I cannot recommend Cassandra Ford at James Andrew Residential Property Management highly enough. Cassandra has been helping me in preparation for putting my apartment on the market, and from our very first interaction she could not have been more helpful, more polite, or more genuinely committed to making the whole process as smooth as possible.
What stood out immediately was her professionalism combined with a real warmth — a rare combination in this industry. She took the time to understand exactly what I needed, answered every question patiently (no matter how small), and proactively flagged things I hadn't even thought to ask about. Her knowledge of the property and the wider management side of things is clearly second to none, and she gave me confidence at every stage that things were being handled properly and with care.
Beyond her expertise, she is simply an incredible pleasure to deal with. She responds promptly, communicates clearly, and has that quiet, unflappable calm that makes a stressful process feel genuinely manageable. Every email, every call, every piece of paperwork — all dealt with efficiently and with a friendliness that made the whole experience feel collaborative rather than transactional.

Avoid at all costs.
Everything about this company has been a complete disaster. It is, without question, the worst property management company I have dealt with. The service is extremely unprofessional, and communication is almost non-existent — emails are ignored unless they involve payments or complaints have been escalated repeatedly and for months.
Despite being charged thousands in service fees, there is effectively zero management being delivered. Over time, we have had five different property managers, none of whom seemed to have any understanding of the property or ongoing issues.
Budgets appear highly inflated, with questionable and excessive charges, and there is a complete lack of financial transparency. Accounts have not been properly delivered for years, which is completely unacceptable.
Overall, the situation is chaotic, poorly managed, and deeply frustrating.

I am a flat owner at St Williams Court and have had a great relationship over the years with JAR. I find them to be efficient and friendly and professional in their dealings.
Recently I had great help and advice from Cassandra Ford at JAR who was able to solve a heating unit issue I was having great difficulty with. Her immediate and professional response and experience ensured the difficult issue was sorted very quickly.
I find it refreshing these days when a company representative responds to queries quickly and efficiently, this was the case in all my dealings with Cassandra and with JAR.
Reading back my message here it is sounding like a commercial for JAR, but it is a reflection of my experience.

I've been living at Arthouse for the past year, and the concierge team have been nothing short of outstanding. Every interaction has been professional, warm, and genuinely helpful - they make coming home feel like an experience, not just a routine.
I want to give a special mention to Steve. Whether he's on nights or days, he brings the same energy, professionalism, and care every single time. He's the kind of person who remembers your name, asks how your day's been, and actually means it. There have been times I've had late-night deliveries or last-minute parcel issues, and Steve has handled everything seamlessly without me even having to chase it up. On one occasion I had a maintenance concern that needed urgent attention, and he took it upon himself to coordinate with the relevant team and kept me updated until it was fully resolved - that level of initiative is rare and doesn't go unnoticed. He genuinely goes above and beyond to make residents feel looked after, and it's the kind of service that turns a building into a home. I cannot recommend him highly enough.
A big thank you to the rest of the concierge team as well the consistency across the board speaks volumes about the standard they all hold themselves to. Arthouse is lucky to have them.

Exceptional building safety management - highly recommended
As Head of Health & Safety for Workspace, I had the pleasure of working with JAR on managing the freehold of a High-Rise Residential Building (HRRB) - a particularly complex site with multiple stakeholders and two Accountable Persons under the Building Safety Act.
JAR's level of engagement, teamwork, and support was truly exceptional throughout. They consistently went above and beyond what was required, demonstrating professionalism and expertise at every stage. Special thanks to Natalie Jarreat, Director of Building Safety, Health and Compliance, whose leadership and collaborative approach made a significant difference.
If you're looking for a property management company to handle your residential building - particularly complex or high-rise buildings - I cannot recommend JAR highly enough.

It’s very poorly managed. Save your time, money and sanity.

Our service charges is over £10k per annum for a 2-bed apartment despite having no amenities beyond a 12-hour concierge. Costs keep increasing with no clear justification.
Key issues:
- Emails ignored for months, even on formal budget questions.
- Inflated costs (electricity, M&E, staffing) with no evidence of competitive tendering.
- Lack of transparency over how suppliers are chosen or why we pay above market rates.
- Identical complaints from residents in other JAR-managed buildings — this seems systemic.
If you’re considering buying or renting in a JAR-managed development, speak to current residents first and review the service-charge history carefully.

James Andrew Residential has recently taken over managing a block I manage a flat in - it's only been a few months, but I have found them to be responsive (which is rear) and actively taking measures to bring the building back up to standard - I deal with several managing agents in my line of work and James Andrew Residential stands out - I’ve found both Joanne and Sarah a pleasure to work with…refreshing!
Have always had extremely positive dealing with JAR. From dealing with concierge services to MD’s within the company they have always been helpful and work hard to get issues solved. Special mention to Sarah Riley who has been fantastic in helping us with the property at Bezier Apartments over the years. Also a special mention to Geeta who has always been helpful, polite and will missing speaking with her in the future.

JAR managed flat properties in Tower Hamlet, London. I am one of the leaseholders, but the charge (i.e. building management fee) is extremely high comparing to the market. So a group of leaseholders join together beginning to lodge a legal proceeding of self-management against this company. This company try to rip off the leaseholder from their lease-hold property.
