I have been using LCF Residential since 2014, but unfortunately their service has gone downhill over the years. Rather than feeling they are working on your behalf, it often feels as though they are working against you.
Communication is very poor – getting hold of the case solicitor is extremely difficult. My most recent experience with them was well below average, and I would not recommend their services based on this decline.

I deeply regret trusting LCF residential to deal with our house purchase. An unbelievably bad service in my opinion. Terrible communication, unresponsive, slow, vague, verging on complete incompetence.
We were buying a vacant property with no mortgage and no chain but it still took almost 3 months, largely because of delays caused by “Blue Team”
They took several days to respond to a simple email – that is when I got any response at all – and every time I called to speak to the person dealing with our case, she was apparently either “on another line” “in training all afternoon” “in an emergency meeting” or “not in the office today”
As the buyers, we were without doubt the least informed of everybody in the whole process, due to their incompetence.
On the one occasion that I was actually put through to the solicitor in charge of our case on the phone she came across to me as extremely rude and arrogant. She offered no advice or suggestions on the best way to proceed and gave sharp, abrupt replies to my queries. Furthermore, rather than answering my queries and putting my mind at rest, said “I’ll put it on an email for you”. But true to form, that email didn’t arrive.
Obviously, buying a house is a huge, lifetime investment and an extremely stressful and difficult time for anyone. As conveyancing is their profession, I expected an efficient, speedy and reliable service where I was kept informed of progress. This was certainly not the case. Their manner was more like I was a nuisance rather than a paying customer and their lack of communication, arrogance and unprofessional attitude made the whole process even more stressful.
Please learn from my huge mistake and avoid this company at all costs.

AVOID AT ALL COSTS.

I actually thought that this company was a scam when they contacted me from an unsolicited mobile number. Since then they have proved to be totally unprofessional given that they claim to be dealing with the affairs of my late Mother. I am now in contact with the legal ombudsman as they do not respond to their own complaints procedure.

I am extremely dissatisfied with the service I received from this solicitor. When I purchased my house, they messed up my sale deeds, and now, because of their mistake, my new sale is being delayed. I’ve been waiting for the Land Registry to send the corrected deeds, and when I contacted them, I was told they were sent a week ago. Despite this, I’ve received no response or update from the solicitor. Francesca Cockcroft, in particular, is awful at getting back to you in such an important matter. This is absolutely appalling and has caused unnecessary stress. I will be taking legal action and would not recommend this firm to anyone

Can’t begin to explain how rude and disrespectful blue team was dealing with our move. They got the figures wrong by £7000 and when we tried to let them know I was met with “you don’t no what your talking about” which as a first time buyer thought they must be right. Went through the figures again called again the following day and met with laughter “I don’t no where your getting your figures from”. A couple of week later getting through to the director having to show them they was out by £7000 getting no apology and a month further delay.

Used LCF to handle the sale of our old property and purchase of a new build - Lynn Wilkinson and Lucy Woods and the rest of Team Indigo in Harrogate are the absolute “Dream Team”. Everything was handled professionally and quickly with updates at every stage. Lynn and Lucy went “above and beyond” to sort out the last minute hitch with the sale of our property. Absolutely Amazing service! Would recommend unreservedly.

I can’t not begin to Thank Lyn, Lucy and their team at the Harrogate branch. Absolutely amazing service from start to finish. Moving home can be a stressful experience but these lovely ladies take all that unnecessary stress away. They’re professional and extremely driven in getting your sale to go through as smoothly as possible. It was such a lovely change to be able to sit back and know your purchase was going through with no stone unturned but without any delay. These ladies are wonder women in the field and we are already planning on using them for another purchase. I now wouldn’t use anyone else.

We highly recommend this branch to anyone who like us is wanting to make a purchase or sale go as smoothly as possible.

We have used LCF Residential twice, for purchase and sale, and both times have been really impressed by their professionalism and friendly service.

The team, particularly Julie, Lisa and Jess, are extremely knowledgeable and work hard to explain the process and meet your timeframe. We were also really impressed by their client login page where you can easily track the progress of your case.

Their service is competitively priced and we've been so impressed at the excellent service we've received for the cost - especially when comparing our experiences to friends who've use other conveyancing services.

Just completed a property purchase during CV lockdown, all done online with the odd phone call, really smooth transaction and couldn't believe how easy it went. Well done Sarah and Julie and thank you very much.
