This is the only time we have rented a house and had the absolute displeasure of dealing with this disaster class called Leaders.

We were searching for a rental property in April 2025. We found one that looked up our street so we enquired. Leaders were hesitant for us to view the property as ‘by the time you’ve viewed it, it will be gone’. Naivety on our part to rent a place just by looking at the photos on the website? Probably! Never mind we make the best out of what we can!

So we moved in.

I don’t know what kind of cowboy painters they had in before we got the keys but wow. Paints on the glass panes above the doors. Paints on the windows in the bathroom. Paint on the door handles even. Fanta cans littered around the kitchen, dirt on the living room carpet and debris in the kitchen. This was our first taste of unprofessionalism but never mind, we throw the cans in the bin and hoover up the dirt.

The house was old and needed a good renovation. A conservatory with rotting wood and you could see the gaps in the roof panes from inside. We reported it to ‘property management’ and had another cowboy come and fill the gaps ‘hoping that’ll hold it’. You can’t make it up really.

Throughout the tenancy we had our regular house inspections. Everything always came back fine as we are good tenants. Respect someone else’s property and keep clean and tidy. We have a small dog but keep him groomed and the carpets fresh.

After a year and a bit, we bought our own property and handed our notice in.

Enter senior property manager Sarah Collins.

My God. I have never dealt with someone so incompetent. It’s never a good sign when the person you’re dealing with can’t save their email signature correctly for one.

We were cleaning for hours on end and removing hair from the 3 carpets in the house. We hoovered and wet vaxed as we do most weeks and we were shocked when we were ‘not released from our tenancy’ because Leaders decided that our cleaning was not good enough.

I have attached an email to show what ludicrous prices they were attempting to charge. I have also attached the photo at the start of tenancy and checkout. In my opinion it look the same. It is funny how in the duration of our tenancy, each inspection marked the house as fine for smell, however on checkout there’s ‘dog odour’.

So we went back to Sarah and voiced our disagreement with these charges. We simply were not paying them. It then changed to £118 for the cleaning and £170 for carpet cleaning. This included a smear on the hob and some dust inside a bathroom fan. Again, absolute chancers.

My partner received a phone call from Sarah. After she went ranting for the first two minutes, my partner was allowed to speak. She rang with an attitude and to be honest sounded like she just wanted an argument. We are pretty chill people, just keep our heads down and do our own thing. But she was so unprofessional and rude that my partner just hung up on her. She did not listen to the points being raised. She was aggressive in tone and abrupt.

Here is a snippet of my email on the aftermath -

‘Secondly, there were many valid points raised against your companies management of the property by my partner

The main one being - if you’re expecting us to provide a professional clean at the end of tenancy, then we would have expected a professional service during our tenancy.
There were multiple issues raised throughout the tenancy that were reported the correct way however instead of a professional company coming to deal with the issue, our neighbour came round.
You have stated that you ‘didn’t see the relevance’. The relevance is that if we are expected to have professionals come and clean then we expected professionals to sort our issues there.
The difference is we did not kick up a fuss at the time’.

I think that says it all to be honest. I have asked 3 times now to speak with her manager to listen back to the phone call between her and my partner. Funny enough I’ve had no call back.

Avoid this horrendous company and the staff.

Reliable, friendly & great communication

I have rented multiple properties through leaders since 2020 and can genuinely say I do not understand how they are still in business.

My experience has been consistently unacceptable. Communication is poor throughout, emails are frequently ignored unless chased and when responses are received, they are often inaccurate or contradictory.

The tenancy renewal process is particularly badly handled. Despite giving advance notice, there were delays, repeated errors in documentation and confusion around agreed payment arrangements.

We also encountered ongoing issues with rent payments after being provided with non functional bank details. Despite raising this multiple times and following the instructions given, we were still wrongly contacted regarding arrears.

Overall, the service has been disorganised, incompetent, and has caused significant and unnecessary stress over an extended period.

This is not the level of professionalism expected when managing something as important as someone’s home and I hope I never have to use them again.

Trustworthy and reliable estate agents, never had a problem and would happily rent from them again!

Michael was great! Always there for us whenever we had any questions or concerns, the whole Woodbridge team is brilliant!

Recently moved into our new home with the help of leaders and Michael whom works there, made the process easy and very helpful, definetly recommend!

As a landlord I have found Leader’s Service outstanding. Freya and particular absolutely knows her job inside out and has been helpful at every turn Couldn’t ask for more.

Leaders’ so-called “no deposit option” is a complete scam designed to exploit tenants. They charge monthly subscription fees under the guise of making renting more accessible, but at the end of the tenancy, they attempt to impose outrageous and unjustified charges for cleaning, damages, and more—none of which hold up against the evidence.

Despite leaving the property in better condition than when we moved in, they made baseless claims and tried to squeeze us for money. Their communication is poor, and they show no interest in fairness or tenant rights.

This is a predatory practice to loot tenants who trusted their scheme. I would never recommend Leaders to anyone. Save yourself the stress and go with a reputable letting agent instead.

We’ve just moved into our new home and from start to finish Leaders were so helpful. Would definitely recommend.

My experience of leaders has been totally positive. I moved from brighton to suffolk and have been through many tenancies, however, the service Josh, Jamie and Ryan provided was excellent. Very welcoming and accommodating, i even got a welcome gift on the day i collected my keys.

As a tenant whilst in the property, communication and support was good. When leaving the property and being accused of leaving it in an unacceptable state, it was a different story. No support or guidance. It was stated in my inspection (that happens after you’ve left, not on the day you leave) that it still required a further ‘light clean’, which was going to cost £260 Im still in dispute and this began on 24 October. I unfortunately didn’t take photos to show how clean the property was left, but neither did they have pictures to show the opposite and back up what they was claiming. I received an email on the 14th Dec to tell me I would be receiving the amount not being disputed, within 5 to 10 working days. I’ve just called them to ask where it is and it hasn’t yet been done, an error on their part. I’ve now been told it ‘should’ be in my account by the end of the week.

I have spoken to a number of people not known to each other who have their own stories on either their experience or someone they know off, when leaving a Leaders property. NONE of them got their full deposit back! It seems the protection is for the landlords not tenants! Take photos when you leave of EVERYTHING including tops of skirting boards, light switches, inside draws, tops of doors etc. All of mine were cleaned but I had no proof sadly. As first time landlord their advice was invaluable. All staff are polite and knowledgable. They ensure that Landlord is kept well informed.
