Great Company

As a first time buyer I purchased my first property through colubrid. They were extremely helpful and walked me through all the stages and were always happy to help. Couldn’t recommend more!

Very unhelpful, poor communication and try to take advantage of first time buyers.
Lisa from Sales progression contacted our mortgage advisor without our permission or knowledge to tell them to use a different lender due to the absence of risk assessments for the cladding on the building of the property we were purchasing.
Thankfully, our mortgage advisor are honest and trustworthy unlike this company, and informed us of this and completely backed our best interests and insisted risk assessments were obtained. This took almost 6 months to be completed. The sales progression team refused to speak to us over the phone and were equally unhelpful when our mortgage advisors were requesting updates. The one time I did speak to Lisa over the phone she was extremely rude and told me dismissive and had a huge amount of attitude. If I was a vendor, I’d also be very disappointed to know that the sales progression team do nothing to actually try and progress your sale, and instead place obstacles and avoid buyers. When these risk assessments were eventually completed (after much a battle) and came back, the cladding was a risk and urgent work would need to be completed. I strongly believe Colurbrid knew what the outcome of this risk assessment would be and tried to take advantage of a young family - as if the risks posed by unsafe cladding isn’t an extremely serious issue!
Furthermore, when we requested our reservation fee be returned after 5 months of no progress, this took weeks to be completed. Despite the manager, Josh, agreeing to this within days of requesting it and “passing it over to the accounts department”, we did not receive it. Maya then tried to backtrack saying she needed confirmation that it had been agreed to be returned when Josh was away (despite the email where Josh had agreed being sent to her) and then claimed the accounts department can only make payments every other Thursday. My partner was passed around different people on the phone about this issue too. He was told her was being passed over to accounts, and was passed to the receptionist, who passed him to sales progression, who passed him to another department, who passed him back to reception, who passed him to the contracts department, before being cut off. We eventually got our fee back after a lengthy complaint, on a day which was not a Thursday! Funny that.
Please please ignore the Google reviews which they clearly have control to get removed! Their service is shocking and they are sly, deceitful and ultimately do not care about their buyers or vendors alike.

Overall, our experience was disappointing. The initial valuation was in line with other estate agents, but the offers we received, first £25,000 below and then £18,000 below the valuation estimate, raised concerns. The first offer was £5,000 below what we paid 4–5 years ago, and the second offer was only £2,000 above what we originally paid. When I turned these down and said I wanted at least £10,000 more than what we paid, we were then told that the market hadn’t changed much since we bought the property and that we should expect similar prices, even though they had originally valued it at £20,000 more than what we paid.

Part of the reason I chose to sell with Colubrid was because they offer a dashboard where you can see stats for your property on Rightmove, along with viewings and feedback. However, I asked multiple times about getting access to this and was always told they were fixing bugs and would send login details once it was ready. During the entire time our property was on the market, I never received any login details and was given the same response each time, that it should be ready in a few weeks. I’m not sure what’s going on with their dashboard, but if that’s a key reason for choosing them, I would take that out of the equation.

We were told it was a good market and that the property would sell easily, but that just wasn’t the case for us. Over four months, we only had four viewing requests, and just two of those actually turned into viewings, which felt quite low.

It’s hard to say whether it was the valuation, the market, or just the effort put into selling and marketing the property, but overall it just didn’t go well. It also felt like there wasn’t much concern or urgency from the agent when things weren’t progressing, which was frustrating.

Do not use this company, they're lying and corrupt. Told me I was tied in for two weeks when infact it was 16 weeks, contract was in pen and he clearly added bits in there when he left, they reduced my house on Rightmove without consulting me. Josh from Stanford brunch is sneaky. Avoid at all costs.

1 Viewing in 6 weeks in a prime area while other homes in the area are selling around us.

I am writing to express my disappointment with the way our property has been managed.

We were informed that viewings were scheduled to take place today, yet we have received no communication whatsoever—no confirmation, no updates, and no indication as to whether these viewings actually went ahead. This lack of contact is extremely frustrating, particularly given that we have been relying on your team to manage this process professionally and proactively.

More broadly, the level of communication from your side has been consistently poor. We have had to chase for updates, and even then, responses have been limited or delayed. As your clients, we expect to be kept informed—especially regarding something as important as viewings.

Today’s situation has only reinforced our concerns. We arranged our day around the expectation that viewings would be taking place, only to be left completely in the dark. This is not the level of service we were led to expect.

We would appreciate an immediate update on:

-Whether any viewings were actually scheduled or carried out today
-A clear explanation for the lack of communication

Moving forward, we expect a much more consistent and proactive approach to communication. Please treat this as a formal complaint and confirm what steps will be taken to ensure this does not happen again.

We sold our property through Colubrid Estate Agents, and although the process took around 10 months and involved challenges—including losing our first buyer—the team remained outstanding throughout.

Rob, in particular, was excellent. He managed the buyer side with great professionalism and kept everything moving despite delays from solicitors. He was always polite, supportive, and proactive, which made the whole experience much smoother for us.

I wouldn’t recommend this estate agent to anyone. The service throughout was incredibly poor and unprofessional. I was laughed at by a member of staff when I asked for a simple update, and on another occasion was told, “you don’t pay our bills” — a shocking response from a company supposed to support you through a major life event.

Communication was consistently lacking, leaving us in the dark for long periods during an already stressful process. After a long and painful experience, we did finally complete — but it was not thanks to their support.

This agency seriously needs to re-evaluate its approach to customer service and invest in proper training for its staff. Buyers and sellers deserve better.

The staff could benefit from improving their communication and customer service skills. There seems to be a lack of coordination, as we were asked the same questions multiple times. Additionally, the tone of the interactions felt quite aggressive. I believe that attending a customer care course could be beneficial for the team. Having dealt with many people and services over the years, I feel that some training in this area would greatly enhance their service.
