Vistry group are currently building a house on Limousin Avenue in the Whitehouse development in Milton Keynes, a road where aside from this new build, is completed with residents having lived there for several years, with a high amount of traffic going through there to exit the estate. There is a clear disregard for health and safety - digger speeding up and down the road several times a day and tools/debris/shrapnel being scattered in the road. Several neighbours have noted nails being found in the road, where I too have been a victim of this as I've just had to fork out for two new tyres on my car, as they have run over nails next to the building site - one of which was a 100mm nail. Given how much profit housebuilders make on new builds, you'd expect a little more care into the process.

We are still waiting almost 10 years on for the Shorelands estate to be completed. Uncompleted roads, pavements and communal spaces. No communication at all. Once they have your money they clear off to another site and leave everything in turmoil. How is this legal? I would give zero stars if I could.

Terrible, money grabbers. No interest in finishing any projects once they have taken their initial monies. On to the next pot of gold it seems!

We’ve lived in our Vistry (was Bovis) property in North Cornwall for over eight years now with the estate being started over ten years ago.

Our house is ‘ok’ the garden is a quagmire whenever it rains and that’s the good news.

Our roads are still incomplete with raised manhole covers, temporary repairs and general disarray wherever you look. The pavements are the same and recently the contractors ‘gang’ have left meaning we’ve gone from crawling along to absolute no works taking place.

To get any update you have to chase Vistry South West customer service (don’t bother) and even then the likes of South West Water are blamed for delays.

Put simply buy from another developer if you have the choice as once Vistry finish selling on your estate they’re gone to the next with no thought for the residents left behind.

Deeply disappointed with Vistry Homes. After purchasing a supposedly high-quality property at Shinfield Meadows, I’ve faced multiple unresolved issues — including dust contamination from ongoing construction, repeated faults in the bifold door, and no basic provision like a doorbell.

What’s worse than the defects? The dismissive and defensive customer service. Instead of addressing problems empathetically, I’ve received robotic responses, constant deflection, and no real accountability. Even after escalating to senior staff, the same pattern continues: delays, inspections, and no action.

Given Vistry’s 1.4-star rating on Trustpilot and similar feedback from other homeowners, it’s clear that poor aftercare is a systemic issue, not an exception.

I won’t recommend Vistry Homes to anyone in my network — and strongly urge future buyers to think twice before investing.

If I could give 0 stars I would! Save yourself the time and stress and buy from another builder. We have previously brought from Bellway who were a dream compared to Bovis/Vistry. The build and aftercare is a joke! It becomes so stressful trying to chase to try and get snags/issues with major compliances being fitted incorrectly causing issues down the line!

If I could give 0 stars I would. We were meant to move into our house in May and we’re now going into July without any sort of completion date. All they have done is lie to us over and over again, most recent being told that they have completed snagging and CML passes and turns out 2 weeks later this was a lie and this has not happened. Our house was built last year and had not been touched since we viewed it in January.

Ridiculously unprofessional company continuously letting down clients. Avoid.

Absolute bunch of charlatans. Our estate is over 10 years old. To date, unfinished, poor maintenance, lack of communication, lies, stalling, broken promises and utter contempt shown to residents. Poor building quality all around. Fleecehold. Never buy from this company

We withdrew from our purchase just days from exchanging contracts after finding serious irregularities in the conveyancing paperwork. The use of our property and garden would have been heavily restricted, none of which was explained to us by Bovis- they did a great job of hiding these important points. Hugely relieved that our solicitors picked up on this and brought it to our attention. Thank God we didn't use Vistry's "recommended conveyancers" who i doubt would have pointed out hidden clauses which were never mentioned by the sales team. Halfway through our purchase Bovis Homes even suggested that our solicitors were too slow to reply and we should switch to their conveyancer to "push the sale through"- now we know why!

The individuals working for the company were perfectly pleasant, however the product they are selling is unethical and I don't think most of their buyers know what they're getting in to.

