After a very difficult period with a tenant refusing to leave the property and also refusing to pay rent, We made the decision to take legal action.
A search came up with McEwan Fraser Legal and a contact page.
Shortly after, I received a call from Rosaleen Doyle (Roz).
Roz listened patiently during a lengthy call as i explained all the details including, non-payment of rent, refusal to leave and also damages to the property, Roz then gave an easy to understand explanation of the process and expected timescales.
We decided to proceed and started the process, with Roz providing the guidance and expertise required to get us through the various admin involved.
During our calls, I found Roz to be supportive when discussing the business details, but also during the personal times when it felt like the stress and anxiety of the situation felt overpowering.
With Roz representing us at the tribunal, we were granted the eviction order, and a payment agreement for the arrears.

I can’t thank Rozaleen Doyle at McEwan Fraser Legal enough for everything she has done for me over the past 18 months.

I first came to McEwan Fraser with a very complex eviction matter involving my property. From my very first conversation with Ken McEwan, I felt that I was finally speaking to people who genuinely understood the seriousness of what had happened. Ken immediately understood the circumstances, reassured me that they would work towards obtaining legal possession of my property, and then handed my case over to Rozaleen.

That was one of the best decisions they could have made.

Roz has been absolutely amazing throughout what has been a long, complicated and, at times, extremely frustrating process. My case was far from straightforward, and there were many occasions where I felt exhausted by it all and wondered when there would finally be an end in sight. Through every difficult stage, Roz remained calm, patient, understanding and completely professional.

What I appreciated most was that she never made me feel like just another case. She took the time to understand the circumstances, carried out her due diligence properly and worked hard to establish the strongest legal basis for my case. She kept me informed at every stage and was always honest and upfront with me, even when the news wasn't necessarily what I wanted to hear.

There were definitely more than a few moments when I felt frustrated and thought, "Is this ever going to end?" Roz would always reassure me that we were doing things the right way and that we had to allow the process to take its course. She would remind me that the light was near, even when I couldn't see it myself.

Looking back now, I completely understand why she was so persistent about laying the right foundations and following the proper legal process. We have now achieved the outcome we were working towards, and everything has finally fallen into place. It makes all the difficult stages along the way make sense.

Roz didn't just provide legal support. She also gave me a tremendous amount of reassurance and emotional support during what was an incredibly stressful situation. She was empathetic, approachable and genuinely cared about getting the right outcome for me. I always felt that she had my back, and that meant a great deal during such a difficult period.

There were ups and downs, unexpected issues and moments where the road ahead looked incredibly long, but Roz never lost sight of the end goal. Her determination, knowledge, honesty and professionalism have been outstanding.

And as Roz and I have joked along the way, we've finally got the elephant through the door and there's only the tail left! 😉 After everything we've been through, I think that's probably the best way to describe where we are now. What once seemed like an endless process is finally coming together.
