TES helped me obtain a county court judgment against non-paying tenants, and secured a date for the bailiff eviction. The bailiff failed to appear, which obviously was not TES's fault. (They had to deal with Clerkenwell and Shoreditch Court, one of the worst in the country) Holly did manage to secure a new date for the bailiffs to attend at the end of next month. All in all I am very pleased with TES, as I said it is not their fault that the court in question is so hopeless.

A complete waste of time and money they take your money and don't communicate. I've had to pay there fees twice and they haven't delivered on there promise. BE AWARE they just want to take your money. They take no ownership on the case they paid the court the wrong fees and told me that it was under control. I will be taking this matter to the Ombudsman if I don't get my money back. They have no consideration for people's money and will only deal with you once payment has been made after that they forget about you.

I have been very pleased and satisfied with the services this company provided me. I needed a section 8 drafting and sending to tenant, following this needing to go to court for possession of the property, which was granted.

I deliberately waited until after the court hearing to write this, so that I could fully assess the outcome of what has been, without exaggeration, an extremely frustrating and unacceptable 12-month experience.
To be clear, the reason the possession claim proceeded to a hearing was due to your error in entering the EPC issue date as 2016, when it was in fact issued in 2018. This is not a minor administrative discrepancy - it directly undermined the validity of the claim and prompted the judge to question the timeline. I have since had this reviewed by the solicitor I instructed, who has explicitly confirmed that the matter progressed to a hearing as a direct result of this error. When I raised this with you back in February this year, your response was evasive, overly technical, and failed to acknowledge the mistake. Errors can happen; however, your refusal to take accountability and your attempt to deflect responsibility onto the courts is wholly unprofessional - particularly when the discrepancy has been formally recorded.
Following this, you asked me to provide supporting evidence so that your legal team could draft a witness statement. I provided this promptly. Despite this, and despite subsequent follow-ups from me, you failed to respond completely. This level of inaction is completely unacceptable, particularly given the time-sensitive nature of possession proceedings.
As a direct result of your lack of action, I was forced to instruct a separate solicitor to take over the matter, prepare the necessary documentation, and attend the hearing. This has cost me an additional £1,000 on top of the fees already paid to you for a service you failed to deliver.
Your consistent failure to respond to emails and calls throughout this process has been both unprofessional and discourteous. At multiple points, communication simply ceased after you confirmed you had everything required. These periods of silence were later followed by explanations that my estate agent was not responding to you, preventing progress. I do not accept this as a valid justification. In my own dealings with them, responses have always been prompt and efficient.
Most concerning was your call last week, during which you incorrectly stated that the possession claim had been successful - despite the hearing not yet having taken place. You further referred to an entirely different tenant name and claimed you would send follow-up details, which never materialised. This misinformation prompted me to contact the court directly, where I confirmed that no possession order had been granted and that the only update on record was the scheduled hearing date.
This sequence of events demonstrates a pattern of incompetence, lack of attention to detail, and a complete breakdown in communication. The cumulative effect has been unnecessary stress, avoidable delays, and additional financial cost.
Given the above, I am formally requesting a full refund of all fees paid to you. The service provided has fallen significantly below any reasonable professional standard, and I have ultimately had to pay again for the same service to be carried out correctly.
I expect a prompt response addressing this matter and confirming how you intend to proceed with the refund.
Communication has become a one-way street since I requested a refund.
We instructed them for a S8 eviction on their "No Win No Fee / Guaranteed Eviction or Full Refund" package. Holly was incredibly communicative and helpful before agreeing to the package. We decided to proceed and paid in full for the guaranteed service. However, 5 days later, we notified them that the tenant had vacated, so their services/court was no longer required.
We approached them for a refund. After two weeks of constant nudging and being told "it’s getting sorted," we finally received 1/3 of the money back. We assume the other 2/3 is because the court bundles were apparently finalised and signed off within those 5 days.
Despite this, they have failed to provide these "bundles" or even a basic invoice. If the work was finished, why can’t we see it? We've paid 2/3 and it's not even submitted/gone to court?
Our advice to anyone is to be very careful. We can't give our experience for a case that has actually gone to court. But it is clear that this company is all over you when they want your business, but as soon as the instruction ends or a refund is due, they become hard to contact. If you are considering using them, make sure you get their refund policy in writing specifically for cases where a tenant vacates before court.
We are still waiting for the invoices/credit note we requested and the proof of work that justifies keeping the majority of our fee.

Failed eviction, no responsibility taken, court case lost but they have ignored the judgement.
There were many delays and lots of chasing up required. Ultimately, the eviction attempt failed due to an incorrectly submitted accelerated property possession form.
When I raised this with the company, they took quite a bit of time to investigate. They concluded that they had done nothing wrong and that information given to them is the client's responsibility, implying they are just a glorified form filler. Holly got very defensive and stopped communication, with John getting involved.
When asked for the investigation findings, they could only provide the form. They offered £450, half the amount, but emphasized it was not any admission of error on their part.
As they wouldn't provide proper evidence that it was our fault, and as they stopped replying (including ignoring a subject access request), I raised a court claim.
Holly or any representative did not turn up to the hearing the and judge awarded in our favour.
However, they have ignored the judgement.
Additionally, Holly makes out like it's a big team of people but it's only a company of 3 people at most (hence why everyone deals with Holly) and they don't actually have a legal team.
