Reading the other reviews makes me sick…
Reading the other reviews makes me sick to my stomach. All of them (bar one, which was written in the early days of their contract) report the same issues: overcharging, charging for services not delivered, shambolic accounting, basically treating their clients with contempt. Avoid like the plague!
Fraudulent... Contract only if you want to lose your money
Blocsphere Property Management has withdrawn funds from our bank account for two years running without providing any tangible services. Each transaction was labelled as a payment to Blocsphere, yet the only documentation provided were photographs of bank statements or transactions list rather than authentic documents, they refuse to provide contractor invoices etc. Despite ongoing complaints and escalations over this period, no resolution or services were delivered and the landlords ignored all complaints and now are facing legal action.
The situation escalated to us filing a claim to the First Tier Tribunal, where the Managing Director, Ashley Davies, failed to appear as a witness yesterday while the landlords cried crocodile tears yet ignored all our complaints and warnings about lack of services and lack of financial transparency. Additionally, he quoted an exorbitant daily charge of over £3,000 to attend court. Mr. Davies is now being summoned by HM Court Service to appear to answer the courts and our questions and due to lack of financial documentation and transparency so we now wait to see next steps and outcome.
This experience serves as a cautionary tale for landlords considering contracting with Blocsphere and leaseholder paying service charges to these thieves. The blind trusting collaboration between Blocsphere and our landlords resulted in severe financial losses for leaseholders, which will now lead to multiple impending court cases for our landlords and Blocsphere.
It is advisable to exercise extreme caution and thoroughly investigate before engaging with this company. And anyone contracting with them now, strongly advise you to find another agent immediately whether as a client or a contractor!
Abmissal inept company and staff
Blocsphere are employed to act for us as an RTM company of which I am Director, our end of year accounts were received 10 months late!! There is zero communication!! Chase letters sent when they have received payment, Illegal payments and charges made against our service charge budget without sign off. The staff are rude, we have lost contractors due to none payment of their invoices with the RTM company being threatened with legal action…. Constant delays on major works with excuses and lies told over and over…. You are lucky if your property manager emails you once a year. Quite funny that they have now employed a customer relationship manager who is just as useless as the rest of the staff!!! They have not got a clue. AVOID AVOID AVOID!!!
Avoid at all costs!
Were fine at start of tenancy but blamed us for problems caused by no building maintence and the landlord not following building regs. At the end of tenancy we found out that they hadn't put our deposit in a deposit scheme. Avoid at all costs.
Beyond useless
Beyond useless. Didn’t recieve any service. My flat has had an issue complained about over 18 months ago. They of course waited for a new management company to take over. They can’t even add a registration plate to a car parking company yet confirmed they had. Can’t even get the accounts correct so you have to chase them and prove to them you’ve paid the correct bill. They con you by sending letters and not e-mails like any other company so if you’re away for work like in my case you can rack up 1000s in bills. Had a parent get pneumonia due to the black mold in my flat. Blocsphere are incompetent and useless in every way possible. I even complained to them and no response so will be taking the matter further.
Everyone at our properlty says the same. Beyond disgraceful
Yet another fraudulent invoice received…
Yet another fraudulent invoice received from this company for the last period claiming late fees, despite this being settled on time !!! No employee will help you over phone and countless emails go unanswered. I will now be reporting to the local housing service ombudsman.
Segregation in the block
In my block we are segregated due to wether you are social or private housing. Social housing tenants use a side entrance, we are not allowed in the front door or access to the concierge. On the floor I live the fire door is locked and there is only a door release button on the private housing side of the door. For some reason they don’t want social housing tenants access to the emergency release button on the fire door. I have emailed to no avail. I am sure this may be illegal and if not it’s morally dubious. So segregation is how they run this block. It’s disgusting and offensive to seperate tenants on the grounds of money. It’s also wrong to have a concierge that only serves the private tenants. We all live in the same block yet some of us are only allowed limited access to the building in which we reside.
Appalling company
Appalling company. The Managers couldn’t care less, the property managers are so over worked they literally can’t perform the service they should. Lies upon lies are regularly told by Directors, Accounts department and everyone in between.
Note the owner used to work for webuyanycar.com. Says it all really. Steer clear.
Terrible customer service
Terrible customer service. No accountability or apologies for the countless errors that have been made on their end with my account.
This has now happened three times since January, and i have had to call them each time to sort it out. Each time, I paid my bill via their website because they don’t let you set up a direct debit. They did not record these payments on my account and sent threatening letters to me saying I owed late payment fees and suggesting bailiffs would show up at my door. Even if my payment has been late which it was not, they should send a warning letter before threatening you with debt collectors. Imagine paying your bills on time and receiving letters like this? I've never seen anything close to this level of incompetence from another company.
I shouldn’t have to take time out of day to call them and show them they've made these errors. When I do they just shrug it off and say its a problem with WorldPay. If WorldPay is that bad then they should switch to a payment platform that works, and not harass hardworking people for money they have already paid. I am seriously considering reporting their behaviour to the housing ombudsman.

