Best way to buy property — smooth, transparent and brilliantly supported
I'd never bought at auction before and, if I'm honest, the whole idea felt a little intimidating at first. A friend suggested I try Under the Hammer and I'm so glad I did. From browsing listings to placing my bid, the entire experience was clear, straightforward and far less stressful than any conventional property purchase I've been through.
Everything I needed was available upfront — full legal packs, transparent pricing, no nasty surprises tucked away in the small print. The online platform is easy to navigate and the auctions run like clockwork. The moment my bid was accepted, the sale was legally binding, which meant no gazumping, no chain collapses, no agonising weeks of uncertainty. Just a clean, committed transaction.
What really set the experience apart, though, was Dan Flemings. As a first-time auction buyer I had plenty of questions — probably more than most — and Dan answered every single one with patience and genuine expertise. He walked me through how the process worked, made sure I felt confident before bidding, and stayed on hand throughout to make sure nothing fell through the cracks. He never made me feel rushed or out of my depth, and his knowledge of the platform and the market was reassuring at every turn.

Jodeane is the ultimate professional
Jodeane was diligent, professional and efficient with correspondence and her knowledge of the business is second to none, considering it was my first time purchasing an auction property I had been suffering from analysis paralysis for quite some time before biting the bullet but Jodeane quickly made me feel at ease with the whole process.
I look forward to working with her soon on future purchases.

Very concerning experience as a first-time buyer.
In my experience, I felt under significant pressure to proceed quickly and was not provided with a clear or transparent explanation of the full financial implications at the point of reservation. Additional costs were not properly explained to me, and I was not made aware of further fees beyond the initial payment.
When I raised concerns, I made genuine attempts to resolve the matter fairly, including offering a reasonable compromise. Despite this, my complaint was rejected and no meaningful resolution was offered.
This process has been extremely stressful and, in my view, demonstrates a lack of transparency and care towards buyers.
I would strongly urge anyone considering using this company to proceed with extreme caution, ensure you fully understand all costs, and seek independent legal advice before committing.
I am now taking this matter further through formal channels, as I do not believe others should have to go through a similar experience.

Dom and Dan were great up to and during the bid process. Dom went over and beyond in providing information and clarifying queries that I had. During the bidding process, Dan also contacted me to make sure that I had all the information on hand to make an informed decision on making the bid. I am so very grateful to Dom in particular, as he was consistently available to answer my umpteen questions. Thank you Dom and Dan. Disgusting service
Had a viewing booked at a property today. I arrived on time but nobody from this agency turned up. No phone call or email. Total waste of my precious time and effort. Disgusting customer service.

To clarify, all fees are clearly outlined within the contract documentation contained in the legal pack, which is made available to all prospective buyers prior to bidding. In auction transactions, the seller may pass certain fees to the buyer, and any such fees are set out within the contract by the seller’s solicitor, not Under The Hammer.
We strongly encourage all bidders to review the legal pack in full and seek independent legal advice if they are unsure about any aspect of the documentation. Under The Hammer does not provide legal advice, but we aim to ensure all relevant information is made available so that buyers can make informed decisions before placing a bid.

Reece and Jodeane were really amazing…
Reece and Jodeane were really amazing throughout the process. I had a good experience from start to finish, and they were both supportive and responsive at every stage. Dan was also very encouraging towards the end of the auction, which I really appreciated.
The only issue I was not happy with was that my starting bid was reduced to £20,000 on the day of the auction instead of the agreed £29,000. While the property ultimately sold and I broke even, I believe I could have made a profit if the original starting price had been maintained.
Overall, it was a pleasure working with Jodeane, Reece and the team, and I appreciate their efforts and professionalism.

Under the hammer were great from start to the finish of the process, in particular Emily Broadhurst, who was always helpful, responded in good time, and even got the keys sent to me so i didnt have to pick them up. I will be back to U.T.H in the future, for hopefully, more bargain properties!

Careful of small print!
Viewed a property with them - looked cheap and guided competitively however when reading the legal pack they wanted almost as much as property was guided at for their auction buyers premium and vendor costs (legal and agent). Total of £12,600!!
What they are doing may not be illegal or a scam as such but it is at very least disingenuous - let buyers beware

We understand that reviewing the legal pack may have been unexpected and appreciate you raising your concerns. At Under The Hammer, we aim to present properties as transparently as possible, and the auction guide price reflects the seller’s expectation of where bidding may start rather than the final sale price.
As is standard with modern method auctions, certain fees may apply to the buyer and these are clearly detailed within the legal pack and auction terms so that prospective bidders can review them in full before choosing to participate. We always encourage buyers to carefully read these documents and seek independent advice where required prior to bidding.
We appreciate that auctions may not be suitable for every buyer, but they do provide a fast and transparent method of sale for many vendors and purchasers.

They didn’t even bother to show up for the viewing!
Booked a viewing for a property (about a hour away from where I live) listed by this company. This was an open viewing (subject to booking) so several people showed up. No one from Under The Hammer showed up for the viewing. One of the other potential buyers managed to get through to someone who informed him that it had been rescheduled for a different day. No phone calls or emails to let anyone know. I called and left a message but have not heard anything 48 hours later. If this is their level of customer service, I will not be spending my money with them.
