Water ingress

Templeton Court
I had a huge flood from a burst pipe in the flat above. Fortunately, Barry and Peter left the finance meeting to help me. They worked so hard for ages collecting buckets of water which they had to empty and fill again and again. Every towel I own was used as well and Barry and
Peter rang them out as fast as they could. I don’t know what I would have done without them. Barry has since organised the repair of the ceiling and walls.

Promt and efficient

I recently had an issue where a pane of glass on my veranda had dropped out of alignment, so I contacted Elm via email to report it. From the outset, the response was prompt and professional.
Gil came out within just a few days, which I really appreciated. She was absolutely amazing throughout the entire process. She kept me informed, explained what needed to be done, and was incredibly patient while making the necessary adjustments to ensure everything was perfectly aligned.
Thanks to her attention to detail and professionalism, the glass is now secure and looks as good as new. It’s such a relief to have it sorted so quickly and efficiently.

The Elmgroup stands for Ethical???

The Elmgroup stands for Ethical Leasehold Management. This Company needs to be investigated. Their Clients who are the elderly over 60 are being, in my case, bullied and are not adhering to their Legal responsibilities. The CEO Lorraine Collis, writes with bullying overtones and seems to me to be without compassion for the retired people she is dealing with.
I had my case with ARHM for over 8 months to be investigated, citing no reply from Elmgroup. Suddenly, one word from Lorraine Collis and my case was completely dropped, no warning, no explanation! It seems to me ARHM should also be investigated.

these are a complete disgrace

these are a complete disgrace - and seriously need looking into. we had to put my uncle`s flat on the market when he sadly passed away and the sale fell through totally because of the lack of action by this company.
they are also expecting the elderly residents to pay rent on a wardens flat - even though their hasn`t been a live-in warden (as there should be) for well over a year. isn`t this fraud!

Ask Questions Before Buying A Flat Managed By Them

If I knew what I now know, I would seriously reconsidered investing in a flat run by ELM Group. Their management is poor, in my view, and their involvement of residents is minimal. Their charges are higher than my mother's McCarthy and Stone flat which has far higher standards, and better management too.

ELM Group's management policies

On 15 June I sent the following email to an official of ELM Group. I received no answer. I live in a small - 16 unit - Beechcroft development in an Oxfordshire village. It is managed by ELM which claims it is an 'ethical' organisation. By agreeing to an annual service charge the residents have in effect signed a blank cheque. Each year the fee increases noticeably and the expenditure is beyond our control and sometimes outrageous and simply stupid. I see today [24.6.24] that a petition has been launched on change.org which seeks help from HMG in regulating this activity. My email was as follows:-
Dear Mr Duncan,

On 11 May I sent you an email listing my worries about the way in which your firm uses our money to manage The Sidings. I never received a reply but, then, I have never received replies to any email I have sent over the years.

A few days ago I was reminded by a fellow resident that a detailed breakdown of expenses in 2022-3 - a document no one at The Sidings had ever seen before - shows that ELM actually spent £600 to have a door repainted. The proposed budget for 2024-5 showed that you proposed to spend £224 per visit from a gardener who reportedly lives somewhere Heathrow Airport. These figures are outrageous and defy common sense.

I would respectfully remind you that ELM produces no profits from its own work. It produces nothing. You are in the same position as trustees because your job is to spend our money for our benefit. Of all the assinine acts committed by the various firms that have managed this estate since I moved here in 2019, the two cited above must be the most ludicrous and laughable. They seriously undermine the trust we have in your firm.

Hitherto the only recourse residents such as myself have had is to write emails which count for nothing. It seems to me that we are here dealing with important issues of moral - or ethical - responsibility and trust. We trust you to spend our money wisely. Is spending £224 to have the grass cut or £600 to have a door painted reasonable?

This is a problem that needs to be publicly aired to see if it is unique to The Sidings or more widespread. I have been urged to write to the BBC's Moneybox or You and Yours or to the Daily Mail because there may be other elderly people in the same situation. My first step will be to post this email on Trustpilot
