Worst realtor EVER!!!!! Sandy breached her fiduciary duties several times during my 3 sales, behaved unprofessionally and has a serious lack of integrity. Instead of advocating for me as her client, I had to battle with her on all 3 listings as to what I should be paying for. She used manipulative, strong-arm and bullying tactics to coerce me into conceding too much in purchase price and inspection items.
I would have never continued with her as my agent if the sales were one by one instead of all listed simultaneously. Another reason I would not have continued after the first contract is she only put 2.5% in for buyer’s agent instead of the normal 2.8%. I’m almost positive that resulted in the lack of traffic I experienced. Agents steer their clients away from lower commission deals. She did not go over any contracts or explain any documents to me, which any good realtor will do as part of acting in the best interest of their clients.
She offered reduced commission of 4% then complained about it and acted as if she was entitled to provide sub-standard service because of her offer - they were listed as full service on MLS. I had to edit each listing for spelling, grammar and general wording because she couldn’t get those or the details of each property correct.
On the first sale, she got many details wrong starting with the price of the home warranty. She stated $425, then that the buyer would waive the warranty if I gave a $4500 concession and installed a radon mitigation system. I did all that, but then she said (in writing) that she must have gotten it confused with another deal and not only was it not waived, it was now $495. SHE should have covered this as her mistake, but of course she didn’t.
On the second property, she REFUSED to remove a document for inspection item fixes when the situation had changed and I had new information. Two of the items were wrong and the buyer had not agreed, yet she argued with me and completely ignored my direction to amend the document. She then turned over negotiation of these items to me and the buyer’s agent – that’s right – I had to speak with the buyer’s agent myself. Sandy only amended the document based on THEIR direction, not mine as her client. Both he and I were uncomfortable with her dereliction of duty. She also failed to update the MLS according to my instruction and kept insisting on incorrect details.
On the third property, Sandy lied about hiring a professional photographer and lied about updating the MLS. The lack of marketing was clear in the blurry cell phone photos and inaccurate details. Other realtors that viewed it were shocked at the low-quality listing. When the low-ball offer came in, Sandy attempted to manipulate me to take it, but I knew a 2400 sq ft house built in 2002 in the Highlands was worth more so I stuck to my position and the buyer eventually agreed. Sandy then argued over inspection items because she doesn’t understand the difference between siding systems and roofing systems.
Realtors are required to provide clients copies of all signed contracts. Not only did Sandy not provide me copies or explain them, she actually REMOVED the signed Exclusive Rights contract from the eContracts system. She is an employing broker and knows better, but she feels she can do whatever she wants with no consequences.
I consulted with several attorneys, then filed a complaint with Colorado Real Estate Commission, case number 2018-888 Eric Turner, Mountain Metro Association of Realtors and local associations. She is in violation of several Standards of Practice of Ethics: Articles 1, 1-12, 1-13, Articles 9, 9-1, 9-2, and Article 12.
