The Grisdales team has truly exceeded my expectations in facilitating the sale of multiple properties between 2023 and 2024. Their exceptional service, however, extends far beyond the realm of conventional real estate transactions. A few years ago, during an emotionally challenging period when my mother, who was grappling with mental health issues, encountered difficulties selling one of her vacant properties, Grisdales stepped in with unwavering support.

Unlike other estate agents who declined to assist due to the challenging nature of my mother's behavior and condition, Grisdales embraced the opportunity and took on the sale with utmost professionalism and compassion. They assigned a dedicated contact to navigate the intricacies of the situation, ensuring that the sales process progressed as smoothly as possible. This level of dedication and understanding was truly a lifeline during an otherwise tumultuous time for me.

I want to express my profound gratitude to Leslie, Chloe, and Helen from the Grisdales team, who consistently went above and beyond to provide assistance in the face of challenging and stressful circumstances. The team were very supportive and efficient in sorting our new house out. Which my wife and I are both very happy with, after relocating from down south they made the whole process very easy. Would advise using them and will do ourselves. A special mention to Alison as well who was great.

Shocking service. Undervalued our house, then told us there was only one party interested (who offered on day it went on market) so we accepted and then they said ‘we’ll now contact the others to say you’ve had an offer and accepted it’. So we never got a chance to see what others would have offered and they never got a chance to have a look - so we lost money twice, undervalued and lied to. We couldn’t really pull out having agreed to the sale

Bad experience with them. Me and my Australian wife recently married and planned to settle in the uk. My wife didn't have her visa yet but was assured by the immigration lawyers it will go through. We have a lot of money in the bank from sale of a house which helped with the visa application. Well we found our dream house through Grisdales. It was a rental and exactly what we always wanted. Lovely house in the countryside. Even though Grisdales knew the situation about my wife's visa and the fact it still hadn't come through they proceeded to tell us that out of everyone that applied the house was ours. They even had someone called Goodlord call us offering to set up our council tax and broadband etc because we have been green ticked and have a move in date. Next thing they ask for my wife's biometric code from her visa application. We don't get that until the application goes through. So they wouldn't give us the house until that happens. Even though they knew the circumstances and already offered us the house. We tried to stall it a while because it was still going to take some time for the code to come through. But it got closer to the move in date and we asked could they just put me on the tenancy instead then my wife go back to Australia until we have all the relevant documents and she is allowed to stay there. She wanted to go back and see her family for a few weeks anyway. We even offered the entire 6 months rent and security deposit upfront if it helped. They then proceeded to tell the owner of the house not to let us have it and to put it back on the market. Then lied and told us it was the landlords decision. The landlord already said he was happy with it still if grisdales were because he lets them sort it all out. That way he doesn't have to and gives him security. They make all the decisions for him. And he was happy for us to still move in as long as they were. He liked us. So now we're in Airbnb's longer than we had to be. We had just got back to the uk and was in airbnbs waiting for the property move in date through grisdales, paying upto £500-£600 a week and not looking for another rental because was told we had that one, and now still stuck at airbnbs because of all this. Grisdales have cost us 1000's. Lucky enough we seem to have a new rental lined up for the 18th next month. The Landlord seems nice and has let us put a deposit down so seems good. My wife is still going back to australia for a couple of weeks if everything hasn't come through by then to make sure everything is above board before residing there. But for now we're still stuck in airbnbs till then thanks to grisdales. Very unprofessional and cost us a lot of money unnecessarily

Most possibly the worst of worst estate agents ever you never get a proper answer or it's the landlords fault

Lesley and Sarah have been fantastic guiding us through letting our property, I would definitely recommend Grisdales.

Over the last six months, we have dealt with many estates agents, whilst looking for a new property, and have to say Grisdales had the worst customer service, also very unethical in the way they handle viewings and offers made on property’s that have a lot of interest, it seems like they can’t be bothered to deal with multiple offers, so influence the venders to go what would be the easiest out come for themselves.

Superbly smooth move to our new home in Cockermouth, thank you Alison for such a wonderfully stress free process. Rachel you've got a really great business with such amazing service and team of people, testament to your hard work in leading the team - you really are the best estate agency in the UK! Keep up the great work! To anyone thinking of using Grisdales to move in or to the area, I can wholeheartedly recommend them - they're outstanding. Bravo!

Rented a property through the Cockermouth office. Alison the senior letting negotiator was very helpful and process was simple and mainly completed online.

I’ve just recently sold my property which was a fully managed let by Grisedales. I have used Grisedales regularly over the last 10 years - the service has been excellent, particularly James and the letting’s team generally. I wouldn’t hesitate to use them again.

Very positive experience with the Whitehaven team, particularly Katie and Leslie. Both these ladies were reliable, friendly, helpful and professional. Estate Agents have not always the best reputation but this company have two excellent members of staff here who worked as a team, rang back every time I left a message, extremely dependable, and a positive attitude to their work and their customers. Keep up the good work.

Tried to arrange a viewing , didnt even call me back when they said they would , eventually got through to them after trying for hours , to be told no more viewings as asking price was met , i offered to pay more they said no . In my opinion they couldnt be bothered , so obviously not interested in getting the best price for their client.

Awful experience with this company. They do almost nothing for you and give you hell when you leave the property no matter what condition it has been left in. The house was filthy, poorly decorated, had a major woodlouse problem that we weren't aware of until we moved in when when our tenancy began, when we left it was clean and tastefully decorated which we'd been given permission to do but we still received a ride and scathing email once we'd moved regarding the condition of the property. Even things that were an issue before we moved in!

Rented a flat managed by Grisdales and two occasions they gave an external company keys to check to our flat to check the fire extinguisher without notice or our permission and ok both occasions men walked into our flat whilst I was alseep after a night shift... bery scary. When I phoned Grisdales to explain theresleves they lied and said they had not handed the keys out however the man was standing in my livingroom with the keys they had been given only half an our earlier!

When the landlord was selling the flat, Grisdales brought the new buyer round without notice or permission, again I was in the flat in the shower, they knocked however I couldnt asnwer the door so they proceeded to just use the key and come in assuming I wasnt in without permission. When I turned them away because I wasn’t expecting them they were shocked as if I was in the wrong.

A few times theyve tried the door with the key however the door was on the latch and when I phoned they said it wasnt them and it may have been the elderly man up the stairs who was ‘confused’. No it was you becuase I saw you from the window....

Shocking service, shocking lies, very rude when talking to them.

Don't even bother enquiring, the way their team speak to you is very rude and unprofessional!

By far the WORST agent I have dealt with. AVOID AT ALL COSTS.
Incompetent, greedy and totally unprofessional.

I'm limited for space for this review and have had to re-write this to be less problem specific.
Just for the record, I don't normally leave negative reviews, I'm a human being and realise that mistakes occur HOWEVER.... This business lies and cheats its way through their everyday business, will try every trick in the book to rob you of your deposit and make ridiculous, demands. They will not contact the landlord on your behalf if you have questions. Using this so called estate agent is the same as holding your breath, waiting for a grenade to explode and hoping all the dust settles in a nice neat little pile by your feet.
I have plenty of substantive examples I can use but just don't have the room on here.
Honestly, there are plenty of other service providers out there, if you are thinking how bad they can be in comparison I would give Grisedales a rating of -5 out of 10.
