Overly Defensive
AVOID AT ALL COSTS
Very disappointing experience. We paid around £2,500 for a valuation which ultimately proved unusable in a live transaction.
Despite providing over 12 years of uninterrupted residential use, indemnity insurance to mitigate enforcement risk, and detailed supporting evidence, the surveyor refused to provide any subject-to or special assumption valuation. The position taken required full planning permission and a granted Certificate of Lawful Use prior to completion — which is impossible on a purchase. We understand that Indemnity doesnt regularise planning hence why we requested a "subject to" or "special assumption" which meets lending criteria and can be provided as per the RICS handbook
To add to the frustration, an identical property next door was used as a comparable, yet a lower rental level was adopted for ours without clear justification.
The overall approach felt overly defensive and commercially unworkable. We are now having to instruct a different surveyor and incur further cost.
