I buy a flat , still under 2 years , I have an emergency no heat no hot water Their heating hot water system is unique. Its v cold Dec23,I filed for an emergency call After Almost 6 hours still waiting , How should I trust Higgins ?

Higgins installed defective fire barriers and refused to remediate.
Higgins misinstalled central boiler system so that hot water was constantly running. Refused to correct the heating system.
Shoddy builders who refuse to remediate their construction failures.

Cladding scandal.

I live in a block which Higgins built and are refusing to fix. We have cladding and flammable materials and it has been around 3 years and we have gotten nowhere.

They have still not signed the building safety repairs pledge that the government announced on 10 January 2022.

If only there was a 0* rating. DO NOT buy a Higgins home!!! They can not be bothered to fix their current properties to a good enough standard to warrant a EWS1 form and will potentially only do the bare minimal which doesn’t fully make the building fire safe. Their buyers are trapped in homes they can’t sell and have been for 5 years+. They seem to be still selling properties and haven’t signed the governments pledge, just disgraceful.

My block was build by Higgins. Lift, windows, communal boiler do not work as it should be, costing me around £400 month (incl gas though) because constant fixing. I also had 4 leaks because of how pipes were placed was not right. I would never buy anything Higgins built. I am not sure how they are not actually caught by any authorizations

Higgins homes built a block of flats in Stevenage that fails to comply with fire safety law that was in place at the time it was built.

They have been completely uncooperative with the management company and drag their feet at every turn. They knowingly left out cavity wall barriers. These are considered a mandatory fire protection element.

Owners of the flats are now stuck unable to sell them after this has been discovered.

Higgins are criminals.

Higgins built my apartment block. I paid £415,000 for it in good faith. However, several years after taking ownership, it transpires that our balcony did not conform with building regulations at the time of completion and the entire building did not conform with fire safety regulations at the time of completion. Despite the balcony being under an NHBC warrenty, Higgins would not engage with NHBC regarding our claim to have this defect rectified despite this being the appropriate route according to the Consumer Code for Home Builders. As for the fire safety issues, Higgins won't respond to questions about this and have not stepped into work with the freeholder and their strategic partner A2 Dominion to remedy these issues.
Higgins have been utterly dismissive when contacted post sale.
I strongly recommend you don't buy from this developer.

My experience of a Higgins property has been workmanship of a cowboy-building standard requiring remedial work that went on for months - with numerous serious defects, outright incompetence, and at least one defect (a smashed towel rail bracket end) that appeared to have been deliberately hidden by unethical workers (who just put the chromed end cap on it anyway - despite the bracket under it being smashed and unable to keep iron securely) - with consequences for me later - so that they could go to the next job. They did the bathroom toilet plumbing incompetently so that water from the toilet inflow was leaking and seeping under the living room and bedroom carpets and destroyed them. The balcony leaked to the floor below - and still does. These lazy fools even installed a carbon monoxide detector upside down; it literally has upside-down labels and instructions on it. I invite you to consider how anyone taking their job seriously could do that - or leave it. (I would be surprised if they hadn’t noticed that and just decided to leave it and walk away too.) The fact that they couldn’t even take the one second to look at which way up it was before fixing it to the wall should say everything about these workers; they did not care.

Most seriously, I am still facing dealing with an incompetently installed communal soil pipe in a flat that regularly makes banging sounds when it expands or contracts; it is now looking very much like at least some of their workers either don’t know or don’t care what an expansion joint is. This has gradually escalated and now means banging at random times of day or night. This fault has been complicated by the fact that the plumbing is tiled in and the so-called “access tile” intended to be removed easily to provide non-destructive access had simply been cemented in permanently like all the other tiles - with silicone sealant around the edges instead of grouting to make it look as though it had been installed properly and could be removed. I’ve now been left to sort this problem out as they’ve walked away from that after their incompetent work. The property has literally made me unwell and I would never buy another Higgins property again. I accept that mistakes can happen. What I won’t accept is the extreme lack of care on this property.

If you need all the stress of cowboy building at new-build prices, go ahead.

Higgins Homes have left behind leasehold issues and cladding issues in a Hertfordshire development. These have relatively recently come to light, but from what I understand there is little acknowledgement of responsibility or meaningful contribution to solutions beyond provision of information.

Higgins built our London flat (now owned by my daughters) which has numerous fire safety issues in addition to substandard cladding. Despite continuing to build Higgins are doing nothing to rectify. Our property is covered by the NHBC insurance but we have had to employ solicitors in an effort to get them to act. Meanwhile our personal waking watch costs are around £600 per month

Higgins sold us the property on the standard of finish - which was superb - and the promise of an eco Biomass boiler which they never installed.

Higgins should not be allowed to continue trading until they rectify the mess they have left behind

Higgins built a substandard Tower block in London we live in. It has cladding on it and structural defects. They were building for A2 Dominion Group - Housing association who sold these sub standard homes via shared ownership scheme. They built them for a fraction of a price yet sold them at full market value. Now it is worthless . We can not sell it, we can not remortgage we can not move on with our lives. Our Human Rights have been violated. Do not buy from either of them !

Avoid this company I would advise you to buy a property with other more honest and responsive. Responsible companies.

Higgin homes built our block of flats in 2006

Whenever we have had issues they are non responsive and unhelpful

We recently spent 30k on fire safety works in the building which should have been done when the building was made.
The fire service wanted to close the building down unless we did the works
We contacted higgin homes to address the issue and cover the cost of repairs
Nearly 9 month later nothing.

We have cladding issues which should be resolved by higgin homes again
Nothing.

Leasolders are paying exorbitant service charge fees for multiple issues in a building
Which should have been built correctly In the first place.

It’s definitely does not help having poor management companies that did not address these issues earlier on.
It seems quite clear to me that this company
Build flats and greatly profit of them and want to minimise costs By not fixing any issues.

They jeopardise the safety of others as it’s too expensive and not profitable.
If a issue like grenfall arises then They will end up in a court having to answer difficult questions.
With possible deaths of people
On there hands
How much is people’s life worth
Not much to this company.
