We stayed at The Court House, 3 The Square, King's Sutton, and I would strongly advise avoiding this property at all costs.

Unresolved Complaints & Dishonest Owner
When we raised multiple issues with StayCotswold, they did absolutely nothing. The owner blatantly lied and denied everything, and StayCotswold took her word over ours without question.

Swimming Pool – Misleading & Unusable
The pool was freezing—nowhere near the advertised temperature. The owner falsely claimed it was close to 80 degrees, but in reality, it felt more like 50 degrees. Even the kids were shivering. It was clear she simply didn’t want to spend money heating it properly.

Lack of Privacy & Feeling Spied On
The owner was constantly around, watching us and turning up uninvited. Her office is directly connected to the house, giving her easy access whenever she wanted, which felt intrusive and uncomfortable.

Unprofessional & Rude Behaviour
There were multiple issues with her attitude, but one standout moment was on our final evening when she knocked on our door at 8pm—just to ask us to move the bins to the front of the property! Completely unnecessary and unprofessional.

Giving StayCotswold a well-deserved 1-star for failing to address our concerns and siding with a dishonest owner. Unfortunately, I would never book through this company again.

Dean, we understand your frustrations that the outcome of your complaint was not as your expected. The swimming pool is heated at scheduled times of the day to the advertised temperature of approx. 26C, this could however feel colder on chilly days. The property listing confirms that the owner does live in a self-contained property in the grounds of The Court House. We are sorry that you feel that the host was unprofessional and rude as a number of reviews on our website mention that previous guests have found her to be helpful. We do hope that overall, you got to enjoy your time exploring the area!

Extremely disappointed - avoid

We had a large family gathering in early January which included a 2 year old, a 11 month old and a six month old.

The heating in he property broke meaning we had to abandon our weekend after one night.

The owner provided a full refund their end as did Airbnb, however, staycotswolds would not release their fee.

Speaking with the owner and Airbnb management, all were of the agreement that we should receive a full refund from all parties and were surprised staycotwolds were doing this considering the conditions we faced.

Reading online reviews from others who have experienced a similar poor experience, staycotswolds have provided appalling responses. I should have done my research before booking. Avoid.

I am just really disappointed with the situation.

Sadly, it appears that was an error or the owner/manager wasn't clear in their communication when they offered to give you a full refund as the property owner/manager can only authorise to refund the income they receive from your booking, they are not able to agree refunds for any other costs and fees that belong to the other parties involved in your booking. As previously explained we do not own or maintain the property, StayCotswold is employed by the property owner to market the property and process any bookings taken. We were unable to refund our fees as we had already incurred costs when acquiring and processing your booking and have fulfilled our contractual obligations with the property owner. Maintaining and preparing the property for the guest arrivals falls under the owner/managers responsibility. The owner/manager can choose to refund you up to the value of your booking however on this occasion they have chosen to only refund their income. We are sorry that you experienced an issue at the property with the heating oil.

Immoral company who will not refund you when things go wrong

We booked our weekend away through Airbnb, StayCotswold was the host. They are an agency, their properties are all individually managed.

We were unfortunate to experience an issue with the oil at our property. This left us without central heating and hot water on the coldest night of the year. With three children aged between 6 months and 2 years old, we were forced to abandon our weekend.

We didn’t receive the ‘family friendly’ property StayCotswold had sold us, and we thought a refund would be easy enough to retrieve. We were surprised that we were only offered a partial refund, about 60%. We explained that we had spent a lot of money on things we didn’t get to enjoy. They had no sympathy for that or the situation we had with our babies.

Our property manager confirmed that he refunded us in full, and once that was brought to StayCotswold attention they said it was Airbnb’s fees that were missing. We got in touch with Airbnb who clarified the breakdown in costs. They agreed that we should get a full refund and paid their share like the property manager did. They said that we would need to get back in touch with StayCotswold for the hundreds of pounds missing as part of their agency fees. Airbnb were apologetic and sympathetic of our situation.

