I recently attended the Flips & Refurbs training course, conducted by Tim Kampel from Sourced. It was an incredibly valuable experience. As someone new to property investment and currently working on my first flip, I found the training practical and insightful. It covered key aspects like sourcing, due diligence, budgeting, project management, managing risks and resale strategies. Tim was knowledgeable and shared insights that made the course so much more exciting to follow.

Some of the standout aspects were the use of real-life examples, sharing best practices, and the real passion to empower the trainees with the knowledge. All of which gave me the confidence to approach my project with a structured plan. I’d highly recommend it to anyone looking to get into property flipping or improve their strategy.

The sourced franchise has been absolutely in helping scale my brokerage business. Ive particularly found Donna Chadwick’s supported living course to be a game changer in the property sourcing sector, she’s been a massive help as has the rest of the Sourced Team.

I did Donna Chadwick’s Supported Housing training and was so impressed by Donna’s knowledge and ability to explain this, what can be relatively complicated, subject in an easy to digest and informative manner. Using real world experience and examples to show how you can directly get involved and whilst still being an investor with a commercial mindset to make money, have a tangible impact on the people who most need it in our society, could there be a better way to invest? If this is an area that you are interested in it is vital that you make sure your training and information comes from a source that has a background and is working in this part of the industry. There are a lot of new “gurus” talking about supported housing/supported living and have never actually done anything of any complexity or significance in this arena, so avoid paying someone that doesn’t have the expertise to talk about it your money and join this course. Highly recommended.

Training Courses and Support

I joined Sourced in August 2024 with no prior experience or knowledge of property investment strategies in the UK. To bridge this gap, I immersed myself in learning through the training platform and in-person courses at the headquarters. These resources provided me with a strong foundation, and the latest version of the courses—along with training sessions led by Sourced ambassadors—has significantly enhanced my understanding.

I have had the opportunity to complete flips and refurbishments with Tim Kampel, as well as a Supported Housing course with Donna Chadwick. Both courses were exceptionally well-structured, and the coaches' expertise in their respective strategies was invaluable. I am truly grateful for their guidance and support.

Property investment is a continuous learning journey—you must keep evolving to stay competent. Currently, I am undertaking another course with Lloyd Girardi, and I am eager to absorb as much knowledge as possible from him. He is an incredibly inspiring figure, with remarkable achievements and expertise at a young age.

One of the greatest aspects of Sourced is that you are never alone in your journey. The support is available anytime, anywhere, and Rory’s assistance is on another level.

I recently attended Donna Chadwick's training on Supported Living. It was fantastic from start to finish - really insightful and none of this high level jargon for you to then be upsold to pay for more training. Affiliated with sourced development group. In fact the managing director of sourced set this up and still acts like this was an amazing development he has sorted. In relativity thousands of investors have thousands. developments never got built and Joanne and Stephen are laughing because they got money from scamming people!

I invested £15,000 with a sourced franchisee who subsequently disappeared, I tried to contact sourced but all they said was they have taken the franchise off them and are no longer anything to do with Sourced.
I have been in contact with other investors who have literally lost thousands to the same franchisee.
There are much better ways to invest your money in property out there, personally any property business that has any connections with Sourced I would stay well clear from, it is a hard and expensive lessen to learn so be very very careful.

Issue with sourced franchise member mis-guided with 3 people and submitted accounts 0 and PRS awarded us 3 people to refund money ASAP, not paid us back so we are going to take court claim and legal action to recover money, if anyone has bad experience please come forward so we can fight together also sourced.co.uk managment team are not interested to help us i did request couple of time guys, wasted 8 months time please don't invest stop and expose whoever has done property fees fraud not offered deal and save people loosing their hardworking money.

Sourced tell a good story and sell you the dream but once signed up, the reality is quite different. They will pitch this great training but it is average at best and nothing you couldn't get for free online. They will also sell you a fantastic network that you can tap into. Once again, the reality is very different - unless you want to bombard a load of people with rent to rent offers there is nothing. They also allow, and put on a pedestal, individuals that can only be described as con men - I can attest to this as I'm part of a 100 strong group that got conned by one of their agents.
In my training cohort, the vast majority deeply regret taking out the franchise and feel completely oversold. Sourced solution to this is to suggest you sell the franchise but you're on your own with this, they won't support you.
I can definitely say that this was the worst financial decision I have ever made - over £30k wasted and down the drain. There are significantly better organisations out there who can help you with property at a fraction of the cost. My advice, don't believe their hype - it has no depth or real value. They are out there just for themselves. Oh and if you fall for the finance they can offer - it is so much more, in terms of cost, in reality than the general market provide - their headline rates look good but you have to commit the whole development finance amount for the full term even when you don't draw down the money this way. STAY WELL AWAY

Sourced didn't complete adequate due diligence on a Franchisee who was wanted by South African authorities over a previous scam and set up Reloca8em UK which went on to take £100s of thousands of pounds from UK investors money then sold the business to NBR. Sourced endorsed and supported this UK investment even though he took money from investors with no intention of paying them back now being investigated by authorities

Please stay away from this company at all costs... all the other 5 reviews I can vet are fake and paid reviews. They literally take your deposit for a property that will never exist. I had paid £40k in 2020 for a liverpool property and still awaiting refund to which they have no response yet and obviously there is not even a sing le floor built..

Hello investors, please DO NOT invest in any project of this company. They are totally fake or scam. Because they do not keep the promise they made before launch. First of all, the construction process took much longer than expected. During this period, no information was provided by company officials. No written or verbal explanation was made regarding the reason for the delay. Secondly Instead of the 11% net rental income given before the launch, a rent offer of 5-6% was made after the launch. Most importantly, no information was given about the fact that the land registration process would take more than a year in UK. Therefore, you may have difficulties in transferring money due to legal regulations in your country. Even though I repeatedly asked for help from company officials to fix this issue. No assistance was provided to speed up the land registration process. Because they think that this problem is not caused by them and claim that the problem is caused by you. And they do not care about any problems of investors. They treat investors just like slaves. Because there is no other way to confiscate the 25% deposit they took from you in the first place. That's why they keep the deposit rate so high to avoid withdrawal situations. Even though I wanted to solve this issue myself, I asked for help many times. No attempt was made to help by them. I couldn't find anyone at the company I could contact. Please Do not invest in anything without knowing it or without seeing it. Please do not give your money to these people.

This company has to explain why it did not provide enough information to investors before construction began. They should also explain why the Land registration process is taking so long or more than a year. You cannot just say that this is a normal process going on in UK. Because this is NOT a normal process especially when you purchase a property. Because of this company's wrong information and lack of proofs, my bank has blocked my GBP account I was not allowed to transfer any money due to lack of legal document you did not provide as proof. Are these all true ? or a nightmare I am a cash buyer I still can not believe what I lived. What happened then They confiscate my 25 % deposit which is around 44.139 pound. They still behaving as if something did not happened. Poor you
