We found Spanish Property Expert while searching for a property in Spain and contacted Daniel regarding a house that interested us.
From the first conversation, Daniel was professional, straightforward and extremely helpful. He took the time to understand what we were looking for, answered our questions clearly and gave us honest information about the property and the area.
We eventually purchased the house and are very happy with our decision. Daniel supported us throughout the process, from arranging the viewing and communicating with the owners to helping with the negotiation and coordinating matters between everyone involved.
His role went far beyond simply opening the door for a viewing. He remained available, kept the process moving and helped deal with the practical issues that arise when buying a property in another country.
We were fully aware of the agency fee and were happy to pay it. In our opinion, it is perfectly reasonable for a professional agency to charge for the time, work, local knowledge and support provided throughout the purchase. We felt the service represented good value.
We would happily recommend Daniel and Spanish Property Expert to anyone looking to buy property in Spain.

In Spain
In Spain, the traditional arrangement is that the seller pays the estate agent's commission, which is built into the asking price. The buyer does not normally pay the selling agent directly.
So after talking with the agent (Daniel) for two days he then mentions this out of the blue:-
Hi Craig, one point I should have clarified during the viewing: if you proceed with the purchase, our buyer agency fee is €2,995 plus VAT, separate from the purchase price and the standard purchase costs.
Hi Craig, I understand your position.
To clarify, the €2,995 plus VAT is not the seller’s estate agency commission and is not included within the property price. It is a separate buyer-side professional fee for the work involved in managing and coordinating the purchase through to completion.
This is not the correct way to buy a property and "Managing and coordinating the purchase through to completion"? that's what the Lawyer does! The Agents don't actually get involved at all.

Thank you for your comments. We are sorry that the discussion ended negatively, but we would like to clarify the facts for future readers.
The reviewer viewed a property and subsequently submitted an offer materially below the advertised price. Although the owners had already indicated that the price was not negotiable, we nevertheless presented the offer to them in full. The owners independently rejected it and confirmed a higher minimum price.
Our separate buyer-side professional fee was not added to the seller’s price, did not alter the offer and played no part in the owners’ decision. It was disclosed before any offer was accepted, before any agreement was signed and before any payment was requested or made. The reviewer therefore remained entirely free to proceed or withdraw without contractual commitment or financial loss.
We would also respectfully correct the suggestion that estate agents “do not actually get involved.” A solicitor handles legal advice and legal due diligence. An agency performs a separate operational role, including arranging and attending viewings, providing property and area information, obtaining information from owners, presenting and negotiating offers, documenting agreed commercial terms, coordinating the reservation process, maintaining communication between buyers, sellers and their professional representatives, resolving practical issues, monitoring deadlines and progressing the transaction through to completion and handover.
We regret that a straightforward commercial disagreement resulted in a public warning to other buyers, despite no agreement being entered into and no money changing hands.

In 2024, we got in touch with Daniel through friends who had already purchased an apartment in Mojácar. Since we were also interested, Daniel spent a day showing us various apartments – even in places we would never have thought of ourselves. At that time, it didn’t lead to a purchase.
However, six months later we found an apartment that matched all our wishes. Although it was listed with another real estate agent, Daniel was the one who supported us 100% with all our questions and the many practical matters that needed to be arranged.
Daniel truly stands out for his excellent availability, his vast network (he really seems to know someone for everything), and his remarkable speed in getting things done. Thanks to him, we went through the entire process with great confidence.
In short: highly recommended if you’re planning to purchase a property in Mojácar or the surrounding area!
