This is a review of DSTs in general. I've been searching for reviews of DSTs for a while now. To find reviews or information about DSTs before and after being an investor are just about impossible. Which is not right. Also with this I and others should have considered that as a BIG RED FLAG. When investing in DSTs there is so much brokers aren't informing investors at the time of investing. The lack of liquidity at end of cycle is not relayed when investing. When I invested it was several at the same time. I was not informed that the DSTs would cycle out at different times. Or was I informed that upon my death my heirs would not inherent the DSTs funds immediately. My heirs will need to wait till the end of cycle to close out the DSTs. DSTs are said to cycle 3 to 9 years if DSTs are mortgaged. However DSTs without mortgages could go on indefinitely. Without any control to exit the DST, if investor wanted to. I personally would not want to invest in DSTs again. Now I'm stuck in the DSTs. With very limited recourse. Brokers in general will advise an investor to purchase multi DSTs to spread the risk.
There shouldn't be a risk if DST are a solid investment as mentioned. But there is risk I'm told and seen with the recently failed DSTs. With multiple DSTs an investor will not be able reinvest into other investments with strong cash in hand as when the investor invested into the DSTs. DSTs will not end of cycle at the same time. Leaving the investor with smaller returns at end of cycle, unlike when the investor purchased the DSTs. In addition I understand the fees at end of the DST cycle are so high that any appreciation could be lost at the end of cycle, leaving the investor with a possible negative return. Am I positive of this no and why because as investors we aren't fully informed of the final fees or of any fees. My input is if I had known more about DSTs before investing my choices would have been different. Thanks for allowing me to write this review. Amr and his team have been consistently prompt and professional since the beginning. Very knowledgeable, he has done additional work over and above the standard DST-related work that I needed. My situation was very complicated (closing multiple properties and buying into multiple DST's), but Amr really handled it well and helped me to meet all deadlines. When I had questions that he could not answer, he went out of his way to get answers from others in the company. I actually switched from another DST company that I had issues with. I am so happy I did. I know for a fact that the other company would not have provided the service I got with Amr at Realized. This is coming from someone who has worked in the real estate industry for 20 years and who rarely gives out compliments.

Making the 1031 property purchase was uncomplicated

I wanted to invest in IHC Reno, but all positions were taken before it hit the market. I had 2 other brokers I was dealing with, and neither could get me a position. I had talked previously to Realized about wanting that DST when it came out, and was told I had a position reserved. One of the other brokers told me he checked with IHC and I had nothing reserved, it wouldn't happen, and that I was being mis-lead. I confirmed my position with Realized and was grateful when the investment went through as promised.

I was initially attracted to Realized because they provided a list of investments they represented in a concise format AND that it included the % return for each one. Everyplace else I went, it was a complicated process to get comparative data, particularly the % return. People I talked to were also very well informed and responsive to all questions I asked.

I have also recently had a good conversation with Ed Maddox (post investment) and felt he does an excellent job of describing his journey and the pros/cons from his (investor) perspective.

I will definitely do business with Realized again.
