Great Experience with Accommodation.co.uk

I have had a great experience with Accommodation.co.uk whilst moving over to Manchester. Aaron Short was friendly, knowledgeable and helpful, responding quickly and helping me find the right spot to rent. During the very busy viewings he still took time to answer all of our individual questions, helped adapt the contract to my specific renting needs, and made the whole process pleasant and easy. Would absolutely recommend renting through them.

Dan is the best!

Dan has been super helpful from the beginning. He addressed us personally by name and really made us feel like he was advocating for us. We found a beautiful property for our small family to move into with Dan’s help. We highly recommend him as an agent.

My partner and I had the absolute pleasure of working with Dan while searching for a 2-bedroom accommodation in Leeds for our growing family. From the very first interaction, Dan was incredibly professional, responsive, and genuinely supportive.

He listened carefully to what we needed and went above and beyond to ensure we found a place that truly felt like home. Thanks to Dan’s help, we secured a lovely 2-bedroom flat that meets all our needs it’s been a smooth and stress-free process from start to finish.

It’s rare to find agents who are this dedicated, and we’re genuinely grateful for his help. Highly recommend working with Dan if you’re looking for accommodation in Leeds!

I have been renting my HMO property in…

I have been renting my HMO property in London to Accomodation.co.uk. for 2yrs, within that time I have had zero issues. They have supplied me with quality tenants throughout who have been punctual with paying the rent, Accomodation.co.uk have always being punctual in passing the rent to me and also dealing with any repair issues that may arise. I would happily use this company again should I need an agent to run a property for me.

Wish I could give more than 5 Stars!

I was recommended Accommodation by a group of business associates who all use Accommodation for Landlord services. They spoke highly of the service received and Accommodation lived up to expectations! Quick, reliable, easy to communicate with and above all I really felt they had my interest at heart. They found great tenants for my property and I would highly recommend.

Being a first time landlord

Being a first time landlord, this process was all new to me. Everything was explained and the process was smooth. Great service from start to finish and couldn’t recommend Accommodation.co.uk more. My property Manager Richard has also been fantastic

Efficient service.

As a first time landlord, I was guided through expertly and patiently by Kevin.
It was all sorted quickly and efficiently and he was swift to respond to any queries. Excellent service so far.

Disgusting, avoid

Disgusting. I'm a first time landlord in West Midlands. We started working together in March. After signing the contract, there was practically zero contact. I waited weeks for photos to be taken and for my property to be listed on the market. No updates, supposedly some applications were involved, but in the end, nothing happened. Even now, when I want to terminate the contract, no one is responding. Pathetic, a complete waste of time and money. I do not recommend this agency or the agent, Vijay Chamber. I gave them two chances and was still ignored. 3 months wasted, thanks

Let only service

I used the let only service and as a first time landlord I found the process really straightforward and stress free. On the valuation visit Sammy gave me lots of useful information and contacts for a few jobs I needed doing prior to letting which I really appreciated. She was open and honest throughout. I would definitely use them again in the future.

AVOID ANY PROPERTIES FOR RENT WITH THIS…

AVOID ANY PROPERTIES FOR RENT WITH THIS COMPANY.

Firstly to say: the property was renting to me without a deep clean, I undertook a deep clean myself- fir them to have the audacity to tell me on handing the keys back that the oven needs a deep clean is laughable.

Landlord was messaging me throughout tenancy, if I didn't reply Within a time convenient for him I'd get more messages asking me to reply, even after the death of my nan.
I eventually emailed accommodation.co.uk to tell them that I'm not long comfortable with the landlord messaging me directly as he's about full on.
They reply said but he can get things done faster than us- did not give a care about my concern.
Then I caught my landlord peering through my back patio doors, when he seen me he ran away around the front, made up lies about what he was doing.
For me to contact accommodation.co.uk and tell them this completely illegal act had taken place for them to side with him saying I'm sure he meant no harm and acting like he had done no wrong.

Useless, unprofessional, do not care about tenants. AVOID.

EVEN NOW WITH THERE REPLY THEY STILL THINK THE LANDLORD HAS THE RIGHT TO PEEP THROUGH MY WINDOWS AT ME WITHOUT MY PERMISSION. JUST BACKING UP MY ORIGINAL COMMENT.
NOT ACCEPTONG ANY RESPONSIBILITY JUST LIKE THE LANDLORD. WELL DONE.

Firstly, I want to clarify that the landlord was in regular contact with you both as mentioned throughout the tenancy. The landlord visit you mentioned was arranged with your partner prior to his attendance. I can provide a timeline of communications to clarify this if required.
Regarding the oven and cleaning, while the deep clean you performed yourself is greatly appreciated, the landlord only requested an oven clean at checkout to ensure fairness for incoming tenants.
We also recognise that the frequency of messages from the landlord may have felt intrusive—especially during a difficult personal time—and sincerely apologise if that caused any discomfort during your grieving. It was never the landlord's intention to add to your distress.
Again, thank you for your feedback. We strive to treat all tenants with respect and professionalism, and your comments will help us improve moving forward.

