Nice service George B

We moved last month to the property in great colmore street, the experience with Lomond initially was bit hard to get through on phones, later they assigned property manager details via email, after that every thing is really smooth, we have couple of maintenance issues, we reported to property manager George B, he done the job really quick and he assisted with issue in swift manner.

Do not rent with Lomond

They never answer the phone,
Trying to get through to them is a task that takes weeks, they will always tell you your property manager is busy.
We have had 5 different property managers since moving in to the property making everything so difficult as there is no clear communication between us and the company.
It’s like they purposefully avoid you and make it as difficult as possible.
They lie about what they are going to fix, and promise help they will never give.
We had no hot water and heating for 3 months which is illegal, Mould so bad I had to be treated by a doctor and I got blamed by Lomond saying we were not heating the property correctly. (we had no heating)
They have continuously let us down in this property, and I am adamant that if you value your mental and physical health never rent with this company.

Issues:
- Moved in with a broken bed ( they never fixed this )
- Never reimbursed me for the 5 sets of keys I had to buy for the property as they did not provide keys for the tenants
- no hot water for 3 months in winter
- no heating for 3 months in winter
- Never answer the phone
- 40+ minute phone wait times
- ambiguous language on the phone and false promises
- they treat you like you’re bothering them !
- broken washing machine for nearly 2 weeks
- broken shower
- broken tap
- Flooded garden

Since moving out from one of their…

Since moving out from one of their properties over a year ago then have on multiple occasions emailed demanding money threatening debt collectors even though I have paid up to date on everything I needed to, they just make up random numbers to try scam me every now and then for no apparent reason!

Deceitful marketing tactics

Unless the whole Lettings department and property management department has been fired and replaced, I doubt very much that within the past month, there has been that much of an influx of 5 star reviews after the abundance of negative and awful 1 star reviews that have been left prior to this. These are also all coming from accounts that have never left any other reviews. Suspicious to say the least, our experience with Lomond is the worst we have ever dealt with and I have worked within the property industry. Do not rent from, work for or employ this company. AVOID AVOID AVOID!!

DO NOT WORK WITH THEM

Horrendous experience. If there was an option to give less than one star I would! This agency is ridiculous, all the agents are incompetent and it’s impossible to get in touch with anyone. Every email takes weeks and minimum 10 follow ups to get half on an answer. Issues are never resolved, calls are never answered. I always hear: I will call you back, and this never ever ever happens. They don’t know how to handle contracts, or deposits. I still have not received mine back, and will probably have to go through legal action.

Fantastic service from the lettings…

Fantastic service from the lettings team. We have gone from being extremely stressed to excited about our new home in the space of 24 hours.
Staff have been super quick at getting things moving and have gone out of their way to answer queries.
Big thanks to the Lomond lettings team!

I never expected moving home to be a…

I never expected moving home to be a simple process. If I'm honest I'd probably prefer to deal with one entity for all but this isn't the way.
I'm now at the end of my process & I can say when I've spoken to humans, namely Hannah, Ben & Lisa this has been a breeze & it is because of these 3 individuals I am happy to give 5 stars.

Lomond

Following an initially disappointing experience, Hannah Farmer responded immediately and genuinely took the time to review the situation and responded promptly. I did not expect a response, however Hannah demonstrated genuine empathy and concern regarding what had occurred. She acted quickly and efficiently to rectify the matter, ultimately turning the situation around. I’m grateful for her professionalism, clear communication and for the proactive steps she took to resolve the issue. Thank you again, Hannah.

Can’t thank Belinda Mbalu enough, had a broken door in the property and within less than 3 hours she had sent someone out and it had been fixed, who knew a door could be such a nuisance! Thank you so much again Belinda, you’re the best!

We used LIM for 2 years managing 44 properties in Norwich. Although we have a challenging portfolio. Michael our portfolio manage was great and handled everything proffesionally.

I had a great experience with Lomond…

I had a great experience with Lomond managing the apartment where I live. From the very beginning, when I signed the contract, the service was always professional, clear, and reliable.
Communication was excellent too. I was always contacted with all the necessary information by phone and email, and my questions were answered promptly.
Michael was especially helpful and responsive, but I truly felt supported by the whole team, not just him.
I highly recommend Lomond. I was genuinely sad that they are no longer managing our apartment, as the landlord decided to move to another company. My experience with Lomond was really positive from start to finish.

Awful

Our experience with Lomond Group was extremely poor to say the least.

Communication throughout the tenancy was consistently bad — emails went unanswered, issues dragged on, and we were often left chasing for basic updates. The overall attitude felt dismissive and arrogant rather than supportive or professional.

When we moved out, they attempted to charge us cleaning fees despite us leaving the property spotless. They were unable to provide proper evidence and we had to go through the TDS dispute process to recover our full deposit. It was stressful, unnecessary, and completely avoidable.

Would not recommend.

Professional and Well-Organised Team , Great to Work With

As a subcontractor, I’ve worked with Lomond Investment Management for a couple of years and have only positive things to say. The team are professional, organised, and great to work with.
Michael MacNamara is always approachable and easy to deal with, making every job run smoothly.

Reliable, Professional Service with Outstanding Support

I’ve been using Lomond Investment Management for a couple of years now and I honestly have only good things to say about the service. From day one, the team has been professional, responsive, and incredibly helpful.
A special mention to Michael MacNamara, who has consistently gone above and beyond. He’s approachable, knowledgeable, and always quick to deal with any queries or concerns. It’s clear he genuinely cares about providing a high standard of service, and that makes a real difference.
Communication has always been clear and timely, and everything has been handled efficiently and smoothly. It gives great peace of mind knowing my property is being managed properly.
