My experience with Global Investments has been extremely disappointing and has resulted in delays, additional costs, and no return on investment.

The properties were delivered incomplete and not ready for rental, with essential items missing and works left unfinished. I was forced to arrange independent inspections at my own expense, which confirmed that the quality and level of completion were below acceptable standards.

In practice, this meant:
- additional works had to be carried out using my own funds,
- further delays were introduced before the properties could even be considered rentable,
- and the overall timeline extended far beyond what was initially indicated.

There were also serious issues with site management and security. In one of the properties, the furnace and hot water tank were removed, raising major concerns about control over the site and protection of the asset.

Communication throughout the process was inconsistent and often ineffective, with delays in responses and lack of clear accountability, making it difficult to resolve even straightforward issues.

Despite all of the above, I continue to cover ongoing expenses and repairs, while almost a year later there is still no rental income generated.

Overall, this experience reflects poor execution, lack of oversight, and significant financial impact on the investor.

I would strongly advise others to proceed with caution.

Global only contacted us to remove the review. Another evidence that they don't care about the great financial loss we are facing for over a year now, by reason of their lack of professionalism.

PS. The tragic irony is that the management company they put the blame on, is the one that they recommended to us!!!

I just finalised the purchase of my UK property with Global Investments and just had my first rent payment paid to me on time. Scott was very knowledgeable and helpful from the very start and I felt very comfortable with the entire process. The solicitors who handled the legal side of things were great but it was quite a slow process and I would of liked it to have been quicker. But this is not unusual in the UK and I just had to be patient! Overall I am very happy with everything.

Mike has been great from start to finish on the 2 houses that I purchased in Cleveland. Great guy and company to deal with and would definitely recommend using them.

My experience with Global Investments has been extremely disappointing, defined by a lack of transparency, poor execution, and unacceptable communication.

It took approximately nine (9) & six (6) months to complete the renovations of two properties in Cleveland, and even then, the delivery was incomplete and substandard. Critical works were missing, and the property was in no way ready for Section 8 standards. For example, basic requirements such as fire detectors had not even been installed.

When this was raised, the response I received was to proceed with inspection first, accept any violations, and address them afterwards — which is entirely unacceptable and reflects a lack of professionalism, experience and planning.

Additionally, the actual value of the properties is significantly lower than initially presented, as the renovations appear superficial and incomplete. I am now forced to invest additional personal capital to bring the properties to a proper, rentable condition.

The renovation crews involved were clearly poorly managed and unprofessional, creating further delays and complications. The overall execution demonstrates a lack of control and quality assurance.

Even after all this time, the properties have not been properly delivered, I continue to cover ongoing monthly expenses and bills, and one year later there is still no income generated!!!

Communication throughout has been extremely poor. Messages and emails are frequently ignored, with no clear updates or accountability.

As an investor with professional experience, I find this level of service, transparency, and delivery completely unacceptable and far from what was initially presented.

I would not recommend this company to other investors and strongly advise extreme caution before entering into any collaboration.

I strongly disagree with your position, and I will address the key points clearly.

First, the issue is not your “standard process” regarding Section 8 inspections. The issue is that the properties were not delivered in a condition that meets even basic standards, regardless of inspection strategy. Missing essential items such as fire detectors, broken windows, along with other deficiencies identified through independent inspections, cannot be classified as “minor items”!!!

Second, regarding the quality and completion of the works: the properties were not delivered to an acceptable standard, and this is precisely why I was forced to arrange independent inspections at my own expense. The findings confirm that the works are incomplete and below expected quality levels.

Third, the statement that the properties were “handed over in good condition within a reasonable timeframe” does not reflect reality. The timeline, the actual condition upon delivery, and the need for additional works funded by myself clearly demonstrate otherwise!!!

Regarding access, your statement is misleading. In one of the properties, there was an incident where the furnace and the hot water tank were removed, raising serious concerns about security and site control. Under these circumstances, it is entirely reasonable that I required scheduled and controlled access, rather than unrestricted entry. This was a matter of basic asset protection, not obstruction!!! It's even irresponsible to mention by your side....

Finally, regarding your comment implying that my review was posted to avoid payment — this is completely inaccurate and inappropriate.
If you wish to proceed with any financial settlement discussions, I am more than willing to provide a full breakdown of all additional costs I have personally covered, for works that were supposed to have been completed!!!! These costs will, of course, need to be taken into account accordingly and they pass the "owed" ones!!!!!

At this stage, my position remains unchanged. The review reflects my experience and the current status of the properties.

This is probably the worst experience I've had in property investment. I bought a house that made me loose money like crazy and when I sold it it sold for way less than I had bought it from. They scam people with the prices, they don't follow up, and don't help setting you up with good property managers. After I bought the house even though it was supposed to be rent ready, I had to put in an extra amount of money because the repairs where not well done. They lie to people abroad making it look like it's the best deal ever.

Buying an investment property with Global in Cleveland, Ohio turned out to be a good decision for me and my husband. I have waited a few months before posting this review so I could give some insight into how the process went and it was much smoother than I expected. With the help of Scott I was able to secure a property in a decent neighbourhood with good potential for appreciation. The house inspection report that was completed for me was very detailed and I was impressed by this too. I was guided through the entire process and never felt rushed to do anything. There’s strong rental demand and a tenant was placed within 6 weeks of me completing on my property. So overall it’s been a smart investment so far, and i’d definitely consider expanding my portfolio here in the future.

