Great location in Liverpool but large number of issues

Great location in Liverpool but the apartment had a large number of issues in it, many of which could easily be dealt with. The sofa was the main issue, very uncomfortable to sit on, you kept sliding off it and there was minimal amount of kitchen crockery. Heaven forbid if you actually had a full complement of six people in the flat (advertised for possible six with two sleeping on the sofa bed). Very wobbly dining table (again impossible for six to sit around) and dirty crockery when arrived.

Beware of this company!

Think twice before staying with this company in any of their properties, it may look good value for money and that's what we thought as 2 couples sharing an apartment, it is worth noting that neither couple smoke so there is no need for any form of naked flame, let alone a cigarette!
We was asked to put a charge on a credit card of £350 for any potential damage or £50 deposit NON REFUNDABLE! how absurd is that!
We opted for the £350 charge as we knew our stay in the apartment would be minimal which it was. And no damage cause by us.
Fast forward to the day after our stay and that £350 became chargeable for a cigarette burn on the sofa, and all this with absolutely no evidence!
Daylight robbery which we will not rest unless of course, that 53 Degress propery service, DO THE RIGHT THING .

Beware of this company

*UPDATE AFTER THE REPLY FROM "DAN THE FOUNDER*

The deposit was actually paid back in full following detailed discussions and PROOF the damage was cause PRIOR to our stay, needless to say that we will avoid any more of your properties in the future. Have a great 2026

At booking, guests are offered two explicit options:
• a £350 fully refundable damage deposit, or
• a £50 non-refundable damage waiver.

You chose the £350 refundable deposit, which is held only to cover damage if identified after checkout.

Following your stay, damage was identified to the sofa consistent with a burn mark, and the charge applied reflects the actual cost of repair/replacement, not a penalty or arbitrary fee. This process is standard across short-stay accommodation and is outlined in our booking terms, which are agreed to before arrival.

We do not make claims lightly. Decisions are based on post-checkout inspections and condition reports reviewed internally. While I appreciate you dispute responsibility, the charge was not applied without cause, nor is it “daylight robbery”.

I understand how frustrating situations like this can be, particularly when you strongly feel the damage wasn’t caused by your group. However, we have acted in line with the agreed process and evidence available at the time.

If you would like the team to explain the inspection findings and the decision in more detail, we are open to doing so.

After staying we were charged £350 for…

After staying we were charged £350 for a cigarette burn on the sofa. Neither couple smoke. We only got notification after emailing and asking why the money was taken. No communication just a receipt for £350. The whole process is impersonal and online, no communication and no customer service.

They offer a £50 waiver or £350 deposit. The £50 is non refundable, this seems an odd process. This is not dissimilar to car hire business.

We requested proof of the burn being fresh and asked for 3 months of property cleaning reports (as per the one issued on our departure)

We were offered 2 reports not the 3 months reports after a significant delay and both reports sheet amazingly didn't contain a picture of the particular cushion that the burn was on.

**UPDATE Following response**

The deposit was paid back following a threat of court action and because booking.com were involved. Asking for a deposit off their platform is not really something they like. no reports could be offered to prove otherwise. We wanted more and never received any. The truth was that every other report had failed to capture the same detail.

The attitude given in email responses in one instance was incredibly rude. But what would we expect with a business purely motivated by revenue.

I suggest that exit reports are made consistent and that you understand that whilst automation makes it simple to make (how do you describe it in your you tube videos about making 10k a month on air bnb) was it f*@k you money, it leaves a sore taste with consumers who actually look for some respect for their hard earned cash and choice of where to spend it.

The application of a £50 waiver or risk losing £350 leads me to suggest you should recommend people photograph the property in the same way you inspect a hire car.

Whilst your response is insepidly corporate it assumes that your team were courteous and prompt and didnt need to be chased hard to get a resolution.

I have been asked to remove reviews but even now it still leaves a sour taste so I will leave it as is.

Shame there is no humility, remorse or accuracy in your reply. Sums up the nature of the business and its founder.

At the time of booking, guests are offered two options:
• a £350 refundable damage deposit, or
• a £50 non-refundable damage waiver, which covers minor accidental damage and removes liability up to an agreed threshold.
This is similar to models used across hospitality and car hire and is explained during the booking journey.

In this case, a £350 charge was applied because damage was identified that exceeded what is covered by the waiver. The charge relates specifically to professional repair/replacement costs following checkout, not a penalty. I want to highlight we did not charge the full £350.

Regarding communication: the receipt is issued automatically once a claim is processed, which is why it may have been received before a direct conversation. That said, we do acknowledge your follow-up and the request for supporting documentation.

We supplied the inspection and cleaning reports available within the relevant timeframe. Our reports are designed to document overall condition and cleanliness rather than photograph every individual furnishing unless an issue is identified at the time. Delays in collating historic reports can occur, but no information has been intentionally withheld.

I appreciate that situations like this are frustrating — particularly when liability is disputed — but all charges are applied in line with the agreed booking terms and based on evidence reviewed internally.

If you’d like the team to walk through the reports and the process step by step, we’re open to doing so.

Following your escalation and Booking.com’s involvement, the deposit was refunded in full. While we do not accept that this was due to any wrongdoing, we recognised that the situation had become protracted and that resolving it conclusively was the right outcome.

