My experience with Holland2Stay has been deeply disappointing and, at times, concerning.
This goes well beyond a single issue. The Philips B. building is poorly managed across multiple fronts:
* Lift reliability is a persistent problem. Only one lift serves the top floor, the other 3 have been periodically broken for 2 years and completely out of service for 3 months now. When the final lift is out of service, access is effectively cut off.
* Communal areas are frequently left in an unacceptable state, with rubbish regularly dumped and left unaddressed. The same goes for the rubbish and recycling bins we use as a community which are regularly overflowing with dumped rubbish.
* Security is clearly lacking. There have been repeated incidents of non-residents accessing the building—homeless individuals regularly sleeping in corridors, groups of youths entering to cause disruption, including banging on doors and stealing items.
* The basement bike storage is not secure in practice. Bicycles are regularly knocked over or damaged, often affecting entire rows at a time.
* Parcel theft is an ongoing issue, with no visible improvement in prevention or response.
What is most concerning is not just that these issues occur, but the apparent lack of urgency or accountability in addressing them.
At the same time, rent increases are applied consistently each year without fail, which makes the contrast even harder to ignore.
Parking adds another layer of frustration. Despite being attached to the building, it is managed separately, prioritising external users (such as PSV event parking) over residents. This leaves tenants facing excessive street parking costs or ongoing fines.
Overall, there is a clear gap between what residents are paying for and the standard of living being delivered. A residential provider should ensure safety, maintenance, and basic functionality as a minimum. That is not the case here.

My experience with Holland2Stay has been very smooth and pleasant. The location is very convenient and the building is spacious and fully equipped with everything necessary, from rooftops to common spaces, gym etc. My studio is spacious and bright, renovated and beautifully furnished. The service has been very quick and effective every time I had an issue. I would definitely recommend it :)

They never respond. I won one of their lotteries for a student only-studio, uploaded my documents, and did not hear back at all for 2 weeks. Then I got a notification saying that one of the required documents was missing (I am pretty sure I uploaded it, but there is no way to review the documents you uploaded after submitting them, so there's no way to know for sure), so I tried again. You'd assume that you'd hear back quickly after re-submitting your documents, because they've already been on your case, but I'm now on my third day of waiting without hearing anything from them once again. I called, but every time you call, their operators are supposedly all on call. That is not a coincidence. They then advise you to leave a call-back request. Guess what? Call-back requests don't get followed up on. Ever. Sent them an email, no response. I am supposed to be able to move in in a week and a half, how on earth is it possible that I have not been in direct contact with them, despite my efforts?

Ik heb een zeer positieve ervaring met Holland2Stay. Vanaf het eerste moment verloopt het hele proces duidelijk, transparant en efficiënt. Als iemand die nieuw is in Nederland, geeft dat meteen rust en vertrouwen. Alles wordt stap voor stap uitgelegd en je weet precies waar je aan toe bent. De woning is netjes, modern en goed onderhouden, precies zoals beschreven op de website. Wat ik vooral waardeer, is dat er geen verrassingen zijn bij aankomst. De locatie is ook ideaal, met goede bereikbaarheid en alle nodige voorzieningen in de buurt, wat het dagelijks leven een stuk makkelijker maakt. Wat Holland2Stay voor mij echt onderscheidt, is de professionele en snelle communicatie. Vragen worden snel en duidelijk beantwoord en je merkt dat ze echt meedenken. Ze hebben duidelijk ervaring met internationale huurders en begrijpen wat belangrijk is wanneer je een nieuwe start maakt in een ander land. Daarnaast verloopt alles digitaal en georganiseerd, wat het proces nog soepeler maakt. Van inschrijving tot contract en verdere opvolging alles voelt gestructureerd en betrouwbaar aan. Dankzij Holland2Stay voel ik me snel thuis en kan ik me focussen op mijn werk en toekomst in Nederland. Het geeft een fijn gevoel om te weten dat je kunt rekenen op een organisatie die haar zaken goed op orde heeft. Ik raad Holland2Stay dan ook zeker aan aan iedereen die op zoek is naar een veilige, betrouwbare en comfortabele woonoplossing in Nederland. Voor mij maakt het echt een groot verschil in mijn start hier.

Terrible service in general. Plus watch out for the same trick they always use to steal your deposit.
We checked in we sent in a report about the damage in the apartment and to the walls. They said this is wear and tear.
Then they charge you for wear and tear on curtains (lol), mattress (lol) because you slept on it, and then almost 900 euros to paint the walls that were already damaged.
I wish google allowed the upload of Pdfs to prove my points. In any case much better options out there.

Studios are really nice and spacious, they offer everything one could need and you can furnish it however you like! Rooftop terrace and lobby are amazing too! Staff is really nice and it’s a good worth for the price.

Repairs take forever,
Rooms are overpriced for what you get (except you get housing benefit)
Hallway maintained every 2 weeks,
Outside of the building not cleaned so flies manifest themselves, (when cleaned they just didn’t reach my room, I asked the cleaner they said we will be back (surprise they never went back). Also spoke to the house manager who told me they are coming back… rest is history
When informed about issues they often say that it will be cleaned soon, or that they cannot do anything because it’s a third party or that the contact person that never response to your email is in den Haag or Eindhoven. That they are not in the office because they are at another location that day. Or you request a call back and get sent an email on which u answer and after which you receive an unfriendly email from the said person in den Haag about a technicality.
Excuses over excuses and no statement of yes we screwed up here sorry we will get at it. Do never expect that from holland2stay. Never! Then you are fine renting here.
It really took me months to be so frustrated with them to leave this review. I just gave them the opportunity to just be reasonable and helpful but again pointing fingers everywhere but not themselves. It’s like a virus and honestly I feel sorry for the people that always change and just work at the office a few weeks to be loaded with all this incompetence from the management and design of this whole “management” company.

My new studio at De Eendracht in Rotterdam is fantastic: completely brand new, very bright, and the furniture is modern and functional. The building itself is super new, with great facilities like a gym, lounge, and laundry. Highly recommended!

I think it's best option for expats, Holland2Stay offers good quality houses. Because when you are an expat an came first to Netherlands you do not have any idea about how competitive finding house is.