We went back to them one more time and again we weren’t given straight answers. We tried being direct, but they did everything to avoid answering why they had provided £0 in refund while both the property manager and Airbnb accepted accountability and refunded us in full. They admitted their responsibility in advertising and marketing the property, but we were sold something we didn’t receive. They were no less accountable than the other parties, but they are certainly less respectable.

I wish I’d read reviews on Trustpilot before booking with them, as there are many similar examples. I’m sure they will respond with a rude reply trying to blame us for misunderstanding, as they do with all negative comments. Their messaging is intentionally deceitful, aiming to avoid admitting that they are a company who don’t value customer service. They are solely interested in taking and keeping your money.

Unfortunately, quite disappointing.

My experience with StayCotswold was unfortunately quite disappointing. I booked and put down a deposit for the Ivycroft Cottage for my wedding day, after waiting a few months for the dates to be released. On Christmas Eve, I received an email saying that the Ivycroft Cottage is no longer available!!! It is frustrating to find this out the day before Christmas Day and 6 months before my wedding when there is now not many places left to book!! They were very apologetic but gave me no reasoning as to why it’s no longer available, and the other property’s they offered were nowhere near the original accommodation and weren't suitable choices. I’ve now got to pay for a really expensive accommodation elsewhere. This is disappointing when the whole point of a deposit is to secure your place. The customer service was great but this is not good enough.

Unfortunately, the owners have had a change in circumstance which means that this property will no longer be available for us to let after March 25. We are sorry that we weren't able to offer you any suitable alternative properties for your dates.

Filthy property! Black mould!

It seems the stellar reputation stay cotswolds once had is a thing of the past.

Post office cottage was filthy and had hazardous black mould present and untreated.

When we contacted Stay Cotswolds, they denied any responsibility, claiming they were merely an "agent" and that our contract was directly with the property owner. The owner, in turn, refused to provide us with any refund or even an apology, despite us leaving the property.

We have notified the local parish council and trading standards and we will continue to pursue our money back by any means necessary.

Stay Cotswolds has demonstrated a complete lack of care for guest safety and comfort, and the property owner seems uninterested in addressing serious health concerns. Both parties have shirked their responsibilities, and we have been left without a refund for a property that was unfit for purpose.

I am deeply disappointed by the way this situation has been handled and would strongly advise anyone considering renting through Stay Cotswolds to think twice. The lack of accountability and concern for guest welfare is unacceptable. The negative reviews speak for themselves. Glorified Airbnb without the customer care.

Daniel, as previously confirmed, you sadly chose to vacate the property early before raising any issues to the property manager. As part of the booking conditions that you agreed to when placing your booking, we confirm that 'property owners will aim to do everything reasonably possible to ensure that you have an enjoyable stay at their property. Unfortunately, on very rare occasions things can go wrong, and as the contract for your booking is between you and the owner, any problems should be reported to them or their property manager immediately and during the course of your stay. Giving the owner or their appointed housekeeper the opportunity to rectify an issue as quickly as possible is essential. Please note that any complaints raised after your stay at the property has ended will not result in any form of compensation.’ StayCotswold is a marketing agency, and we sadly do not own or maintain this property; therefore, any requests for compensation or refunds have to be authorised by the property owner, who on this occasion chose to adhere to the booking conditions and decline your request. Booking conditions are put in place to protect both the guest and the property owner; the terms are available for all parties to read at any time on our website. We are sorry that the property was not as you expected and we can confirm that your feedback has been passed on to the property manager for them to review implement any appropriate actions for the benefit of future guests.

Horrendous customer service

I booked a 3 night stay to molls yard in chipping Norton and had a phone call and email cancelling my booking at 1750pm the night before I was due to stay. This was due to a problem with the property, which can not be helped obviously. I was informed that they had another property which was very rural available which was cheaper- which I didn’t like and was not suitable for me. And also another property which was more expensive but I would have to pay the difference. I would have assumed that my booking would be moved to the most suitable property and no extra charge would be made due to the problem not being a fault of my own. I was told no this is not the case and that I would either have to pay or get a refund on the booking. I managed to book another property of which I was able to do so, my refund will take 7-10 days and also the deposit hold of £250 for the property would be released back to me also. Now if I was. It able to book another property due to financial reasons this would have ruined my weekend and a surprise trip for my partners birthday. I am still awaiting a refund. I had no proper apology for this happening. And on the website it states if they cancel the booking they hold no responsibility for ruining the trip and hold no accountability. However if I was to cancel I would be m charged. Probably the full price if I cancelled at such short notice. I do not recommend booking as if this happens they basically are not bothered!

