Horrific experience with Settio from the start. Final straw being no deposit return for over 2 months after leaving property. Impossible to get anywhere with it as they won’t return my call or email back and haven’t done for over 1 month. Utterly unacceptable - save yourself the hassle and avoid at all costs

I would like to express my sincere appreciation for Zainab Khan's dedication and professionalism as my property manager.

As an overseas landlord, I have been dealing with a prolonged and difficult billing dispute caused by the negligence of the PM Team. Although the matter remains unresolved and is still being actively pursued, Zainab has been tirelessly representing me throughout this challenging process. She has consistently engaged with both the uncooperative PM Team and their lawyers, pushing forward with patience and persistence despite the complexity.

Her commitment and proactive efforts have not gone unnoticed, and I am truly grateful for her hard work.

Josh was our first property manager, very professional, always contactable and helped resolve a council tax problem. More recently Yasmine Mariucci has taken over managing our property. She provided an exceptional service, a very quick turn around in tenants keeping us fully updated along the way replying promptly to emails. Overall the Settio property management team have provided us with an exceptional and professional service.

We are very satisfied with the services of Sharon Antwi in relation to the references obtained for our new tenant of our Elizabeth Tower flat. We were particularly happy with the speed and clarity in responding to our queries.

Holly has been really helpful during the move in process, is very responsive and solved maintenance issues very quickly!

A big thank you to Holly for her help throughout the process. Managing a property from overseas can sometimes be stressful, but she was patient, helpful and kept me updated along the way.

I think it’s the people and the little details that really shape the experience, and I appreciated Holly’s clear communication, follow-through, and the thorough inventory report with photos. It made the process feel more transparent and properly handled. Overall, a truly positive experience and I’m grateful for her support.

The agents and lettings consultants are extremely rude and completely unprofessional. I am very disappointed with this agency. I have never experienced such a lack of professionalism—from the moment we viewed the flat, through the rental process, and also after moving in. There is absolutely no follow-up whatsoever.

They do not reply to emails or resolve issues unless you chase them repeatedly and send multiple messages. Even then, responses are slow or nonexistent. It is very clear that they only listen to and protect the landlord. As a tenant, all of your needs, questions, and reasonable requests are simply ignored.

I do not recommend this agency at all. I genuinely regret renting a flat through them and wish I had stayed with my previous agency. This has been a very frustrating and disappointing experience. Do not rent with them!

Having worked with several different property management agencies over the years, I can honestly say that Settio’s service is head and shoulders above the rest.

Their communication is excellent, the team is responsive and proactive, and any issues are dealt with quickly and professionally. Most recently, a tenant changeover was handled with an absolute minimum of fuss from my perspective, which was a huge relief.

One of the things I particularly value is their fee structure, which makes tenant changeovers far less stressful and costly than with many other agencies I’ve worked with.

The combination of great communication, efficient service, and a genuinely client-focused approach makes them stand out in a crowded market. I can’t recommend Settio highly enough.

The agent Sophia in Birmingham branch is very professional, friendly and patient. She support me very quickly and sort out all my paperwork efficiently, which makes my move in process so smooth. We are very satisfied and love to have a long term contract with Settio.