Do not buy from this company. Save yourself the money and stress. Luckily for us, we only lost a reservation fee but it could have been a lot worse. We read negative reviews on trustpilot and took them with a pinch of salt- but we wished we had taken them seriously now.
We were misled by the sales team, and since pulling out of the purchase it has taken a long time and a lot of stress to get back what we were owed.

Update added a few weeks after review originally posted: Bovis attempted to have this review removed by TrustPilot on the grounds it's defamatory. I can assure you our experience is genuine and this is an honest account of pur terrible experience with this unethical company. Thankfully, Trustpilot didn't agree and the review remains in place- thank you Trustpilot. Not exactly a transparent or honest move from Bovis, for a company that replied to this review claiming transparency!

I have had two visits now from Graham and I can honestly say that he has gone above and beyond for us in our home. He is polite, friendly and professional. The work has been completed to a very high standard and I am really impressed by the service provided. A huge thank you x

How do you sleep at night? You don't care about the environment or people connected with Tollerton - only about making a profit at the expense of everyone else. Unfortunately you are now aided and abetted by that other bunch who don't care about the above either - the UK Government. Thankfully, we will get the chance to vote that useless lot out at some stage. We are stuck with you. However, we can make you squirm a bit by leaving bad reviews, lending our support to the campaign group, lobbying our MP and local authority and generally being a thorn in your side. I hope that hurts!!! That all being said, I don't expect your Leadership team even has a conscience to start with. I mean, you cannot possibly have one to be so morally bankrupt. We are taking the fight right to you front door Vistry and we won't give up.

Vistry do not have planning permission to build on Nottingham airport - yet they have chosen to close it anyway resulting in the destruction of businesses, jobs, livelihoods and training programs. They have behaved despicably - what an awful business

Would most definitely give minus stars if I could You don’t realise the pain you have put trough not just me but many others you heartless clowns decided to close Tollerton airport which was a beloved airport running for almost 100 years when planning isn’t consented which could take up to 3 years so PLEASE vistry I BEG it’s not to late yet keep Tollerton airfield open until planning consented (if it is)#SAVENOTTINGHAMCITYAIRPORT

Avoid Vistry at all costs. Seven years on, our estate is still incomplete, and the burden of fixing it has been dumped on residents, despite the Council confirming that Vistry and Redrow remains responsible for the site.

This is not poor aftercare. It’s corporate misdirection and manipulation, designed to shift liability away from Vistry and onto homeowners using a third-party management agent.

The facts:
Vistry and Redrow led a consortium that built this development.

They prematurely appointed Gateway Property Management, before the Public Open Space (POS) was completed or ready for handover.

This was done without resident consent, without any disclosed contract, and without legal sign-off from the Council.

We were never consulted. We never agreed to Gateway. Yet suddenly we’re paying fees for land that hasn’t been finished, because Vistry handed over responsibility before fulfilling their own obligations.

The Council has confirmed in writing that:
"The POS has not been adopted or signed off. Vistry/redrow remains responsible."

And yet, Vistry have gone completely silent. Vistry direct me to redrow, the redrow direct me back.

On top of this:
Vistry passed residents' personal data to Gateway without any clear lawful basis.

I submitted a Data Subject Access Request (DSAR) and asked for the legal grounds of this data transfer. Vistry failed to produce any evidence, offered no Joint Controller Agreement, and ignored GDPR obligations completely.

They’ve also refused to engage with any formal complaints or explain how Gateway was authorised to act.

Now, we're being charged to fix their failures.
The landscaping was incomplete. Maintenance hasn't been carried out properly. The site doesn't meet the planning conditions and yet Gateway is invoicing residents to fund the work that Vistry legally should still be doing.

It’s clear this was a premeditated move: appoint a management company early, walk away from responsibility, and use service charges to force homeowners to pay for unfinished infrastructure.

This is not a one-off issue. It is a broken, systemic model that Vistry are exploiting knowingly and shamelessly.

The Council confirms Vistry is still responsible. So why are we paying?
Because Vistry want it that way.

Do not buy from Vistry. You’ll be left chasing answers, footing their bill, and living with their mess for years.

