Prime Property Management is an independently owned, TPI-regulated residential block management company, established in 2012. We manage over 600 residential and mixed-use buildings across central London and the Home Counties, with offices in Bromley and Welwyn Garden City. Our team of around 110 staff is entirely UK-based, so you always deal with people who know your building. What sets us apart from other managing agents is our focus on leaseholder-driven companies. We specialise in Right to Manage (RTM) and Resident Management Companies (RMC), working closely with directors and leaseholders rather than simply managing their building. Our experienced in-house legal and accounts teams handle service charges, lease queries, compliance and day-to-day maintenance, helping clients avoid unnecessary third-party costs. Being independently owned, we make decisions quickly and put our clients first. Whether you are taking control of your building through Right to Manage or looking for a more responsive block management company, we are proud to offer a personal, accessible service. From major works and insurance renewals to budgets, arrears and fire safety, we keep owners and directors informed at every step. We go the extra mile to deliver management that is professional, transparent and tailored to your needs.

Meeka Robinson was very quick to respond to emails and provided the mangement pack four days ahead of the scheduled time.
I had the pleasure of Anita Sloan’s (Administrator) intervention and support on Wednesday 12 August 2026.
I asked to speak to my designated Property Manager, who I understand is on leave. Anita asked what my issue was and after my explanation, she proactively advised me that she could help me.
She did however need to check something with the Deputy Property Manager. She explained what it was that she needed to check and apologised for keeping me waiting although, she did not actually keep me waiting for long. I believe explanations as to why customers had to wait is important and for me, it also showed that Anita is thorough in what she advised customer.
Anita explained what the situation at the Company’s end was and said she would confirm everything in an email to the Deputy Property Manager and copying me in as well.
She did as she said she would and I was copied into her email to the Deputy Property Manager. I like that as too often, staff members do not fulfil what they said they would do, and if they did, not always in a timely manner.
Credibility is key to individual staff performance which contributes to an organisation’s reputation and competitive edge.
In her email, apart from confirming how she would get a key fob to me, I was pleased to be given a choice of the level of Royal Mail delivery. Too often, customers are not given choice but to comply with the staff and/or organisation’s choice.
I note from the email that Anita also enquired about the stock cost of key fobs as well as stock that your company help for different sites. Although not my concern, as an ex-Quality Director of a major organisation, I was pleased to note Anita’s initiative and
proactivity.
I applaud Anita’s work attitudes and I believe she is an asset to your oraganisation.
Great service from Meeka Robinson, timely turnaround & great client service.
I’ve had an horrendous three years having to contend with horrible neighbour playing incredibly loud music whenever the mood took along with shouting and swearing constantly coming from their flat in the small block I share a wall with. I’d tried everything to just get some peace and quiet.
No one seemed to be able or willing to help; the council were useless, police wouldn’t come out even when she was playing loud music at four in the morning with her windows open. Eventually, the managers of both my and my neighbours building, Prime PM got involved. The matter was eventually passed to Jessica Gibson in the legal department and she was amazing. For over a year, she conscientiously and tirelessly pursued the matter, constantly pressuring the tenant’s landlord who point blank refused to do anything about the tenant. When you have a problem like this, it can make you feel like you’re completely alone. Jessica wasn’t just fiercely fighting for me in my corner, she also stayed in touch with me, always professional but kind and understanding, keeping me informed.
Finally, at least for now, after three years, the music has all but gone and that’s thanks to Jessica.
Maddie Ash provided an very responsive, objective and collaborative service for me. Timely in her replies and very pleasant with deal with. 5 stars!!
Chanel was really helpful, she resolved my query quickly, politely and with extreme professionalism.
Prime Property Management are the management company for my development. They conduct themselves professionally and they are efficient at communication. The online system for residents is also very useful.
It has been a pleasant surprise and a positive experience after some very poor experiences with previous companies. Good management companies are hard to find and this is one of them.
Excellent services from Prime. Very happy with the guys.
Lift breakdown!
Reported June 23.
Engineer sent out, and works order dispatched same day
July 7 (9 days later) Prime gives go ahead
Thereafter a cocktail of conflicting emails between Prime and Lift company, seemingly over funding.
Surely you do NOT wait until the lift breaks down, and residents like myself are unable to move freely in and out of their apartments, before you establish appropriate funding.
A duty of care should be the priority ( I’m into my 80’s, and my wife in her late 70’s), after which a rational discussion about the future management of lift breakdowns can be undertaken

