChat transfers. Doing business privately on WeChat allows them to completely dodge public reviews and low ratings when severe disputes happen.
​My move-in date was April 1st. Out of nowhere, on the morning of March 31st, they emailed me claiming check-in was strictly after 4:00 PM. On April 1st, my elderly mother and I finally arrived after traveling and flying all day. By 10:00 AM, my mom was completely exhausted and couldn't hold up anymore. I messaged the support, begging if we could just check in one hour earlier. Instead of showing any empathy, they coldly told me it would cost an extra 1,000 JPY, claiming I "didn't read the contract". But guess what? I checked the entire 14-page legal contract later—there is NO such clause anywhere. They completely fabricated a fake rule to extort money! In the end, they didn't even dare to collect that 1,000 JPY because they knew they got caught lying.
​Their customer support is completely useless, lazy, and patronizing. Even though they provide "Chinese support," whenever you ask a question, they just throw random links at you or send English screenshots for you to figure it out yourself. When I couldn't open the heavy trash room door to throw away my trash, they made me send videos and screenshots. The agent blindly assumed I couldn't open my apartment door and condescendingly said: "Teacher, did you go to the wrong room? This is the door to the trash room." I replied: "Duh! I know! I am TRYING to throw away my garbage!" Then they even questioned me: "Did you go to the right place?" I had been there for days! Turns out, the door was just extremely heavy and needed a hard push—something their brilliant support couldn't even explain in two simple sentences.
​The worst part was the refund nightmare. I moved out on May 1st, and they promised a refund within 30 days. They secretly wired my money back on May 26th without a single email or WeChat notification. When I rushed to the bank, they flat-out denied it and said, "This money wasn't sent by us." They went completely radio silent for the next two days, forcing me to spend my after-school hours running between the bank and the police station to report a scam. Due to the extreme stress and chaos, I actually lost my bank passbook. It wasn't until May 29th, after I aggressively pressured them in all group chats, that they finally admitted the money was theirs.
​To make matters worse, when they finally issued the confirmation email, they absurdly backdated the year to "2023" instead of "2026." I explicitly told them I needed a legally valid document to explain the situation to the police and the bank, but their entire team went completely dead silent on Friday afternoon. Shockingly, while they chose to "ghost" a tenant in distress, the landlord still had plenty of time to active-reply to one-week-old positive reviews on Google Maps to fake their reputation!
​They only care about trapping you into a lease. Once they get your money, they treat you like garbage. Save yourself and your family the absolute trauma—NEVER RENT FROM THEM!

They left us stranded

They cancelled our booking mistakenly or intentionally without telling us or booking.com

We were left stranded when we arrived for a late check in. Our booking.com account had our stay confirmed the whole time.

Very bad and dishonest agency

First of all they were dishonest with us. The landlord did not renewed the contract with them so they kicked us out of the apartment during our stay in Singapore without helping us to find a new flat.
But the worst is that it has been 4 months now and they still haven’t not give us our deposit back.

Scamming on the deposits

Although my stay at Dash Living was satisfactory and communication with the support team and the host was commendable, that's where the positives end. It has been nearly four months since I vacated the apartment, yet they still have not refunded my deposit. Initially, the company claimed there was an error in the invoice that needed correction or that I had not provided sufficient information—clearly delaying the process deliberately. Now, they are not responding to any of my emails.

BAD experience with DASH LIVING!!!

BAD experience with DASH LIVING!!!
Been followed up with a room almost 2 weeks and Viewing Appointment booked, but end up 1 hour before the appointment I was told the room was taken.
Anyhow they just simply rented out the room without priority your interest.
Very Bad and Poor Service!!!!
Please AVOID if possible!!!

Avoid if you can

I fully agree with previous reviews. The room was tiny, dirty and moldy. No one really cares once you signed the contract. And after moving out two months ago, we still did not get our deposit back. It’s a scam!!!!

Avoid Dash if you possibly can

Avoid Dash if you possibly can. This place is built as a money-grabbing system rather than caring for its residents. Here’s a summary of my horrendous experience:

• Dirty on Arrival: The apartment was filthy when I arrived. My cloth turned dark brown after wiping the bathroom floor, it was disgusting. The safe was locked, so I couldn’t use it, and the windows were insecure because the latch was broken. To be fair, they did fix this after a week (thankfully, Singapore is safe, so my possessions were okay).
• Looks Over Functionality: The apartment was made to look good rather than be functional. The windows are so thin that every noise from the street comes right into the apartment. The plumbing in the ensuite is poorly done, leading to terrible smells depending on what other residents have eaten. The newly inserted wall is paper-thin, so you can hear everything from the other rooms, including things you don’t wish to hear.
• Ant Infestation: The whole apartment was infested with ants. I had to throw away my cereal the next day because hundreds of ants had made their way inside the packet. Ants crawling around were commonplace. When I complained, I was simply told to take out the rubbish more frequently. Ridiculous.
• Unjustified Deposit Deductions: They took 3/4 of my deposit, claiming extra fees such as utility charges and additional rental days that I didn’t stay for. I was told utilities were capped at SGD 80, which should be enough. However, each month I was charged an additional SGD 300 for utilities! Absurd. I only used the air conditioning for a maximum of 4 hours a day.
• Money-Grabbing Tactics: They decided it was okay to charge an extra 3% for rent because some months have 31 days. I agreed to a monthly rental amount. Some months have 30 days, and some have 31, it averages out. This is just another way to grab more money.

I’ve stayed in similar types of accommodation across Singapore, Hong Kong, and Dubai, and I’ve never experienced such poor quality, service, and blatant lies. Dash is the worst of the worst. Avoid them if you can!

they don't return your deposit after check-out

I stayed for almost 6 weeks at Dash on Hollywood in HK in Oct/Nov 2023. Poor quality and weeny apartment for an excessive price. Walls are very thin, you hear neighbour talking as if they were standing in front of your door. Very bad insulation of rooms (shower and toilet flushing of neighbours) and windows (noise from the street despite of being located in a relatively quiet barrio). No thorough cleaning of the apartment floor, room service is limited to once a week towel and linen change. I had to claim service one occasions because they didn't come. But the worst is, they keep your deposit for weeks before returning it (I haven't received mine yet). Very likely they earn interest on your money for months and keeping it for a further period although you already checked-out and no damage was detected. In other words they are working with your money, apart from the horrendous fees that they charge anyway. Some of staff members were very friendly, this is why I gave at least 2 stars. But do yourself a favour and look for an accommodation elsewhere.