On inspections and reporting: your feedback around consistency is fair. We have since tightened our exit-report process to ensure clearer, more standardised documentation across all stays. That includes clearer guidance for guests and more consistent reporting from our teams. Your point on encouraging guests to photograph a property on arrival is also reasonable and something we now actively recommend for everyone’s protection because cleaners are human and can miss small things are inspections.

On communication: I’m disappointed to hear that any interaction felt rude or dismissive. That is not the standard we expect, and where feedback highlights tone or service issues, it is reviewed internally. Automation helps us operate efficiently at scale, but it should never come at the expense of respect or professionalism, and I take responsibility for that balance as founder.

I understand why this experience left a sour taste, even after resolution. While we won’t agree on every point, I do accept that better empathy and faster clarity would have helped. We’ve taken lessons from this and adjusted processes as a result.

I appreciate you leaving your review as-is. Feedback, even when uncomfortable, is how standards improve. My biggest priority is guest experience as we scale and I would love to show you how much we care for our guests by extending a discount for you next stay with us. Do not stay with this company

Do not stay with this company. I booked one of their properties and the company I work with pays for the accommodation.

On doing my booking they asked for a deposit of £50 for damage, which I personnally paid.

This has not been refunded, so I contact the company and they state that this is non-refundable. There was no damage to the property.

In all my years of travelling I have never seen this before and I think it is a disgrace.

I will never stay with this company again

In this case, the damage waiver option was selected, which is why the £50 was not refundable. This is explained during the booking process and confirmed before payment is taken.

I completely understand the frustration if this wasn’t your expectation, but no deposit has been withheld, the correct option was applied based on the selection made at booking.

We stayed at a property in Droylsden for 5weeks. Whilst our new home was been completed.
The staff at 53 degrees were professional & easy to deal with. Dealing with queries in good time.
The property served us well. Had everything we needed. Was in great location close to amenities. Highly recommend.

Sally and the team recently helped me book a house in Chester for a party of 5 - We were off to the races and wanted to be close to the city pubs and restaurants as well as within walking distance of the race track. They found us the ideal house which was close but not so close you were disturbed by revellers and traffic. The house was clean, tidy and really well equipped so we would have no hestation a)staying again and b) booking next year - Thanks Sally

All questions answered and there's a confidence with the answers/communication that is assuring. since having 53 Degrees manage the property they have managed to find suitable tenants on the the first listing day which was fantastic!!! super happy with everything so far and now loooking in to adding a few more properties for them to manage

Great friendly service.

When we found ourselves homeless through no fault of our own 53 Degrees were amazing. We stayed in 3 properties over 3 months. The properties were all great. Clean with great facilities. The people were always friendly and very helpful. Recommended.

Amazing house shocking service

House they had was amazing but wow the service is beyond shocking

We stayed at a house in the Lake District which was a great house and the owners have clearly done a fab job with it

However they really have chosen the wrong agents to manage it

Poor communication
Check in details received very late
Chased for payments which had already been made
Details of an alarm at the property totally missing leading to a first night with little sleep
Shocking customer service to deal with the issue
Totally ignorant to the discussions around disruption to our holiday
Clearly not bothered at all about the customer experience

If I owned the house I’d be extremely happy but would openly suggest that if they want the standards to be matching their amazing property that they need somebody far more competent to manage their property

We're very sorry to hear about the issues you experienced. Just to clarify, the check-in instructions were sent the same day you completed the online check-in form, which was a day before your stay.

It has been noted you were initially sent a version of the check-in form that mistakenly included a request for the already paid security deposit. Once you notified us, we apologised and sent the correct form within 7 minutes.

We also apologise for the missing alarm details that disrupted your first morning. We've since updated our check-in guide to prevent this from happening again.

Guest experience is our top priority, and we took this incident seriously. We addressed the issue within an hour of being informed and made every effort to reach a positive resolution afterwards, though unfortunately, we were unsuccessful.

We continually review and improve our guest communications and thank you again for your review.

30 days at a 2 bedroom property in Chester

We stayed for 30 days at one of their properties on Walter St. in Chester UK. It is a comfortable 2 bedroom home that was an easy walk to the city centre as well as the train and bus station if you don't have a car. The beds were very comfortable and the location on a quiet residential street made getting a good night sleep really easy. The kitchen was well equipped to be able to cook meals at home and there were also plenty of restaurants nearby. This house was clean and the team who came in to clean during our stay freshened everything up. We would stay here again if back in Chester. Access to the property with a lockbox made checking in/out very easy.
Staff checked in with us during our stay to make sure everything was ok.

Very comfortable apartment.

Very comfortable apartment (including the sofa-bed), in a great location. Provided by a company that are extremely easy to deal & book with. The booking and reservation (including extensions) is very easy to process.
The apartment was spotlessly clean, and well equipped on arrival, and, as we extended our stay, we have had a 'mid-stay' clean which was carried out professionally and courteously.

Will undoubtedly rebook with this company.

It was spotless and so comfortable

It was spotless and so comfortable. The beds were really big and comfy. It was a bitterly cold weekend and the apartment was so warm. Loads of utensils there for cooking. Loved all the colour scheme.