It does not deserve a star !! Appalling negligence for people who are reliant on a lift.. Outdated system of taking days to approve costings(16). Aspect lift blames Prime and Prime of course will blame Aspect… Change your lift repairers!!!
The part needed ,of course comes from abroad(Germany). Does it really take days and weeks for a part to be delivered…
Meanwhile two pregnant women/ one with a new baby and two people over 75 are walking up 64 steps to get to their flats !They should be ashamed!!!!

Thank you for your response, Stephen.
Unfortunately, your reply illustrates exactly the concerns I raised in my original review: it is well written, but it still fails to address the underlying issues.
You state that the contractor was appointed in May and works are due to start in September. What is missing is any explanation as to why residents have effectively had reduced lift service for well over a year before reaching that point. That is the issue leaseholders have been living with.
You also state that the financial risk related to the RTM company rather than Prime PM. I fully understand that. My criticism was never about whose financial risk it was. My criticism was that the advice consistently favoured eliminating financial risk over resolving an essential access issue that was already having a significant impact on residents. Those are two very different points.
Regarding the cladding, I accept that much of the delay sits outside Prime PM's direct control. However, for leaseholders the result has been years of uncertainty with very little visible progress. That has inevitably affected confidence.
As for the balcony door, the fact that the original locking system was obsolete does not explain why it took four months to reach the point of appointing the correct contractor. Throughout those four months we received repeated updates, further investigations and contractor changes while the flat remained with a serious security defect and could not be rented.
Finally, you acknowledge that communication "could have been clearer". With respect, that understates the issue. Leaseholders repeatedly asked direct questions regarding funding levels, instruction thresholds, programmes and timescales. Those questions often remained unanswered while lengthy procedural explanations were provided instead.
My review was never written because problems exist. Every building experiences problems. It was written because of how those problems have been managed.
I genuinely hope the forthcoming lift works proceed successfully and that residents finally begin to see the improvements they have been waiting for. However, that does not change our experience over the past year, which is the basis of my review.
As a leaseholder trying to sell my flat, my experience with Prime has been genuinely frustrating. My solicitor and I sent repeated enquiries needed to progress the sale, and the responses were slow to non-existent. We’ve been calling and chasing on a daily basis, and even then it takes them a long time to respond. This has now dragged on for weeks purely because of their delay.
The most frustrating part: even the RTM directors chased Prime directly about the delays, and the enquiries still went unanswered. When the people who direct you are also being ignored, something is wrong with the basic service.
Managing agents have one core job, keeping the building’s admin moving so leaseholders aren’t left stuck, and at the moment it mattered most, they didn’t. I’d think carefully before relying on them.

