BASICALLY A SCAM ... THIS IS THE EMAIL RESPONSE ADDRESS AFTER HARRASING ME FOR 2 YEARS TELLING ME I HAVE UNCLAIMED DISTRIBUTION {regarding your unredeemed distribution issued pursuant to the Court-approved Chapter 11 Plan of Celsius Network LLC.}
I recently had a 40-minute call with Hank from Pace Morby’s SubTo group to learn more about joining their creative finance program. I was genuinely excited about the opportunity — I’ve admired Pace’s mission of helping homeowners through strategies like subject-to and seller financing for a while.
However, the call left me feeling disappointed. The representative explained that the program costs around $10,000, with their best option being a payment plan. I asked if they would consider a more “creative” arrangement — for instance, allowing me to pay $12,000 after closing my first deal or two. I thought this was a fair and fitting proposal, considering that creative finance is exactly what the program teaches.
Instead of having an open or thoughtful discussion, the representative became dismissive and even insulting. He said things like I was “thinking backwards,” “trying to get a free ride,” and “being ridiculous” for suggesting a creative finance deal. He even told me I was being “foolish.”
I tried to keep the conversation respectful and calm. I mentioned that I understood his approach — I read Chris Voss’s Never Split the Difference years ago and recognized he might have been attempting an “accusation audit.” Still, rather than addressing my objections or engaging in dialogue, he relied on put-downs. About 35 minutes in, I asked him to please stop the personal comments.
Throughout the call, I stayed polite and positive. I even ended by telling him I’d pray for him, his family, and his mother April. But I left feeling disheartened by how I was spoken to.
I shared that my own company is Christ-centered and that I’d recently done missionary work over the summer — part of why I connected with Pace’s message in the first place. I asked Hank if, out of kindness, he could relay my message to someone else on the team or to Mr. Morby himself. He flatly refused, saying, “Absolutely not — I don’t want to ruin your reputation.” I told him I hold no pride before the Lord and that I would pray for him when the call ended. He laughed a bit and sarcastically said he’d pray for me too.
Despite the experience, I still have respect for Pace Morby and what he’s built. My hope is simply that the team reflects on how they treat potential students — many of whom call in with genuine passion and a desire to learn, not to be judged. A little empathy can make a huge difference.
I’m grateful this door closed, because I trust that God will open an even better one ahead.

When I first joined the community I had a great experience until about a year in everything changed. By a year in I knew a lot more people many stories of Pace manipulating people, talking down to people and abusing power. He has single handedly destroyed “leaders” businesses because he teaches them to promote themselves then doesn’t like them promoting themselves.
He says he lives by the book “Go Giver” but lives by the most manipulative book I have ever read “48 Laws of Power”.
Listen to his live videos he spends a lot of time targeting people and tearing them down verbally and calling everyone knuckleheads.
The community is very church or cult like if you are not worshipping Pace you will be punished.
The worst part is people have lost millions and millions of dollars to scammers and fraud. It is all covered up and people are silenced if they speak out people had to create a scam group to actually talk to each other about who needed to be identified. This is happening out there in the world scams etc but the problem is in the community Pace gets people over excited “horny for deals” was his description they are told to fail forward, just take action and squad up with people in the community, because the community is safe this causes brand new people to get overly excited have no idea what they are doing and give “leaders” and people money who are in two cases I personally witnessed millions of dollars and according to the testimonials there are hundreds of them in the private scam groups there is millions more I never personally saw.
On one hand there are parts of this community changing lives but on the other hand destroying lives causing people to loose their entire life savings. Be CAREFUL. Not to mention you will be solicited over and over again to spend thousands on new programs, funds and events. Most people can’t afford it and over extend themselves anyway.
I do not recommend this community many people have gotten their entire identity wrapped up in it and it is just not healthy. Pace will eventually have all of this catch up to him I believe in the legal sense it’s only a matter of time, I have had my securities attorneys tell me some of the things I was taught by Pace are illegal.
I suggest looking in the Bigger Pockets threads there was one up with a group of people seeking to file with the DA based on the practices happening in the Gator method. Usury laws and securities laws are not being followed by students I believe largely due to the education.