Little respect or understanding when dealing with a sensitive situation.
Our mother passed away a year ago having lived in her apartment that was managed by Blocsphere, and we were the temporary beneficiaries whilst we were selling the apartment. There was NEVER any attempt to communicate important bits of the original contract which was not something obviously that we had signed in to as the actual ‘owners’ of the property as such. There was a ‘late’ payment penalty of 30£ applied to every month, and rather than at least politely remind us after 1 month (let alone bring it to our attention once we unwittingly had interim responsibility for the contract), they just let it gather without a heads up. We suggested that we would pay the monthly management fee as a whole once the property was sold, and that seemed to be ok with them. Not once was it mentioned that each month would incur a late payment fee, which once the property was sold, added up to 210£. When this was queried we were met with cold replies suggesting we should have read the contract. I would certainly understand if we had been fully aware of the ‘rules’ from the outset, and it really almost felt as if the reoccurring ‘fine’ was left to accumulate on purpose to generate extra revenue. But with this genuine heart felt honest review, you may wish to wisely avoid this insensitive and unprofessional outfit like the bubonic plague. We deserved better, and didn’t receive it. Keep the money, I hope it was worth it. Our business with you is complete…
Help with cladding and general lease questions
I contacted Blocsphere to find out about a property in one of their developments which was being sold. The estate agent dealing with this property was either unable or too lazy to answer any of my questions. As a result, I contacted Blocsphere and was directed to Bella Scott who was brilliant. She came straight back to me with very comprehensive answers which really helped. In addition to her excellent customer service, she was friendly and professional. Based on the experience of dealing with Bella, I would definitely recommend this company.

Blocsphere are a company that provides a service that allows customers to feel comfortable and confident. Furthermore, Blocsphere are excellent at trying to resolve any issues the customer may face.

Absolute waste of time and money
Absolute waste of time and money. The property is in a complete state as Blocsphere haven’t managed to action the most simple works for the last four months at least. Extremely disappointing service. Please note that all the negative reviews they receive are GENUINE, and don’t believe them when they say these are posted by their competitors who are trying to damage their reputation…
*EDIT in reply to the comment below: I’ve been making you aware of my concerns for months with no action taken from you. We simply cannot afford to pay the service charge until at least some issues have been resolved and key works have been booked. It’s quite frustrating to see that you spend time to defend yourself on Trustpilot rather than focus on the outstanding tasks with us…

Terrible
0 Stars if it was possible. Terrible, abysmal service and company. We moved into a property which was managed by Blocsphere last year and were quickly brought up to speed on all the problems our neighbours were having with them. Blocsphere were unable to explain where service charges had been spent and threatened us with legal action when we tried to leave. We have subsequently left (thank goodness) but only after having to pay our way out of our contract. Despite this, the saga continues... Since leaving, we have been chased by a number of individual companies for unpaid bills that Blocsphere were paid to take care of. Some of these bills are a couple of years old. STAY CLEAR.