it’s unfortunate that you’re disappointed that I would leave a completely honest review stating the facts, I’m sure you can only imagine how disappointed I was to receive your phone call only hours before we were due to stay. Maybe going forward as a company providing a service you should reconsider the way that you manage cancellations to ensure that you provide a positive experience with a more satisfactory outcome to the customer.

We are really disappointed to receive your review. You were called and emailed by a member of the team to inform you of the cancellation and to apologise for the distress and inconvenience. During the call it was explained to you that all of our properties are individually owned and therefore we could not offer the alternative properties we had available at the same price you had paid for Molls Yard. It was also explained that the security deposit would be released straightaway and that the refund for your card payment for your stay would be processed straightaway however, it would take up to 10 working days to show on your statement. A staff member even agreed to log in after our office had closed to action your final decision to allow you time to consider your options as we didn't want you to feel pressured into making a decision.

DISGRACEFUL COMPANY

DISGRACEFUL COMPANY, DISHONEST AND LACKING COMPASSION.

Very simply put I would recommend that you NEVER USE THEM and property owners should look at other more reputable companies with whom to list their properties.

In short we booked a property which said it had a 20% discount if booked under 2 weeks. We booked. There was then no discount offered despite it clearly being on their website up until a week later. When contacted we were told that there must have been an error and there was nothing that could be done. Nothing? I find that hard to believe and the miss selling of the properties in itself is an offence under the consumer protection act of 1987, but the story gets much worse.

4 days before our holiday was due to commence and less than a week after booking my wife’s father died suddenly, alone, in France.

In contacting StayCotswold we were told that there was again nothing they could do. “Everyone has extenuating circumstances” they said and we would only receive 10% back as it was company policy and we should consider carefully if we wanted to cancel before we tell them if we “wish” to cancel??!!??!!

To be clear we did not wish for him to die, we did not make a choice to change our plans. Perhaps they expected us to have our holiday and not bother with the funeral as his sole blood duaghter?

After going back and forth with no resolution other than hiding behind a company policy, not even an offer to move the booking to another date, we were finally offered £150 that will take up to 10 days to hit the account. As I write this they are also still holding a £500 deposit in our account despite us stating that we needed the money urgently to pay for the funeral.

I’ve reached out to owners and directors and have had no reply. They are being removed from my communications each time I send them by staff and i am astounded by the lack of compassion shown.

There are many great companies out there offering holiday homes in the UK whom we have used in the past. This one does not deserve to be in business so please take our advice and do not book with them.

Andrew, firstly we are really sorry for that you are going through a difficult time due to a recent family bereavement and that you have needed to cancel your upcoming stay.
As explained to you, we are sympathetic to your circumstances and as a goodwill gesture we are doing our best to re-market your dates, even at short notice, in the hope that we can refund you further as per our cancellation policy. Unfortunately, no one usually wants to cancel a stay, and when they do, it’s almost always due to negative circumstances that have unexpectedly arisen. In these situations, it’s also not fair that a property owner should be held financially liable for something that is completely outside their control. Unlike a hotel, which might have 100 rooms and therefore one cancellation is not material to them, our owners own individual properties, so one booking getting cancelled affects 100% of their income for that particular week. We have no desire for anyone to end up in a negative position financially, which is why we operate a goodwill gesture to return further funds as soon as we can place the owners back in the same financial position. If needed, we can also assist with a claim on travel insurance.
Regarding the booking price, all of our properties show a live price which clearly includes any available discount. Whilst due to a technical error, this property appeared in a special offer section of our website, the price presented to you was correct and displayed on multiple occasions up to the point that you booked. You accepted the price at the time of booking and at no point did we mislead you as to the cost of the holiday.
The refund of £150.00 is in line with the cancellation policy and calculated based on the notice provided prior to the arrival date. The security deposit (£500.00 for this property) is pre-authorised so shows only as a ‘pending’ transaction. As soon as the booking was cancelled, the pending transaction was cancelled releasing the funds back to you immediately.
Again, we are sorry for these unfortunate circumstances and for the difficulties your family are currently going through.