Avoid this company if you value competent property management.
Since becoming involved in the management of our building in March 2025, I have witnessed a pattern of serious management failures by Prime Management.
I have been holding off writing this review, having been chased by Prime to write one, because I keep hoping they will improve. They have not.
As Directors, we have spent countless hours correcting mistakes, chasing responses and protecting leaseholders' interests because we can't rely on this managing agent to do so.
The following are not isolated incidents. They represent a consistent pattern of poor administration, poor communication and a lack of accountability.
£27,000 of leaseholder funds missing – and the first response was to charge us legal fees. One of the most extraordinary experiences concerned two leaseholder retention deposits totalling approximately £27,000 that had transferred from the previous managing agent.
Rather than first checking whether Prime itself held the funds, we were asked to approve legal fees for Prime's own in-house solicitor to investigate their whereabouts. We challenged why leaseholders should incur legal costs before Prime had even established whether it held the money itself with their accounts team. Only after we pushed back did Prime make enquiries with its own accounts department. Then we were given two conflicting answers - the accounts team knew nothing about the deposits. But the manager confirmed the money had, in fact, been sitting within its own accounts all along. Had we not challenged the proposal, leaseholders could easily have ended up paying legal fees simply to establish the whereabouts of money that Prime already held.
Prime managed a timber window project costing around £170,000. The result has been widespread defects, poor workmanship and rotten timber that are now the subject of an ongoing dispute regarding the quality of the work, the inspection process and the sign-off. This has mean months of work cataloging the disaster and, after one year, the surveyor finally admits that the work is very poor. We are awaiting an outcome as to remuneration. Then we find out this surveyor had been struck off and only recently readmitted to RICS.
Property managers come and go with alarming regularity - 4 in one year. When a new manager takes over there is no effective handover. Directors are forced to re-explain the same long-running issues because important knowledge disappears every time staff change. Months of progress can simply be lost.
Simple requests regularly require repeated follow-up.
Whether it is asking for contractual advice, clarification of lease provisions, updates on ongoing issues or responses to straightforward questions, we have found ourselves chasing the same matters over and over again.
We have repeatedly received different interpretations of the same leases and management agreement depending on who happens to be dealing with the matter. The position changes, previous advice is forgotten, and Directors are left trying to establish what Prime's actual interpretation is.
We have had company directors removed by accident during complex negotiations. Then asked to write a positive review of the person who made the mistake. Probably why the near perfect score here rather than competency.
We have repeatedly found that contractors recommended by Prime were significantly more expensive than alternative quotations obtained independently. With repeated recommendations for expensive works which later proved, to be unnecessary. As Directors we have repeatedly had to undertake our own investigations before committing leaseholders' money.
There have also been occasions where building staff have not been paid within expected timescales.
Most recently, although the Directors sourced the contractor themselves, agreed the specification, arranged access and will supervise a small trial repair project, Prime has attempted to charge an additional £500 administration fee under its "major works" charging schedule. Even though all it will need to do is pay the contractor.
Having reviewed the Management Agreement carefully, we have asked Prime to identify the contractual clause that entitles it to levy that charge when it is not undertaking the project management services described in that section of the agreement. At the time of writing, we are still awaiting a satisfactory explanation.
No managing agent is perfect. Mistakes happen. It is widely acknowledged that most management companies are bad ... But our experience has been one of extreme incompetence, inconsistent advice, poor continuity.
Based on our experience, I cannot recommend Prime Management.

New property managers for the block in Slough where i own a rental property- night and day compared to the previous managers and particular thanks to Jorja who is responsive, thorough and professional. This should be standard service but sadly is rarely the case with managing agents so much appreciated and highly recommended.
Jessica Price was really efficient and helpful in managing my enquiry . so i would single her out as best in class
Eleanor Rackstraw went above and beyond to help me with parking issues.
She continued to liaise with both myself and the parking company to a satisfied resolution.
I have dealt with Bow Burden in a professional capacity and found them to be efficient, courteous and helpful throughout. Communication was clear and prompt, and they were a pleasure to deal with. Much appreciated.
Thank you Bow for the clear and prompt communication to us! It's been really helpful working together
Bow Burden has been extremely helpful throughout the process of obtaining authorisation for works at a property. From the outset, she was professional, approachable and kept me fully informed at every stage.
Her communication was excellent, and she consistently responded within 24 hours whenever I contacted her with a query or update. Her support and efficiency made the process much easier to manage.
Thank you, Bow, for your outstanding assistance and excellent service. It has been a pleasure dealing with you.
We awarded our RMC managing agent contract to Prime Property Management recently, and I have to say team have been great at being responsive and communicative to our issues - which is very refreshing when it comes to the property management side. Tierney, Zsuskia and Ben have all been extremely helpful and knowledgeable.
We are looking forward to a positive collaboration going forward.