From the first valuation this agent had extensive knowledge of the current market and handled the listing promptly, nothing was too big of an issue for her.

Within 3 weeks she found us the perfect fit tenants for our property and I couldn’t fault how smooth the whole process was for her and the team at Accommodation Lettings.

After 3 years of being with them. The last 6 months has been AWFUL.

I wrote the below review out of continuous failings of the company. However, Scott reached out and tried to resolve my issues this was very helpful. Despite them taking a few months to resolve I have changed my score from 1 to 3.

Now I have reached all limits a company can take me to.

I started off my journey and experience with accomodation.com AMAZINGLY. Clear expectation, clear fees, no mishaps, I understood what I was getting and the response time was brilliant as a first time landlord with them.

As soon as Charlotte my original letting agent left last year and changes were made in the company the following happened -

1. I contacted them in Decemeber 2024 asking if the tenants knew if they would extend renting - Response - Yes they will be happy to.
2. Tenants - January 2025 - Decide they want to leave giving me 3 months notice.
3. I EMAIL SAMMY TAYLOR SEVERAL TIMES SINCE OVER 2 MONTHS - No response after being contacted by her as my new agent in DECEMBER asking her if I could sell or should rent (she assured me renting is the best option) - Apologies were made by her of being over worked and usual excuses were made everytime i contacted her or i was being ignored.
4. In January - I expressed the URGENCY of a tenant being filled by the right candidate for me as I was UNEMPLOYED now.
5. 2 months later of NO tenancy despite being told by Sammy rental opportunity is HIGH her absolute incompetence of booking tenants in despite my urgency was clear, the process and dealing with this promptly WITHOUT making excuses was neither here or there.
6. I was STUCK in a situation of having to trust an untrustworthy company to manage my expectations and an even more untrustworthy lettings agent (SAMMY TAYLOR).
7. After the first tenants fell through after a month, I was left with promising of finding someone new as there were SO many (I was not given visibility of this despite being sent potentials with Charlotte the first time i let. Sammys approach was NOT to find my ideal tenant BUT to just fill the property as long as they had the income to pay - AWFUL).
8. The new tenants moved in after I agreed them. God knows when because none of it was confirmed to me as deadlines to move in kept changing. I was then last min called by Sammy asking for a paint job (£160) and cleaning (£165) was required. DESPITE THE FACT SHE HAS FILMED (RATHER QUICKLY) telling me the flat is fine!!! ANOTHER FEE THAT EQUATED TO £325. Further costs last minute. IM UNEMPLOYED. NOW WITH 2 MONTHS OF NO INCOME or No council tax paid. Ive had to borrow money. This is gut reaching for me and soul destroying.
9. I was then asked if I could provide a headboard and another bed, they clearly have not listened to the fact that I cannot afford it.
10. I then get a maintenance request action after a few weeks of then tenants moving in asking to fix a light switch and the front door key alignment!! MORE COST THAT SHOULD HAVE BEEN INSPECTED UPON THE DEPATURE OF THE PREVIOUS TENENTS and THE CHECKS DONE BY ACCOMODATION!! Of which they said I would get every year (accomodation.com -Sammy confirmed it was her fault so what i should have gotten in September i got in March/April the following year) and due to Sammy and the company I didn't get as part of what I've paid for.
11. I also get an email in amongst all of what's happening from accomodation saying my fees are being increased - This is the second one in a year!!! I arrange my own repairs because you give EXTORTIONATE RATES. Likely to pocket friends and NO WORK IS ACTUALLY BEING DONE. I was sent a video of my property with NO issues yet they raise them with you as a landlord as a matter of urgency last minute. The cleaner they arranged was from outside Lodnon NO WHERE NEAR the flat when my property is in BIRMINGHAM. WHY??
12. Then the cherry on top. My lettings agent Sammy Taylor put the wrong address for the contract whilst the tenants have already moved in. WHAT KIND OF LETTING AGENT DOES THIS???
13. I am unemployed out of choice as I have worked for some of the biggest companies in the world and needed a break. The BBC is one of them. I will be sharing my experience with many and to NEVER recommend this company in my life. They have driven me to the point of selling my property to reduce the headache and stress in my life. You are best using services from Open Rent and to not experience this lapdash obnoxious behaviour where half of the responses to anything money related is being made to be issues going unanswered or casually responded to with excuses.

Charlotte who i dealt with was great.
Chelsea was too but as of late has been pretty absent with responses and picks and chooses what is responded to.
Sammy Taylor. Do NOT leave your property in her hands.

Great efficient Company. Highly recommend using their services

Initially dealt with Chelsea who was fantasic. Communication was smooth and prompt. If it wasn't for Chelsea we wouldn't have our dream home.
I then was passed over to Sammy who sorted our tenancy agreement, answered all of ours questions promptly. Nothing was too much bother. We came across a very minor issue a few weeks after moving in however it was dealt with quickly and smoothly. Overall, I have had the best experience with this Company and I cannot recommend Chelsea and Sammy enough. Thank you.