Pleasant stay at Cornerhouse Barn

Pleasant stay at Cornerhouse Barn, with great facilities. We do think on reflection that the 5pm check in is a bit cheeky. Across Airbnb, Booking.com or any of the other holiday lettings properties, it really is rare to see a check in time that is quite so late in the day. Coupled with 10am check out (which is admittedly more common across the board these days) it just contracts the whole weekend experience a bit so worth really thinking about before booking. This is not to say that the property wasn’t lovely and the service was good with no other issues during our stay.

The check out and arrival times are set to allow the housekeeping companies adequate time to fully prepare each cottage ahead of an arrival. Typically, they look after multiple properties which can be a bit of a challenge to schedule with shorter turnaround times. Wherever possible, property managers will be happy to accommodate earlier / later check out requests, so it’s always worth asking to see if this might be something that can be arranged. Disappointing stay at The Glen

We booked The Glen in Ilmington for a week away and when we arrived the road was closed both ends for roadworks! No advanced warning from Staycotswolds or the owner. Apparently, the owner lives in the village, so why not inform us? We had to ask the workmen if we could gain access to the road in order to unpack out luggage. The road was full of holes and barriers meaning that each day was hit and miss whether or not we could get parked. Furthermore, the cottage wasn't as clean as we would have liked and expected, finding gooey/slimy brown stuff in the slots in the kitchen draining area, left over dried vegetables in the utility sink, a mould spore growing on the window in the kitchen and not to mention the grubbiness of the kitchen floor! Another dissapointment we encountered was when our children ventured out to explore the garden and found about 8-10 piles of dog poo!! I reported this, and the road issues, and the response was "sorry for the inconvenience", not really what I expected for having paid a decent amount for a relaxing holiday - certainly not relaxing due to the noise from the road works without any of these other issues.
I do not recommend this company and nor do I recommend The Glen cottage.

Staycotswolds - I have read your reply and unfortunately does not make right the situation we experienced. We did have the details of the property manager, but why should our holiday be interrupted when the cottage should have been cleaned BEFORE we arrived. It should not have to be cleaned during someone's stay. We took photos (which you are welcome to) of the areas and things I originally mentioned.
You state the dog poo is the owner's responsibility. Not the property manager's or the owner's. Nor was it ours. But, we were left with it. And, if it's not your responsibility, then I'm assuming it'll still be there when the next guests arrive. Brilliant attitude.
Lastly, if the communication between you and the property owner is this bad, we certainly have no confidence in ever booking with you again

Dawn, thank you for your review of your recent stay at The Glen in the village of Ilmington. The property is currently rated on our website as 4.8 out of 5 and it is a very popular, quintessential period characterful cottage in the beautiful peaceful village of Ilmington, with a local village community shop, interesting and historical St. Mary’s Church and two local pubs.

StayCotswold act as the letting agent and we do not manage the properties as they are all individually owned. On behalf of StayCotswold we apologize that you received no notification prior to your booking about the roadworks in the village, however we cannot be held responsible as StayCotswold had received no information from the property owner regarding the roadworks on the lane where the property is situated. If this information had been available to us prior to your booking we would have passed it onto you prior to your stay. We have now investigated these roadworks and they are currently being undertaken by Severn Trent Water Authority, and they will be in situ until beginning of November. All our forthcoming guests have been notified about these roadworks in advance of their stay. The housekeeping issues you have mentioned in your review could have been easily rectified during your stay if you had contacted your property manager, his details were sent to you in your arrival details. We are sorry to hear that your children found a lot of dog poo in the garden. It is the responsibility of the dog owner to clear away their own dog poo and not the responsibility of the property manager or their housekeeping team. There are pet rules for guests who are bring their pets with them to a StayCotswold property, which are noted in the finer details for the property. In these rules we ask that pet owners “clean up after your pet (s) if they are to use the garden or drive areas”.

