A Disgrace

A disgrace. Take your money & do nothing to justify it. Have asked the 'company' for over two years to address and deal with a dangerous leak of water from above my property (coming through both the ceilings aswell as my lights, a clear fire hazard) and they have done nothing but give excuse after excuse to explain as to why, as a managing agent for another company, they are not in any way, shape, or form responsible for the safety of my property. There is a clear and evident reason as to why this company is only awarded 1 star (which is generous) on this site. Avoid these 'ne'er-do-well's, I implore you!

The worst managing company I have ever…

The worst managing company I have ever come across. The staff have no clue what they are doing or any legal obligations to managing a block of flats to privately owned or rented residents.

They cannot provide proof or reciepts/invoices for when they charge residents their service charge which the figures seem to be made up every year so they can profit as a company from the residents which a few of the services they charge are not even carried out!

Please stay away from this company! Look elsewhere if you are looking for a professional company. These people are cowboys who have no care for the residents its all about profits to them and not providing the service we deserve from a managing agent!

A truly terrible property management company

An absolute sham of a service provider.

They barely even respond when you contact them and issues you raise don’t get resolved. We moved in to our current property almost 5 years ago and we’ve been waiting the whole time to even get the streetlights outside our house working. They were supposed to manage getting that resolved. So far all they’ve achieved is two different companies appearing and spraying blue paint on the ground around the base of the streetlights.

The only thing they are really good at is sending invoices for your maintenance charge and when you query any of the costs they follow up with threatening letters saying your unpaid debt will be passed to debt collectors. The admin charges for our estate of 1500 houses is £80,000 per annum!!! There are also irregularities in the annual accounts that have been queried, but never explained.

Avoid if you can - they are the worst property management company I’ve come across.

We have asked our residents association to vote no confidence in them and to appoint another management company, it’s that bad.

Incompetent

If I could give zero stars, I would. This property management company is completely useless. They are unresponsive, disorganized, and show no interest in resolving even the simplest of issues. Emails and phone calls go unanswered for days (if not weeks), and when they finally do respond, the answers are vague or dismissive.

Basic maintenance requests are ignored or endlessly delayed, leaving tenants and landlords frustrated. They take your money quickly enough but do nothing to actually manage the property properly. Their lack of professionalism and accountability is staggering.

Save yourself the stress and avoid this company at all costs.

Property Ombudsman & Property Institute (ARMA)

Not deserving a score of one! Has anyone taken their case regarding SPAM to the Property Ombudsman and / or the Property Institute (ARMA)? Or made a formal complaint to SPAM? My complaint made in January 2025 has been acknowledged, but not been responded to by SPAM, even after reminders. The formal complaint was raised after 2 years of raising issues with SPAM regarding financial, service delivery concerns and estate management in line with Planning Conditions and risk assessments.
I have ticked the box to ensure SPAM sees this review, albeit I doubt, like all other reviewers, I will get a response!
We need legislation to strengthen freeholders rights and regulate residential estate management.

They are one of the worst block…

They are one of the worst block management company I have come across. They will put up your service charge year after year with no justification and if you dispute the cost they will threaten you with JB leitch another awful company who are their own solicitor that will put more fees on top.

Awful

Awful, Awful, Awful. Keep increasing prices, no maintenance of the estate we live on. Added over £6,000 in charges over the whole estate to empty 2 bins!!!! This is nothing more than a bunch of scammers impersonating a maintenance company!

This company is an absolute…

This company is an absolute disgrace-they want your yearly service charge promptly and if you don’t pay quickly they will threaten you and then charge you late payment fees that are more than the yearly service charge- they do very little work for the money and the sooner we take over the management ourselves the better.

This company are diabolical, they take your money and don’t provide any of the documents we request to provide residents with evidence of increase in fees. For over a year we were living in the property paying for window cleaning and gardening services and at no point did these services occur but they are refusing to credit us the money we paid despite knowing they didn’t provide the services. 2 years later we are still awaiting the credit to our accounts yet they expect us to pay the next invoice when they want it.

