Purchasing a new build property can slightly lengthen or complicate the purchase process due to the additional work required to investigate the planning permissions and complete the necessary legal documentation. This is true despite the often short exchange deadlines imposed by the developers.

We have an experienced and professional team who can advise you on the intricacies of creating a trust, the potential taxation implications (positive and negative) and provide support and advice if you are a trustee of an existing trust.
A trust is a way to give your assets to people of your choice (known as beneficiaries), in your lifetime or on death. The trust will name people to manage the trust (known as trustees). Unlike a straightforward gift, beneficiaries receiving gifts held in a trust will not have full control over the gift. Many people use a trust in conjunction with their Will to pass on their assets on death in a manner they feel is appropriate to a particular beneficiary.

Dreadful Experience
Fosters were acting on behalf of my buyer, and I feel it is important to share my experience with Foster Solicitors (Lowestoft), given the level of stress, uncertainty, and emotional strain their handling of this matter caused.
The lack of timely and effective communication with my solicitor had significantly prolonged the process and added unnecessary pressure to what was already a demanding situation.
What should have been a relatively simple purchase for my buyer (first time buyer – chain free), turned into a 10 month wait with constant issues, irrelevant enquiries or Fosters asking for information they’d already been supplied.
The emotional toll of this experience should not be underestimated. Buying and selling a property is widely recognised as one of life’s more stressful events, yet this process has been made significantly more difficult by the need to constantly chase for updates and the persistent uncertainty surrounding progress. Repeated delays, and ongoing introduction of new queries created a continuous sense of unease, frustration, and disruption to daily life
With all that in mind, the buyers mortgage also ran out during this process meaning he then had to reapply creating further delays, and addition to that there had to be another valuation survey carried out and his searches also ran out so they too needed to be done again.
In summary, this has been a protracted, frustrating, and emotionally exhausting experience rather than a fun and exciting time for me to move house. I would strongly encourage others to carefully consider alternative firms when dealing with a transaction of such importance, where clear communication, efficiency, and empathy are essential.
