Professional service
We have been tenants of Caxtons for the last 4 years, renting a commercial property with them. We have always received an excellent and professional service especially from Charlotte Laherty and her team. Whenever we needed help or advice we got it and they helped us tremendously during the pandemic. I would have no hesitation in recommending them.

Above and beyond service.
We have recently had an issue with mice and our property manager, Kenan Necchi has been dealing with this.
The way Mr Necchi has handled this situation is remarkable and gives me a lot of confidence in him as our Property Manager.
To add to this, he provided me his personal phone number to ensure that I am dealt with over the bank holiday and he wishes to keep me informed, Amazing.
I am extremely happy with Kenan Necchi.

The development I live in has many issues, which many residents moan about. Unfortunately Caxtons have inherited problems from the previous management company, so I think they do struggle sometimes. It must be very demoralising to have a constant stream of complaints for things that are not an instant fix or that cost more money that is in the budget. My personal experience is that despite this, Kenan is always quick to respond, is friendly and he has been eager to work with me to find a solution to a tricky problem I am having.

I was in Thailand and coming to the end of a three month stay when I received an email from Caxtons about an unpaid bill. I was obviously in Thailand when it was posted to my home in Kent.
I telephoned them and spoke to Kay who was very understanding, friendly and helpful.
I was also sent an email from their Manager, John Sinclair, thanking me for getting in touch and promising to send all invoices to me electronically in the future, to make sure this doesn't happen again. I was very happy with the way this issue was resolved.

Amazing!
Our property had a lot of issues stretching back across 2 years, our property manager Kenan has not only resolved all of those issues but kept me and my fellow neighbours in the loop the whole way through and also visited us regularly to ensure the works are done to his approval! I could not be happier with how Kenan has handled the many problems and how professional his attitude is, my trust has been fully restored, thank you Kenan!

An estate agent that is in breach of…
An estate agent that is in breach of the equality act. Discriminatory to the vulnerable, derogatory in tone and try complaining about something that needs putting right and you’ll soon receive your section 21 notice. I was even threatened with it, when following up a request when nothing was done. Companies like Caxtons Residential, Canterbury give good agents and landlords a bad name. Totally disgusted they are allowed to continue to trade.

Following up to my other review. When we left Caxtons, it took an incredibly long time to pass over our accounts to the point we were charged for late accounting when filing our company accounts due to Caxtons ineptitude. We also found that they were charging us £300 more than they said they were actually paying our gardeners - basically keeping the extra for themselves and clearly not paying the gardeners on time or at all as the review below states. One of a multitude of issues with this company. All the terrible reviews this company gets are deserved unfortunately. So pleased we’ve changed to an honest management company.

I am a landscape and grounds maintenance contractor hired directly by the management committee of a property on Caxtons' books. Caxtons repeatedly fail to pay even regular monthly invoices. It takes weeks and weeks of emails and phone calls to get bills paid. They "loose" invoices regularly. Its not even their money! They are just paying me on behalf of the tenants who's money they already have in the bank! Ridiculous. Firm clearly warrant their 100% dissatisfied customer reviews.
Horrendous experiences with this…
Horrendous experiences with this company. They are very efficient at collecting money but I have no idea what I am paying for? Broken down walls, what I believe are electrics left bare to the elements, pot holes in the pavements, water gushing down on my path and steps which they claim they cannot see despite the fact it is visible from an overflow pipe. I have gone to their block management team and their Directors and nothing appears to change. I cannot describe the 'quality' of work or levels of rudeness and aggression form their tradespeople. They blocked access to my own home and I ended up having to ring the police. They painted the glass as well as the window frames and brickwork, appeared to do no prep whatsoever. Please do not go near this company. Please don't believe the message they posted after this review. They were made aware of the issue prior to my posting on here and had no problem ignoring me. If only it were possible to leave zero stars which would be a more accurate reflection of Caxtons.

Caxtons Gravesend Management are licensed thieves
Absolutely awful and totally useless. They've ruined the property they are supposed to manage! They thieves extra money by charging for things they do not do! Similar to us Landlords they have duplicated and charged leaseholders double for nothing. They are extortionate. Their customer service doesn't exist. Accounting records is an absolutely a mess, customer approach hostile.
We were trapped in signed agreement but luckily cut this once for all.
Worst
Worst, worst company and staff at Canterbury. Terrible service, very rude. Shame even for the director Charlotte who based her job on lies and arrogance. Totally unprofessional. Avoid!
Woeful Cowboys
Caxtons overcharge on everything they do, they do not "manage". Any work they do get done is almost triple what it should be. I recently received a letter from their solicitors for non payment of maintenance charge, this was because I hadn't been receiving their invoices by post. So instead of contacting me via another means such as email or phone, they send all my details (including my emails address which they clearly had) to the solicitors which cost me an extra £500. When i challenged them all they said was they sent the invoice by post and i should have received them. These guys are cowboys, do not use.