A delightful short break in Chadlington..

We found the Staycotswold Company very efficient.
There was a problem with our booking/payment for Harvey’s Corner Cottage, Chadlington and they dealt with it really swiftly by email, even though it was a Sunday and they were closed.
Kevin who maintains the cottage was excellent and reassured us with a few of our concerns about the cottage straight away..
The cottage itself was gorgeous, tastefully decorated, lovely extra touches, THE most comfortable beds, lovely bed linen and towels..
(We could move in!) ..
A pretty garden too..
Those extra touches of the welcome pack of milk, biscuits and crumpets were much appreciated…
We really enjoyed our stay and would highly recommend this delightful cottage and the letting company..
The Tite Inn was walking distance with a lovely garden too and friendly bar staff.
All in all, we had a fabulous stay..

Brook Cottage

Brook Cottage, Lower Brailes is a lovely little cottage, we really enjoyed our stay.
Cottage was very clean and ready for us to move in for our week stay.
Only things to note are as described the stairs are VERY steep but do have good hand rails.
There were only 2 outside chairs, 2 were in the carport but were broken so sitting outside wasn’t great with 4 adults. Only 1 wine glass, so we ended up buying our own which wasn’t ideal, booklet said coffee pod starter pack was available as were bin bags, sadly not.
Nice to arrive to milk, butter, eggs, juice and bread.
Great location and a must is a visit to the butchers and bakers just up the road.

Churn View / StayCotswold - don't do it!

Recently stayed at Churn View, Stratton. The property was slightly grubby when we arrived and now the owner has had the audacity to withhold our security deposit for minor damage that was there when we arrived. StayCotwold have been no help at all just taking the owners word for it. Have asked for dated proof that we caused the damage and had nothing back.
Also the cottage itself isn't available on any of the usual review sites, makes me think they are hiding something.
Don't use StayCotswold and definitely don't stay at Churn View.
Update 4 July 2024: With regards to the response from StayCotswold - the damage was already there when we arrived at the property and we were not responsible. When requested the owners were unable to provide proof that we caused any damage. We were also told by StayCotswold that the owner had paid £60 to get the carpet professionally cleaned (they were unable to provide an invoice for this) yet the comment below states that the owner cleaned the carpet themselves - in which case one of those statements is not true. We have since had our full damage deposit returned! I stand by my review.

Nicola, we are very disappointed to receive your review as you did not report any issues during your stay. Sadly, after your departure from the property, one of the carpets was found to have been damaged by a member of your party. The owners were upset that you did not report this accidental damage as per the booking terms request. As a result of the damage, your security deposit was processed and held by us as a precaution whilst the housekeepers and owners worked to restore the carpet. The property owner was luckily able to clean the carpet and remove the ink stains themselves without incurring any additional costs so we were able to refund the security deposit back to you in full. The property is able to be reviewed via the channel it was booked.

A Despicable Company - Avoid At All Costs!

A despicable company. More than happy to take your money for a booking, but zero interest or accountability when something goes wrong. I wasn’t provided with the correct keys to access ’The Nook’ in Burford and found myself unable to access the property late at night with my family (including 9 week old baby). No support at the time, and a refusal to refund after the event. Avoid at all costs, this company is toxic.

Jessica and Matt, we are disappointed to receive your review of StayCotswold. At the time of your complaint it was clearly explained to you that bookings made via StayCotswold form a legal agreement between the guest, and the property owner and that any compensation has to be authorised by the property owner. The keys provided were correct as you gained access to the property on check in on Friday and on Sunday to retrieve your personal effects. We confirmed that we had not received any other reports of guests not being able to access the property from the previous 32 sets of guests and therefore the owners felt that this was a user error, so no compensation was awarded on this occasion. As we act only as an agent for the owner, we cannot accept any legal responsibility for your accommodation. Any assistance provided by us in resolving a complaint in relation to your booking is provided on a goodwill basis only and in our capacity as an agent. We are sorry that it appears you overlooked reading through the booking conditions before agreeing to the terms when placing your booking.
