Double check everything, all the time!
We had an eye on a local property, so we arranged for a builder to inspect it and draw up some papers. We offered a cash sale, which seemed to be accepted. However, things got strange. They said there was another offer lower than ours. They then suggested we do a quick contract with a lawyer; however, the amount of the deposit was lost in translation! It had doubled the usual 10 per cent, and in the end, the owner went with the lower offer; we actually feel our information was being filtered incorrectly to the owner. It might have even been the fact that we found the house was riddled with termites, and it was only when my husband pointed it out that it was mentioned... On speaking to a friend here, she said it seemed a strange set-up! We are so very tired of Agents who do not give the whole picture and omit things. So, a warning to those who might use this company, or any other: actually, double and triple-check the information at all times.
