I don't recommend to deal with this…

I don't recommend to deal with this company.
When they want you to invest money they will be super nice,then be careful what are you buying through them.
Invested my money, no rent payed for months,trying to get my money back and they will ignore you!
Never again!
Do not invest!

Court action

Scam company. Pressured us into paying the £5k deposit, and then didn't make it clear that this would be non-reundable. We pulled out due to the alarming number of red flags, definitely a scam. We will be taking them to court, but even if we lose the £5k I would rather that than be tied into them for anything larger.

We also strongly refute any claims of being a "scam company." We operate with full transparency and are committed to ethical business practices.

THIS COMPANY IS TO BE AVOIDED AT ALL COSTS, IT IS A SCAM. We paid our 5k deposit, received contract details which were totally different to those given & withdrew. We are now taking LPC to court to recover. DO NOT TOUCH WITH A BARGE POLE

Furthermore, we provided all relevant contract details for review, and we are confident that they accurately reflected the agreed-upon terms. We strongly refute any claims of being a "scam company" and find the repeated accusations of fraud across multiple platforms to be unfair and damaging to our reputation.

scam

I am really shocked and surprised that such people do exist in the UK and have offices such as the Manchester office in Brown street.
I have been approached by their people to invest in assisted living apartment in Bradford. They said I will get 25 years guarantee rental for 25 years which is backed by the government . This turned out to be not true.
I agreed and paid a reservation fees of 5000 pounds.
After some search and on the advise of my state agent I decided to pull out just one week after, which is within the 2 weeks legitimate cool off time.
Despite sending many emails also fro my conveyancing solicitor, no one in this scam company feel responsible to process the refund of the reservation fees.
It has now been more than 4 months and they still play a game with me. Avoid, Avoid, Avoid... Scam

Just to respond to Leading property response:
It is crucial to mention that your sale people lied and the whole sale was based on lies.
Your sale person said I will have 25 years of guaranteed rent with yearly increase in accordance with the inflation and this scheme is backed by the government.
You also are speaking of 7 days cool off. First I have never been informed of that. Secondly the cool off period in England is 14 days not 7 days and hence you are acting against the UK law.
In any case I will file a case against leading group for the misleading information and sale based on fraud.

I completely understand your frustration and appreciate you taking the time to share your concerns. However, as outlined clearly at the time of purchase and in the documentation provided, the deposit was made on a non-refundable basis. This condition was agreed upon prior to the transaction, and the funds were committed accordingly to secure the opportunity. There was also a 7 day cooling off period we operated where upon we keep the deposit should you choose not to go ahead before we do send over to the developer
We do value our relationship with you and are more than willing to explore how we can support you moving forward—whether that's identifying a more suitable opportunity, transferring the deposit (where permissible), or assisting in another way that aligns with your goals.

untrustworthy

I believe this is the correct company to comment on as I communicated with Tricia who was referred in other comments and other people working at Leadingpropertyco.com, for after sale, where they had a leadingpropertyco.com email address.

To be exact I started with LPC invest a company where they lied till I signed and then in the after sales with Leadingpropertyco.com since 2024 where they misled me untill to lost my deposit even after the long stop date was passed.

It seems LPC invest had multiple comment scam warning on Trustpilot and is now liquidated, and it seems they opened a new company Leadingpropertyco.com with the officer that has the same family name, there are the same people that work there (tricia,...) and same phone number

So they lied till I sign at LPC invest and then they lied
and Leadingpropertyco.com again saying they could help me get my deposit back to waste my time and then around the time of completion, I lost my mother, they told me they would help me and contact the solicitor and developer of my situation and did not do a thing.

in 2022, I wanted to do a quick buy because the interest rate were going crazy in 2022.
I got a AIP in April 2022 with a 10% deposit valid until October 2022.
I wanted to buy my first home, told my plan to LPC then I placed a reserve on a development shown by LPC.
in May the developer told them there would be a delay to probably Q1-2023 beyond the date range I want for my AIP.
They hid this information from me, and just told me, they are in direct contact with developers and there would be a delay of only 1 or2 month to August/September 2022.
in July, the bank told me OK for the mortgage, I sign the contract and put the deposit of 20K thinking I will be able to move in just 1 or 2 month.
but just after I sign they tell me the delay will be until 2023 when my agreement with the bank would not be valid anymore.
in Q1 2023, I got fed up of waiting and ask for my deposit back.
the solicitor told me the long stop date is 2024.
I wait 2024, they told me there is a clause that can extend the long stop date to 2025.
in Q1-2024, I ask LPC if they can help me to get my deposit back, LPC telling me there would be not problem, they are in direct contact with the developers, just wait a few month.
a few month later in Q2, my contact at LPC tell me to contact my solicitor to contact the developers solicitor to get my money back.
my solicitor is telling me that the developers never discussed with LPC about me getting my deposit back.
then LPC advise me that I could sell my contract and give me the example Rightmove.
One week later they call me saying the developers are threatening me of legal action if I don't remove the post on Rightmove.
in Q3-2024, then I try to get a mortgage to try to save my deposit.
it is really hard to get a 10% on a new build then the development itself is a bit special, I tried 3 different broker and most of the 10% lender with no luck.
the developers highly advise for a 20% deposit on this development, something LPC never told me.
the development reach completion in the beginning of 2025.
around the same time my mother got a heart attack.
I told LPC I am not really in a position to do anything and in a different country, they told me they will notify my solicitor and the developers of my situation.
I traveled to France and was close to her for 2 week until she passed away.
the developers contacted my directly and thought I was hiding because LPC did not told them anything.
I lost my deposit
