Robert Bell sold our house & were absolutely brilliant!
Everyone in the office were great but special mentions go to Oliver (he kept me sane) Richard & Holly.
The service, updates & fees, well everything was great.

We contacted this agency when we were looking for a house in Lincolnshire. The female employee on the phone was rude and arrogant which made us not want to have anything to do with them anymore.

We had our vacant property listed with Robert Bell for just over a year and were extremely disappointed with the service. Although there were numerous viewings, we were shocked to discover—during a visit to tidy the garden—that one of their agents was falsely telling prospective buyers that the front door was broken and guiding them through the utility entrance instead. This was simply untrue, and we had to demonstrate that the door worked perfectly. We later learned this had been happening for months, which likely discouraged several potential buyers.

We also requested additional and more up-to-date photos of the property, including a clearer image of the front of the house. We were told this would be done, yet it never happened. When we followed up, we were told “less is more” when it comes to listing photos—an excuse that felt dismissive and unprofessional.

Eventually, we switched to a different agency and were amazed by the improvement in communication and overall service. In our experience, the staff at Robert Bell were unhelpful, dismissive, and at times outright rude. I would strongly advise against using them for sales. However their lettings team are outstanding.

I would highly recommen Robert Bells at Woodhall Spa for selling your house. Being a pensioner I have used several estate agents over many years and I can say with resounding conviction that Bells are by far the best. In particular communication was exemplary both in the speed of responses and the clear and pertinent content. In particular I would like to thank Sue and Nicola who worked tirelessly until final completion today.

Completed the sale of my house yesterday.
From initial valuation, photography, producing the highest quality brochures, communication with the team, the overall service has been the best.
I have sold many houses over the last few years, and cannot fault the team at Robert Bell, Lincoln.
Special mention to Oliver, who went above and beyond, nothing too much trouble. I would highly recommend the personalised service received.

Currently rent a property through Robert bell horncastle. We have had a bedroom ceiling collapse and smelly water and mold coming through. My teenage daughter was using the room but had to move her out to share with her brother. It has been in this unusable state for nearly 3 years, multiple emails have been sent and phone calls about getting it repaired but still not heard anything, my emails are now being ignored. Next step is citizens advice. I would never recommend this company or ever use them again.

3 bed property advertised as 4 bed (downstairs room 'reclassified') at 'guide price'; was told "we can't value it accurately". Spent £2k on survey and valuation from competent firm which showed value £50 - 75k lower than advertised. They lost interest when I went back to them. Total waste of time and cash. Wholly lack professionalism and competence.
