Current tenant.. Communication to Customer Service has been Top Notch, always friendly, and approachable. I have been living at one of Wraiths managed properties in NW6 for the past 7 months - the rooms are well looked after, clean and tidy. And Any issues they(agents) are just a phone call away.

Their team is really reliable, only one WhatsApp away. Thought the flat is a bit old, with old appliances, the place still has its charm.

This is the second year I’ve lived in the UK, and I do believe that stumbling upon wraith estates for my first UK rented accommodation was a bit of a god send for me.
They were very upfront and informative of what to expect before moving in and moving into the property was a very smooth affair.
I find them to be very approachable, communication is great, they’re quick to respond. They interact with tenants on a WhatsApp platform, and always keep you informed in the event that repairs or changes need to be made to the common areas. They are incredibly accommodating and understanding which is an invaluable trait for a landlord, especially during these difficult times, and for that I am grateful.
My only grievance would probably be the coordination of communal spaces. It’s up to the tenants to organize and share the storage cabinets and very very limited fridge spaces amongst one another along with shared duties such as trash removal, or cleaning the fridge. Whilst I have been very lucky with my current fellow tenants, I do feel that a more regulated system should be put in place to avoid conflicts amongst tenants who are not as willing to compromise

I have been a tenant for over three years and can honestly say if there is ever an issue I have felt comfortable to speak to the landlord and it gets sorted as soon as possible. They are incredibly accommodating and will try and find solutions to any problem that may occur during your time with them. They are friendly and approachable which is what you need in a good landlord. Only downfall is possibly sometimes communication occurs at last minute but this isn't anything major because if its not possible they will happily rearrange things to your schedule.

Been with them for more than two years now. Helped me a great deal when I was new in the UK and was trying to settle down. The communication is always great, quick response, always helpful when needed.
When it comes to properties' quality, they always make sure the general areas are looked after and fixed asap.
Good to have a trustworthy landlord, and know that if a problem occurs in the property, it can easily be solved with the landlord.
The only small issue I have is that not much is being done about the "aesthetics" of the property, as in, the old paint on the walls of halway is breaking, and the kitchen furniture is old and worn out, so instead of changing it, they come up with a quick fix (like drilling the cabinets door to the cabinet, instead of changing the hinges so we could use the actual cabinet). But I guess that's what you get when the actual landlord doesn't come to see the problem themselves, and send someone else to deal with it. Not a big issue, but definitely something to improve on.

Overall, would recommend for my friends and anyone who wants a reliable landlord.

I lived in one of the Wraith Estates managed property in Neasden between 2019 and 2020. The property was in very impressive condition and newly renovated when I moved in. During my tenure I didn’t have much to complain about and whenever I had something I wanted to get resolved, the agency was always above and beyond to resolve the problem.

Communication, efficiency, very kind with tenants I’d deffo to recommend Wraith Estates! they do a really good job.

We the couple first Began our life in United Kingdom, with the help of Wraith Estates a trusted company. Be Honestly saying that We found a very good behaviours and commitment of Excellent service. They are really helpful and very much active ,we moved another property because we need bigger space but still their friendly mentality keep's touch with us. we are really Satisfied. Tamanna Amit.

I liked the facility to arrange a view right after I saw the bedroom, also they were very accessible and flexible with the term of the contract. I think it is important that they pay more attention to the house's needs (new appliances, things fixed up) because sometimes it can be forgotten, and that is not very positive.

But in general I am happy with their services.

I had a great experience with Wraith Estates - the property was lovely, modern and well maintained. Also, Niraj was really helpful throughout my tenancy, and was always super responsive to messages and easy to get a hold of when I had questions. 10/10!

Niraj is 100% specialist in his field- full professionalism. He is honest and truthful. He made me finally feel at home in my own apartment rented through Wraith Estates.
No problems with repairs in the apartment. If something is not repairable, it is immediately replaced with new equipment.
The property management is on a very high level from the staff to the managers.
