I was generally satisfied with my tenancy experience until it came to the deposit return process.
After moving out, I arranged and paid for a professional end-of-tenancy cleaning service. I returned my keys even earlier than the tenancy-end date to let them have time to check on the cleaning status.
Despite this, I was later informed of a proposed deduction from my deposit for cleaning-related issues. What I found particularly disappointing was that I was never contacted regarding any concerns about the cleaning standard and was not given an opportunity to address them.
As a tenant, I believe I took reasonable steps to fulfil my responsibilities and ensure the property was professionally cleaned before the tenancy ended.
I am currently pursuing the matter through the deposit dispute process and hope it can be resolved fairly. My advice to future tenants would be to keep detailed records, retain all receipts, and document the condition of the property thoroughly before moving out.

I have been raising concerns with Quintain Living's resident services team for several weeks about rubbish repeatedly being left by the rubbish chutes in my building. Despite multiple emails, photos and requests for preventative measures, the issue persists.
Instead of implementing clear signage, resident reminders or checking CCTV to identify those responsible, management simply removes the rubbish after I complain. This reactive approach means the hallways remain unhygienic, and I feel my concerns have been met with dismissive replies rather than proactive solutions.
As a paying tenant, I expect a safer, cleaner living environment and a management team that takes residents’ complaints seriously.

During my visit to Canada Gardens, I had to use the parcel room and honestly found it pretty confusing and disorganised at first. After trying to figure it out myself for a while, I asked the receptionist (samuel) for help. Even though I felt bad taking up his time, he spent over 10 minutes patiently helping me track down my package. He was friendly, calm, and genuinely helpful throughout. I really appreciated his attitude and support, and I’m more than happy to leave this review because he made a stressful situation much easier.

Another day, another amazing experience.
I’ve been living here for a few months now, and one thing has always remained true: Samuel, one of the receptionists in my building, consistently lifts the mood and keeps everything running smoothly all while wearing a genuine smile and great conversation.
Samuel always approaches situations with the best possible attitude and is incredibly effective at solving problems. His professionalism and positivity truly elevate the entire experience at Quintain Living. It’s always a pleasure speaking with him and the rest of the front desk team.

The flat itself was lovely and genuinely felt like home for four years, but unfortunately the move-out experience with Quintain Living was extremely disappointing.
As soon as we handed in our notice, the treatment we received changed completely. Communication became difficult, and we were presented with a long list of charges that felt both inflated and deeply dishonest. Despite leaving the property in a great condition after a long-term tenancy, Quintain is currently attempting to deduct over £900 from our £1,000 deposit. Despite their own check-out report rating rooms as “Good” and showing only normal wear and tear.
Concerningly, after speaking to others and seeing similar stories online, this does not appear to be an isolated incident. It feels like standard practice rather than a genuine assessment, completely overshadowing what was otherwise a good living experience.
Since this experience, we would no longer recommend Quintain to anyone else and strongly advise any future tenants to document everything and be prepared to challenge deposit deductions.

I am moving to Quintain Living in Jan 2026 and just completed my booking. I want to give a special shout-out to Sofia, Sahl and Kyle for being so supportive throughout the process.
Dealing with paperwork and international payments from China can be complex, but the team made it transparent and efficient. They were very patient with my queries and quick to resolve all the trivial issues. Great customer service so far!

My experience with Quintain Living has been nothing short of frustrating. They present themselves as transparent and tenant-friendly, but the reality is very different. The team often makes claims that don’t match the tenancy agreement, and when questioned, they become dismissive and borderline threatening. For example, they insist you cannot pay by credit card even though the tenancy agreement clearly states otherwise.
They also overcharge for the smallest things. If you need to extend even slightly, they suddenly add around 33% extra, which makes absolutely no sense. They advertise “no hidden fees,” yet there seem to be hidden charges for absolutely everything.
Even if you are living here they bring people into your home, your private space to view the place.
What makes it worse is the behavior of the staff. They are consistently unhelpful, curt, and honestly some of the rudest people I’ve dealt with in housing. Emails go unanswered for days, sometimes over a week but the moment they need something, they expect an instant reply from you and will pressure you aggressively. They’ve even made comments implying they’ll cut off WiFi if rent is delayed by a very short period. It feels less like customer service and more like intimidation.
The prices they charge are definitely not worth it for the service you receive. Between the lack of professionalism, poor communication, hidden fees, and the constant sense of being talked down to or threatened, I honestly cannot recommend living here. There are many better, more respectful property companies out there.

Manie+manis come cockle to fixing my tape and the done good job I have been levelling with the company for 5 years I always revive delay response this is the first time after 5 years to receive a cockle response from the company I wish this will stay like this! I ben 5 years pay for service that I’m not able to use it because of the bad service.