They hired a cleaning company who thought it was acceptable to call me a “cu**” for checking the cleaning had been done for once after 1.5 years of shoddy cleaning.

This company has lied to residents on multiple occasions about what services we are due and when they are due, it’s like they think residents in the same building won’t talk to one another.

We were being charged over £500 for communal window cleaning when we have 2 small communal windows in the building which never got cleaned. When challenged they promised the service would be fully removed from our invoice but are still charging us for this service now but have hidden this fee within “cleaning services”.

If you are thinking of buying a property with this company managing it then please reconsider.

SPAM are career criminals. AVOID!!

Live in a 2 bed flat in Whetstone. SPAM charge me £4300 / year in service costs. We have floods in the car park, paying for council billboard lighting, they haven’t connected the solar panels that we paid for, take approx 3 months to fix anything that’s broken, increased bin store charges from £500 to £5000./ year, have zero social media presence, customer service are rude and obnoxious, don’t explain why the service charge costs have increased by over 100% in the last 3 years, accounting irregularities, balancing charges equal to an entire years service charge, mismanagement of utility bills, insurance cost increase of 300%, charges commercial VAT rates instead of residential, and so much more. The biggest bunch of crooks and cowboys in the property management world. Their criminal activity will catch up to them soon enough. AVOID AVOID AVOID AT ALL COSTS THEY MAKE YOUR LIFE WELL AND TRULY MISERABLE

Keeps putting up your service charge up…

Keeps putting up your service charge up with no consultation with residents . My service charge now is £1800 a year with this diabolical company. They charge you for the gate maintenance but don’t fix the gate. They expect you to pay it because you have no choice as it’s your home . Exploiting people and expects them to pay it. Development is left to deteriorate. There management fee for a small Development of 28 flats is £5k. Do not hire this company . We are trying to start the right to manage process and remove them from our development.

Terrible customer service

Terrible customer service, fail to answer emails, organise accounts, won't acknowledge official complaint. Would try to avoid any dealings with them if you can. Don't buy from Crest Nicholson as they are sister companies.
Issues aren't fixed in a timely manner, any costs from the issue are then at the cost of the residents rather than SPAM covering the extra money because they couldn't organise anything in a 6 month period.

Specialism PM don't give a damn about you or your safety

I'll start by saying that our concierge staff, Dani, is wonderful. He has a great work ethic and really cares about us residents.

But as a whole, Specialist PM is a huge no-no. So incredibly inept, and the whole process whereby the freeholder selected Specialist PM seems off.

We are entirely in the dark as to what services they are responsible for, clueless as to what they actually do, yet have service charges that are expected to be paid regardless.

The biggest issue is regards to safety and security. We have had unauthorised access to the building, strangers wandering the corridors, parcel theft, homeless people turning our bin room into a shelter, and the like. Despite residents raising concerns and offering suggestions, Specialist PM just don't give a damn. Resident safety and security will continue to be compromised until such time that we either evict Specialist PM (an option a majority of residents are now in favour of), or something really bad happens.

Furthermore, we were assured that CCTV is held for 90 days. Though they had full recording of a theft on property, it now transpires that the recording was not destroyed, and all evidence is lost. Consequence, case is closed, resident has had item of value stolen, and the crime will go unpunished, and Specialist PM takes no accountability. They subsequently cite 28 day retention (even though the evdience was requested immediately after the theft), and also cite policy whereby they do not share the CCTV with anybody but the police. So apparently, as I asked for the evidence, that gave rise to withholding. What's more, Specialist PM didn't even report the crime to the police in the first instance.

Our building, a new build, prime real estate, is constantly dirty. Our windows have never been washed, and are filthy from continous construction outside. It's just an all round shambles.

Specialist PM must go, and that is a very broad consensus amongst ALL of the residents in our building.

Awful company and have the cheek to…

Awful company and have the cheek to charge extortionately just for information you should not be charged for. Utter disgusting. One of the reasons I’m moving out of the area. So I don’t have to pay them anything. I have lived in my road for 3 years and still don’t know what they actually do.
