API Global were Professional from the word go. They kept all their promises and did what they had to in order to meet my expectations. It would be incomplete if I don’t mention Chloe Hilton & Judy Baldress who were instrumental in aiding me complete the entire process from viewing to moving in on time and as planned. Their liaison with the various stakeholders like the landlords, Solicitors & the Management Company were impressive.
I look forward to working with them in the future, should a chance arise

I am sharing my experience because people often ask me about my dealings with API Global UK Ltd, and I believe it is important to raise awareness so that other investors can carry out thorough due diligence before committing their money.

On 24 February 2025, I paid a £5,000 reservation fee for a property opportunity. In addition, I paid a 20% deposit through another associated party, as well as conveyancing fees, valuation costs, and other legal expenses. At the time, I felt confident about moving forward and trusted the information I had been provided.

However, after progressing the purchase, I experienced repeated delays and ongoing uncertainty. My understanding was that the transaction would move forward within a reasonable timeframe, yet months passed without completion.

During the process, I was informed of issues affecting the development, including a reported leak within what had been presented as a newly built property. The valuation process also took considerably longer than expected, and I experienced continued uncertainty regarding mortgage funding. As these issues accumulated, my confidence in the transaction steadily declined.

After seeking independent advice from brokers and lenders, I became increasingly concerned about the financial viability of the investment. Lender appetite appeared to be very limited, and the only lending option available to me involved significantly higher borrowing costs. When I carefully reviewed the figures, including mortgage payments, fees, and ongoing expenses, the numbers simply did not make financial sense.

To be fair, the matter was partially resolved, which is why I am giving 2 stars rather than 1. I was ultimately able to transfer my £5,000 reservation fee towards another property opportunity. Unfortunately, I then encountered further challenges, including additional lender concerns and borrowing costs that I considered difficult to justify financially.

At that point, I decided to walk away. There were simply too many red flags for me to ignore. While I accepted the loss of time, money, and effort already invested, I no longer felt comfortable proceeding.

What I found particularly disappointing was that communication became much harder once concerns were raised and I decided not to proceed. The overall experience was stressful, time-consuming, and costly. The impact was not only financial but also emotional, as months of effort ultimately led nowhere.

I am sharing this experience not out of bitterness, but in the hope that it helps other investors ask the right questions, seek independent advice, verify lender appetite early, and carefully review all documentation before committing funds.

If something doesn't feel right, trust your instincts and investigate further before spending another penny.

Sometimes the best investment decision is not the property you buy, but the one you choose not to buy when the numbers stop making sense.

I want to commend the staff at API Global for their professionalism during my recent property purchase process. Elliott Babbs and Naj Fox were always patient with the numeous questions I was asking as this was my first UK property purchase. They were always proactive in managing the range of solicitors, the mortgage originator, property management company, and others. My experience with API Global has been deeply disappointing, and I want to warn other investors before they make the same mistake.

I was given misleading information during the sales process, especially about what the property was allowed to be used for. These assurances later proved to be completely incorrect, causing major issues after completion.

When I tried to raise this formally, I discovered that API Global is not registered with any government-approved redress scheme. That means if something goes wrong, you have no independent body to turn to — a serious red flag for any investment company.

To make things worse, they failed to provide a complaints procedure despite repeated requests. I was simply told to post a letter with no explanation of how it would be handled. This is not what I expect from a company selling investment products.

API Global also pushed partner companies and service providers that turned out to be completely unsuitable once the true restrictions of the property became clear. These recommendations only made the situation more costly and frustrating.

In my view, investors need to be extremely careful.
Do not rely on API Global’s guidance at face value. Do your own independent checks, or you may end up facing the same problems I did.

Imagine paying money and then not getting the condo and then.... money gone. That's what you will get if you go with API Global.

I am still in an endless loop of lawyers ping pong, trying to get my money back.

Stay away from them.

A bit more information:

1. I signed up for an apartment at Phoenix house, in Cambridge with API Global. The down payment was about 20%.
2. The completion was supposed to be in Q1 2024. Then it moved to Q2, then Q3 and so on.
3. During this whole time API Global was slow to respond, sometimes even forgetting to update me with new delays, sometimes sending the wrong information.
4. The feeling is horrible, you pay money, you don't get apartment and you need to chaise API Global
5. Every quarter they promised that next quarter it will happen for sure
6. They claimed that the delay is actually good thing for me (another lie) because the mortgage interest only goes down
7. 2 month ago, they asked me to take the mortgage with a higher interest. Claiming it's not up to them that the interest went up.
8. I decided to execute my right according to the contract and terminate the contract according the contract rules as the developer failed to finish construction within the "Long stop date".
9. API Global just disappeared, left me alone to fight with the developer.
10. I left them bad review. They threatened me, that if I will not remove the bad review I will never see the money
11. Right now I am in an endless loop with lawyers, fighting to get my money back that I deserve by law and API Global couldn't care less as they got their commision.

This is a company that cares only about money and doesn't care at all about their customers
