Sounded to good to be true and it was.
We interviewed three remote accounting firms and went with Proper.ai after speaking with another client. The sales pitch was amazing. We hoped for 80% to 90% success but it fell way short. We paid for an audit of our accounting which generated a list of items to be addressed as part of the startup but very few of the issues were ever corrected. We went through three different account managers and two customer success managers. Lots of mistakes. The worst was the entry of hundreds of payables marked as paid that were not actually paid resulting in suspended accounts and disconnected utilities. What we received was far from what was promised. We spent more hours cleaning up mistakes than we saved. Months after cancelling service we are still correcting errors.

Proper AI has been a great business partner, seamlessly becoming part of our accounting team and streamlining processes. The professionalism of the proper team and their ability to deliver quality work has opened up opportunities for our internal accountants to take on process improvement projects and expand services for their internal clients. We initially looked to Proper AI for efficiency and staffing flexibility (which they have provided!), but now we also appreciate them as an employee retention tool. I highly recommend the Proper AI team to anyone looking for staff augmentation or complete accounting process ownership.

Great sales team, horrible company. Yeah, we got tricked, which was my fault. They said all the right stuff during the sales call and I wanted to believe them so bad that I talked myself into it. BIG mistake. I could write a dissertation on our experience, but I'll just give the meat and potatoes. They are not equipped to provide bookkeeping services to anybody. Everything was a struggle from the day we started onboarding. 6 months later and we finally had to cut them off. Worse off than we were before, and spent a lot of money with them in the process. Even with the discounts they gave us for admittedly being terrible. About 2 months into it we had to have a conversation with the owner, and he flat out told us that they fired a bunch of people for not doing anything and unfortunately we had to suffer because of it. On of them was our client services manager. So they offered us a 20% discount for 3 months. I told them that paying for 80% of nothing was not acceptable and the owner said that they would come up with something more comparable. Never heard a word from him after that. We got tossed around to 3 different teams in 6 months. The one thing they did do mostly right was enter bills. Yes, the same thing that Appfolio's AI does for you. Whatever your current struggle or situation is, do not hire this company, you will be worse off. Read their other reviews. Any positive ones are either old or fake. All of the employees that we came in contact with were polite, which makes me feel bad that they work there. But not bad enough to keep paying them for a subpar service. Frauds.

Have been working with them for a couple months, the team I was assigned is amazing! Everything gets done on time, they also quickly corrected everything the previous company I was using did wrong. I am looking forward to continuing to work with them.

I have had a great experience working with the Proper team. They are very knowledgeable about AppFolio and the associated accounting system, and they have kept our workflow organized and efficient. They are responsive and have a great professional working environment that encourages learning, contribution, and growth. Overall, I highly recommend Proper to anyone considering working with them.

For anyone thinking about outsourcing accounting, Proper is well worth the money. They not only catch mistakes, but they also free up hours of my time allowing me to focus on other important responsibilities such as meeting with current and future clients. Their expertise in the property management software we use, PropertyWare, means that I can confidently send them assignments and use my own time to work on growing my business. And on more than one occasion, they have caught my mistakes and saved me hundreds of dollars that I may never have known were lost or missing. Most assignments I send to them are completed on the same day, and in our weekly video meetings, we address issues that need additional clarification that may be difficult to convey over email. They are professional, knowledgeable, responsive, and friendly.

Working with Proper has given me a whole team of people to leverage in support of my business, and faster than if I were to try hiring new employees. They’re also very responsive, making me feel like I’m their only client. You should absolutely consider working with Proper - with their support I can finally focus on working on my business, and not in it.

When it comes to property management bookkeeping and using my property management software, Appfolio, my team at Proper are true experts. They help make sure everything we’re doing is correct, and that it gets done in the most timely manner possible. If there’s an issue, they’ll usually provide solutions the same day, and if I want to talk, I can expect a call the same day or the next.

A worthy investment, Proper has gotten us to a point where things are running smoothly, which is helping ensure our current, and future success.

We’re still working on making improvements to some processes together, but I know I can trust Proper to autonomously handle all of our books and records and I’m confident that we’re building a solid foundation on which I can grow my business. If you’re an organized business owner and appreciate virtual workflows, I strongly recommend working with Proper, but just don’t take my team ;-)

Proper streamlines bookkeeping and is more valuable than hiring a physical bookkeeper.

We now have a whole own team of bookkeepers/accountants headed up by one main contact. I’m kept up to date with uber-efficient weekly calls and ramp-up processes that give me peace of mind, as well as an opportunity to provide feedback. It’s also a highly cost-effective way of reconciling several properties with the same team that knows your business and transactions.

Proper’s teamwork mentality and speed are also very impressive - booking invoices and posting for payments is done within 24 hours - sometimes less. It’s also extremely convenient that they know Appfolio. This took out the training time I was used to with previous bookkeepers.

I highly recommend working with Proper!

Proper has been a great asset, especially when it comes to handling more complex accounting issues that a standard industry accountant might struggle with. We have a dedicated, highly-responsive team that seems to be always working on our accounts. I recommend giving them a call - they’re likely less expensive and more knowledgeable than your current accounting setup.

Proper is a forward thinking company that uses artificial intelligence to the accounting work for property management companies streamlined and cost effective. They are able to customize their solution to our existing policies and procedures making adoption relatively easy.

Excellent service. I highly recommend them. No need for in-house bookkeeping. I was running a company with 600 units and only had a receptionist. I could handle overseeing them without any employees. In addition, they do all the reconciliation. Saved me a ton of money.
