Scam, scam, scam
They sweet talk you to sign two year agreement but they look for short term tenants so they can charge the owners tenants replacement fee and if they can not find new tenants, they still charge the monthly management fee, also, beware, that they do not return your last month rent, they keep it to deducts the managment fee even the place stays vacant, do not trust these people when they say they manage over billion dollars in investment, that is the owners properties and owners money, not sure even if they own an office.

Google for other property management companies that are honest and really care the owners and tenants.

Also read the reviews posted by actual owners and tenants in Reddit and other sites,
Expect a twice a year maintenance charges for unsuthorized inspections at a high cost just to make extra money, despite asking them not to do it, they will not return your calls or reply to your e mails, the minute you sign the agreement, all communications will stop,

They make you to believe that they have tenants ready to move in, just a big lie, my place, after the tenant moved out after a year has been vacant for four months now, they charge me monthly management fee and I can not retain a different PM as I have signed two year agreement.

Stay away and never retain them to look after your properties, all, they care is their pocket.

I have contacted my account manager, the general managers without any response from either of them, as I was frustrated because of the lack of communications, I contacted Nathen, the owner of RY, he responded to my email that they keep the last month as a retainer in order to.deduct the monthly management fee despite the property being vacant as they can not find tenants.

I would stay from these people at any cost, at the end with all extra charges and maintenance fee which they never perform, just to invoice you, you better off not to call them even for information

Had a great viewing today with Nathan

Had a great viewing today with Nathan, me and my partner have been searching for a new place to call home in Scarborough and today we viewed some really nice places, fingers crossed we can snag a new place to call home, will definitely be in contact with our new leasing agent Nathan.

Terrible Property Management Compony

I’m sorry to say that I had a terrible experience with this company.
I hired them to list my property for rent, and while they did place a tenant, the process felt rushed and disorganized. They also charged me fees that were completely unjustified — including tax on one month’s rent.
Initially, I was planning to let them handle the property management as well, but I quickly changed my mind. Every time I called, a different person answered, and the interactions didn’t feel professional or local — it seemed like their calls were handled by an overseas call centre.

I emailed their accounting department to clarify several discrepancies in their calculations, but never received a response. When I called again, the call centre said they couldn’t connect me to the accounting team. I left a message, waited a week, and still heard nothing back. Each time I followed up, I had to repeat the entire issue all over again.

Overall, this company has proven to be unprofessional, disorganized, and unresponsive. I found them greedy, talkative, and dishonest. I strongly advise others to stay away from this company.

My property was listed with them for…

My property was listed with them for approximately 3.5 months, during which they conducted only a few unsuccessful showings. After this period, I terminated their services. They are now charging me a full year of management fees, as well as a one-month tenant placement fee, even though they neither placed a tenant nor provided any management services. They made promises such as we have a long list of screened tenants ready to move in. Don’t fall for their empty promises.

Absolutely terrible experience with…

Absolutely terrible experience with York Property Management. This company is a complete scam. From March 23 to April 27, not a single showing was scheduled for my rental unit. They completely ignored my messages and showed zero professionalism. Even after the contract ended, they refused to return my keys, constantly giving excuses and delaying. When I finally had enough and declined their last-minute request for a viewing, they tried to intimidate me with a legal notice. Sony Kumar was especially rude, unprofessional, and used threats to pressure me. York Property Management is dishonest, unethical, and only adds stress to an already difficult situation. I strongly warn others to stay far away from this company.

Demanded $3,671 for services never delivered

Based on my experience, this company operates in a manner that feels deeply unethical and borders on a scam. I signed a listing agreement for my property with Royal York Property Management in March 2025 and promptly provided all access details and required documentation. Despite multiple follow-ups, they never listed the property, never installed a lockbox, and did not carry out the basic services promised.

Then, without any prior warning or clarification, they unilaterally placed my agreement “on hold” and later issued a legal notice demanding $3,671.37 — for services that were never rendered. I was never informed that fees were being accrued, nor given any chance to address alleged issues.

I have formally disputed the charge and submitted detailed documentation proving my full cooperation. I also retain clear records of emails, messages, and call logs that support my position. To date, they have refused to provide an itemized breakdown or any justification for their claim. I have asked for proof multiple times and received only generic replies that ignore the facts and documentation I submitted.

In my opinion, Royal York’s handling of this matter appears to be an attempt to pressure or intimidate clients into paying unjustified charges. I have filed a complaint with the Better Business Bureau and am evaluating further action through Ontario’s consumer protection channels. I strongly caution others to proceed with care before signing any agreement with this company.

I never encountered such deceptive business

I never encountered such outrightly deceptive business in my life. Be aware of their agreement section 3.04, 5.06. Their contract term is used to trap you down. Why say so? Because if you are aware of the terms, you wouldn't sign the contract. To make you sign the contract, they have to mislead, deceive. It is just that simple!
There are sufficient online complaints to serve as evidence of their deceptive business practice.

RYPM SCAMS PEOPLE OUT OF MONEY! STAY AWAY!

This company isn't worth any stars, they are so corrupt in their practices. They tell you one thing than do another. I was asked for a deposit, which I know is not heard of here in Canada anymore. First and last is paid at the signing of the lease and key release. No monies should be exchanged before the acceptance and the lease come forward. Being a single mom who really needed a place to live, I confirmed more than once with Otil/Olti(?) that it would be refunded which he told me over the phone verbally that it would be. That never happened of course and I didn't like the place he was trying to scam me for, it was way too small for myself, 4 kids and 2 dogs. After I explained this and kindly asked for my refund back so I could move on I was harrassed and bombarded by Laurent, Ella and Otil/Olti to "sign the lease" which they kept spamming my email with even after I repeatedly said no and even after the company made us homeless by changing our move in date twice on me. Not only do they still have my $2100 deposit they are still refusing to return, I am out motel fees and additional extraordinary costs from then to present day. I am effectively still homeless with my children/pets and this company is still refusing to return my deposit to me so I can try to offer it to someone else to get a place of our own. I will be contacting legal aid as per the tribunal recommendation and I would advise everyone to stay away from RYPM as they are the biggest canadian rental company SCAMMERS with no respect for people at all. THIS COMPANY SCAMS PEOPLE OUT OF MONEY THEN RUNS! NATHAN LEVINSON IS A DISHONEST BUSINESS MAN WITH NO RESPECT FOR HUMAN JUST TO STEAL FROM THEM! HES A FOOL IN A CHEAP SUIT. See you in court!

⚠️ Warning to Potential Landlords
Make sure you carefully read the Showing Authorization Form (SAF) before signing, especially Section 3.04. It states: "If the Offer to Lease is within 5% of the Listing Price, the Owner is liable for fees, even if the Offer is rejected." Essentially, you could be charged their full fee for refusing an Offer to Lease.

This critical detail wasn’t explained to me before I signed, and I ended up being charged $149 + 1 month’s rent + HST. If you sign the SAF, be sure to terminate it the same day if you change your mind. Otherwise, like me, you could be pursued for fees by their legal department.

While I can’t speak to the overall quality of Royal York Property Management's services, the fact that they tried to charge me a fee (totaling $149 + 1 month's rent + HST) for terminating the SAF on the same day really makes me question their business practices. I have also filed a complaint with Consumer Protection Ontario.