Evicting a well loved cafe before they even have planning permission. Closing an airfield including its use by emergency services. Hoping to build on contaminated land. Terrible company.

I have received no incentive to comment here, apart from seeing what Vistry are doing in Nottinghamshire.

Vistry are destroying a functional airfield, a General Aviation Community at Tollerton (NOTTINGHAM Airport), where no planning permission has yet been granted. The way they have treated the current businesses and livelihoods of people on there has been nothign short of shocking.

Yes, they are shutting down an active and vibrant local, regional and national resource so they can prove the land is "not used".

You think that is bad enough. What is even worse is the contaminated land that represents the wider site and currently lays undisturbed. In 2008, a report identified a spike of disease amongst home owners adjoining the site where they plan to build. A high level (above the norm) of carinogenic contamination was identied in the samples taken as part of this report. This is material that is aside from the other radioactive contamination from World War Two bombers they found (hundreds where scrapped at this small location) on this site. This is not just any "post-industrial contaminated site" problem and to say it is such really misrepresents the damage radiation does to people, especially when it is left around them. Im not entirely sure how they will square this one away, which makes the closure of the airfield even more cruel.

As well as the future dangers to those buying houses on "reclaimed" greenfield sites, local communities will have dust from the disturbed ground blow at them. You could argue that measures will be put in place but im sure families wouldnt want their children or loved ones getting the smallest whiff of Radioacitve Radium 226 from this development whilst its in progress. Let alone what it means for a child making mud-pies in soil that might just ever so "slightly" be radioactively contaminated,in the back of a families new house on old "Tollerton Airfield". There are what could be described as "powerful forces" buried away beneath this site.

Then, as well as this there is the National Grid that use the sight to monitor the Power Infrastructure which will be evicted. Yes, that's less resillience for you and our powers system as an important refuelling spot is removed impacting the reach of this technical assurance service. Then there is the Air Ambulance that uses this site to deliver critically ill patients, that is transfers from other hospitals to specialist treatment, to the QMC. Or even, rapid moving of ill people from other places or accidents to get them to urgent medical care within that golden hour, this will be lost. Yes this facility is ultimately being closed down and will be lost, but not to worry eh? Just lives at risk and to be lost from now on.

As a site for training pilots, generations of families have gained their private pilots licence here and gone on to fly the planes that take you an me to distant places. A great opportunity for people, being shut down to build houses on land that was used to dispose of radioactive items, with asbestos lined materials left around the site and carinogenic compounds being created as part of disposal activities. So the long and short of it. Developer closing an aviation and community resource that creates jobs, saves lives and assures yours and my national infrastructure. Not to mention the site has already had issues with people on it sadly falling badly sick due to pollution and dear reader, this developer wants to disturb the ground and build houses on the same ground.

Im not sure what you think, but I am horrified and feel Vistry is making some very bad decisions for its shareholders at Tollerton Airfield.

Edit: Vistrygroup have asked for more information apparently, via trustpilot about this review. As they know what they have done and want to do, if it’s not already clear to them I just don’t know
what to say about their attitude and understanding that their
plans will have upon the health of the community.

Edit: As we have seen Vistry's reply below is a copy and paste. It doesn’t matter what I wrote here- Vistry will ignore the real issue's and problems and replay the exact same copy and paste response they put in every review mentioning Tollerton.

They don’t care about their current customers or the communities they destroy - they are only trying to limit the damage to their money-making from another potential site. It is clear that Tollerton is proving trickier to ignore than other sites where they don’t care any more having got their money and run (see some of the more recent reviews for their silence).

Wow!!!!! Absolute embarrassment!!! Really, building NEW houses, on an old WW2 Site!!! I'm sorry, but how is this safe, for people to live here? An Airport ok, as no one lives there, but familes!!! This project NEEDS to STOP ASAP!!! FOR THE PEOPLE'S SAKE!

Pity there is no option to give a zero given the disgraceful and bullying manner in which they have treated much loved community businesses at Tollerton Airfield. Shame on you Vistry!