John has been very communicative and willing to get on call as we work through closing on our properties

I recently bought a low-priced single family property in Cleveland with Global and overall, I'd say it's been a pretty positive experience.
The biggest advantage was definitely the price. Compared to other cities, I was able to get into the market for $85k which is much lower compared to other cities and this made it much less risky. What really made a difference, though, was choosing a good neighbourhood which Barrie was great with and the area is generally safe, well-kept, and there's steady demand from tenants, so I didn't have trouble finding renters. That said, it's not completely hassle-free. This property is older, so I've already had to deal with a few minor maintenance repairs. Nothing unexpected, but it's something you need to budget for it you're buying in this price range. Overall, I'm very happy with the purchase. The rental income has been consistent so far, and for the price I paid, the return looks promising. I'd recommend it to anyone looking for an affordable entry into property investing just make sure you pick the right neighbourhood and keep some money aside for upkeep.

Buying an investment property in Detroit with Global Investments turned out to be one of the most rewarding decisions I’ve made. From the beginning the process felt surprisingly straightforward forwards thanks to Scott and John. Great guys to deal with.

Disastrous experience. Don’t fall for the numbers on their flyers. The projections look great, but that’s not what you’ll experience in reality.

From what we went through:

properties are delivered late
communication is slow or nonexistent
“rent-ready” often isn’t actually rent-ready
you’ll likely end up paying for things that should’ve been included from the start
you keep paying utilities for the months you wait for tenants to be placed

Property #1

A section 8 tenant was placed 6 months after we purchased the property. No problem.

Property #2

This property took about 9 months to be handed over as ‘ready’, and even then, it failed inspection multiple times.

The main issue was the quality and oversight of the renovation process. The contractor team they use (which appears to be outsourced) missed several basic requirements, including:
missing appliances
no thermostat
gas not functioning
other fundamental habitability items
stuck window that do not function

Because of this, the property repeatedly failed Section 8 inspections.

Despite these being essential requirements, we were asked to cover additional costs for items that should have been included in making the property “rent-ready.”

There was also a lack of accountability, with responsibility being shifted to the property manager rather than addressing the underlying issues.

After the first tenant moved into one of the units, the property experienced repeated basement flooding issues. Ultimately, we were required to undertake a major repair, which involved excavating the front yard and replacing the main sewer line, at a cost of approximately $8,000.

The second unit wasn’t occupied until about a year after we purchased the property.

Property #3

This property was marketed as a 2-unit property with existing private tenants and “strong rental ledgers.”
Shortly after purchase, issues began to surface. By the second month, tenants started missing rent payments, citing ongoing furnace problems that they stated existed prior to our purchase.

We proceeded to address these issues and initially spent approximately $2,500 in repairs. However, additional problems continued to emerge. Eventually, the situation escalated to the point where the city required approximately $16,000(sixteen) in repairs for the property to meet habitability standards.

As a result:
the tenants stopped paying rent
we incurred significant additional repair costs
legal action became necessary

More than a year later, the tenants are still in the property, and the eviction process has been time-consuming and costly, including attorney fees.

Property #4

It took approximately one year for this property to be handed over, and even then it was missing essential appliances.

Global proceeded to place tenants in the property. However, they retained the first month’s rent and the security deposit, stating that these funds were used to purchase the missing appliances and complete additional repairs required to pass the Section 8 inspection.

We requested reimbursement for these items, as they were part of delivering the property in a rent-ready condition. This request was declined. The explanation provided was that they had already incurred high costs on previous properties and could not cover additional expenses.

Property #5

We purchased this property in November 2024. It was not delivered to the property management company as “ready to list” until December 2025, more than a year later.

When the property manager conducted a site visit the following day, several issues were immediately identified, including:
furnace not replaced as previously promised
unfinished window work (materials left incomplete)
poor exterior paint condition
missing kitchen appliances (which were later requested as an additional payment)

Despite repeated attempts to communicate, responses were consistently delayed, often taking 2–3 weeks to receive a reply. This made it extremely difficult to resolve outstanding issues in a timely manner.

After nearly two months of follow-up, we received the following response from them:
“We appear to keep bringing up the past.
As I explained last year, Global contributed financially a great deal towards all of your properties in good faith and went over and above as far as we are concerned, without a thank you either in most cases.
To be clear, and I have discussed this with our directors and the decision is made, Global will not be contributing towards any further costs regardless of what was discussed a year ago.”

So at the end of the day, Global is refusing to cover any additional costs—even for things that were originally promised—because, according to them, they’ve already lost too much money on the previous properties.

I find the attention to detail refreshing. They aren’t pushing properties, but getting into the details to ensure the investors get the right property. I appreciate the inspection reports with the feedback, concerns, and suggestions, tailored to help me make the best decision for me. I’ve been impressed thus far, and plan to continue working with the Global team.

My experience was smooth. They're responding to my every question with realist answers. I'd like to thank John and Onur so much!