1 month into the mentorship, enjoying my experience so far. Setting myself up to make some moves this year and feel I have the support I need from these guys. Support could be a little bit better compared to other mentorships I'm in currently but honestly, not too bad either.

I am deeply disappointed with my experience involving Pace Morby affiliate Gator Method program and its use of WHOP.com for enrollment. I never accessed the enrollment link, NEVER visited WHOP.com, and NEVER signed the agreement sent via PandaDoc. Yet, I was somehow enrolled and charged nearly $3,000 through Affirm without my consent. This transaction occurred on Jan 6, 2025.
The Gator Team insists I enrolled myself—despite NEVER receiving, accessing or clicking the link and NEVER created a user account and NEVER authenticated. Shockingly, the link was sent via text from a phone number (602-353-7736) that, according to online sources, is not publicly tied to Gator Method or WHOP.com and linked to scam reports.
All key conversations took place via email, so why was such a critical step—like signing up—done through an obscure text message from an unverified number? It raises serious concerns about transparency and accountability.
I have made multiple requests for proof that I accessed the site, completed the transaction, or consented to the terms—but have received NO verifiable metadata or evidence, only vague timelines. I’ve escalated this issue with Affirm and have contacted my local authorities to file a report.
Consumers deserve honesty and full disclosure, especially when it involves high-ticket programs and financing. My trust has been violated, and I strongly urge others to be cautious before doing business with this company.

I have sent a few NFT's from my Kraken account to Subwallet and they have never shown up on my account. The customer support was absolutely useless and ignored me after few emails without any explanation. They don't reply to me emails anymore. My NFT's are gone I believe.Highly not recommended services!!!

Pace knows what he is talking about and there is a HUGE face book group that fallows him. These are good things. The bad part for me was when I joined I thought there was going to be more help. On one of the "family calls" Pace calls it. I posted I'm still trying to get my first deal. Pace saw the post and called.my name out and said he didn't want to hear that. He continued by saying there are plenty of deals on here right now. The course cost me over 8 grand. Needless to say I was passed! I know other people have made life changing money but due to his unfortunate behavior I can't support him. I'm not saying the program isn't worth it but if you have a hard time grasping the info this course might not be the one for you. Thanks for reading.

After spending a year in this so-called "community," believing I could actually make a meaningful income, I’ve decided to cut my losses ($10,000 mentorship + $5000 in software + a year of my life wasted) and move on. I’ll give them credit for their marketing—it’s impressive—but beyond that, the entire operation, including Pace himself, feels like a well-orchestrated scam. People are drained of their time and money, yet the course, mentorship, and community fall far short of delivering on their promises.
Even after quitting my job and committing to this full-time, taking every action required, the mentorship failed to provide the guidance or support necessary to close real deals. It’s been an incredibly disappointing experience. The "community" is also completely dysfunctional—15,000+ people, most of whom have never done a single deal and have no idea what they’re doing, yet we’re expected to rely on them as a primary resource for answers. It’s an absolute mess.
As for Pace, his behavior over the years has become increasingly arrogant, condescending, and off-putting. He insults students on Zoom, talks down to people, boasts incessantly, and displays an alarming lack of professionalism and class.
Save yourself the time, money, and frustration—stay far away from this program. It’s misleading, exploitative, and an all-around waste of resources.

Just had a sales call with them , and wow—it was a disaster. He was 14 minutes late, didn’t apologize, and even burped in the God dam phone without saying “excuse me.” Every question I asked got a two-word answer, and he sounded annoyed the whole time, like I was bothering him. Felt like I was talking to a cashier at Target, not a professional rep.
If this is the sales call, how good is the program?

I requested a refund 8 days after signing the contract, but it was denied. According to the contract I signed, refunds are only available within 3 days of signing. This detail was not mentioned to me during the registration process by the representative.
After I requested the refund, he called and advised me to carefully read the contract before signing. While he's absolutely right, I wasn’t informed of this key point beforehand.
