Waiting for emails back, hidden fees for submitting financial assessments to the shared ownership scheme, payable even if you don’t get the house, went straight to Acumen and they did more in 3 days than MAB did in 3 weeks!

Outstanding Service from Start to Finish
I had an excellent experience with Mortgage Advice Bureau, especially Robbie McDougall, who helped me secure the best deal when I needed to remortgage during my divorce. It was a stressful time, but Robbie made the whole process much easier by keeping me fully informed at every stage and always being very responsive to any questions or concerns I had.
I’m very grateful for his support, professionalism, and dedication in finding the right mortgage for my situation. I would highly recommend Robbie and Mortgage Advice Bureau to anyone looking for clear, reliable, and supportive mortgage advice.
We had a very disappointing experience…
We had a very disappointing experience with Mortgage Advice Bureau. Our circumstances were explained clearly from the start, including credit history issues and a high LTV, and we were reassured that suitable mortgage options were available. However, after months of poor communication, repeated reassurance, and multiple unsuccessful applications, it became clear that our case had not been handled with the level of care and judgment we expected.
We often had to chase for updates, and at a critical stage close to completion we were informed that our broker would be on leave without proper support in place.
What makes this even more frustrating is that another broker was able to secure us a mortgage under the same circumstances within weeks.
Overall, the service lacked transparency, urgency, and professionalism. I would never recommend anyone to deal with MAB.
Avoid at all costs
Would avoid at all costs. I think one star is too high. They gave my data out to mortgage lenders (who carried out credit checks) without my permission and actively avoided telling me what they were doing with my data. There are plenty other reputable brokers out there, do yourself a favour and pick one of them.
⚠️ Applied for a Mortgage on the Wrong Property – Then Refused a Refund
⭐ 1 Star – Avoid This Company
I would strongly advise anyone considering using Residential Mortgage Hub to think very carefully.
My partner and I paid them a fee after we believed they had successfully secured us a mortgage offer. Only after making the payment did we discover that they had actually applied for the mortgage on the **wrong property**.
Because of this mistake, additional credit checks were carried out against our names for a property we never intended to buy, negatively affecting our credit score and putting us in a worse financial position.
When we raised this with the company and requested a refund, they refused. I contacted the Managing Director directly and was told the fee reflected the “time and effort” spent on the case, despite the application being submitted for the incorrect property. The only thing they offered was to handle a future mortgage application for free.
Given the seriousness of the error and the loss of confidence it caused, this was not acceptable. If a company cannot even submit the correct property address on a mortgage application, how can you trust them with something as important as your mortgage?
Since then, they have stopped responding to my emails regarding the complaint.
I have now had to escalate the matter through my bank dispute process and will also be taking the complaint to the Financial Conduct Authority.
Based on my experience, I would strongly recommend that others avoid using this company.

Her communication was always prompt and clear. We had many questions throughout and she was very patient and super knowledgable in answering all of our questions as first-time buyers, which really put us at ease.
She helped us get a really strong rate on our mortgage, and overall, she made the process much easier for us - we’d strongly recommend her to others looking for mortgage advice!

I cannot speak highly enough about the first class service I received from both David Little (mortgage specialist) and Valerie Poyser (Admin Manager) of the Mortgage Advice Bureau.
David was excellent. He is very knowledgeable and gave sound expert advice, explained the process clearly and secured a lifetime mortgage for me. I never felt rushed and he took the time to answer any questions of my daughter and myself.
There were some issues with the property which led to delays in the purchase. This was stressful but Valerie, who is also very knowledgeable, was outstanding. She kept me informed every step of the way, was incredibly supportive and reassuring and explained everything very clearly.
Both David and Valerie handled everything efficiently and professionally with a friendly and approachable manner.
I highly recommend David and Valerie and the Mortgage Advice Bureau.
Honest Advive
Had a really good, honest and open chat with Ben Simmons. Having only recently Re-Mortgaged we knew our options were limited but Ben spent the time to explain all avenues but that ultimately a more in depth chat probably wouldn’t benefit either us. Guiding Us Every Step of the Way
We’re still in the process of completing our mortgage with Jack Mansell and so far, it has been a fantastic experience. From the very beginning, he has been professional, approachable, and genuinely patient, taking the time to explain each part of the process so we fully understand it. Jack is always quick to respond to questions and proactive in helping us gather documents, chase things up, and keep everything moving smoothly. Even though the process isn’t finished yet, we already feel confident and well-supported thanks to his guidance. What could have been a stressful experience has been made much easier because of Jack’s knowledge, attention to detail, and friendly approach. We’re looking forward to completing our mortgage with him and would highly recommend him to anyone looking for a mortgage advisor who truly goes above and beyond.
Avoid MAB at all cost
We used MAB for our mortage of nrw home. It was few months in advance before actual syart of mortgage. We were told if rate are lower then they will switch us to new lower rate before mortgage starts. When intresy rayes sent down, no one from MAB cared to contact us We were locked into higher intrest rate even though we were promised to use lower rate if it comes down before mortage starts. When rate came down, we contacted the mortage co ordinator by email to confirm the lower rate and send us details. She never replied (as she was on holidays) and we had to pay £ 3000 extra. We contacted MAB but all in vain. Then we complained Ombudsman with all emails evidences. Ombudsman appointed independent investigator which gave the decision in our favor asking MAB to pay for our loss. MAB never acknowledged or sccepted the decision. We end up paying 3000£ extra. No action taken despite we had all evidences. All calls were recorded by MAB, so they also had evidence and know very well its their fault. Shame on you @MAB. I will recommend to avoid MAB to avoid finacial and mental trauma.

Please, Please Please I am sincerely requesting all prospective customers to completely avoid using this financial company. This company has made a huge mistake in my application for financial products like critical illness, life insurance and income protection cover back in 2020.
As a young first time home buyer - I really trusted my financial advisor to have done everything correctly to ensure I was fully protected with any unfortunate illness. Back in 2024 I was diagnosed with an autoimmune condition which severely set my health back. I went to claim through Legal and General and they rejected my claim on the basis of incorrect information being sent to legal and general from the financial advisor of MORTGAGE BUREAU ( Mr Sam Gee).
This has infuriated me so much and upset me as I am struggling with my life. How incompetent can these people be who are working for Mortgage bureau. I filled out the advisor's questionnaire and he sent off the application to Legal and General. The advisor managed to get me financial products BASED ON HIS QUESTIONNAIRE which I filled out truthfully. It turns out the questionnaire which I received as a customer wasn't sufficient enough to match legal and generals criteria. He dishonesty filled out the form without clarifying it with me. As a result I have no financial protection for future problems if I was to have further complications with my health.
Mortgage Bureau should be ashamed of themselves for not taking any accountability or responsibility for their errors. You have destroyed my life and I beg people to not use this company. I also encourage and warn existing customers who have purchased policies though this company to look into their policy before a disastrous condition is diagnosed. My life has changed and I should have been financially secure after my diagnosis but this is not the case.
My last hope now is to take this company to court and get my compensation I fully deserve.

Ben Simmons was my mortgage adviser, from start to finish he’s been honest, totally transparent and genuinely did what was best for me. This process has not been an easy case. This is the second time I have used MAB.
What started as a seemingly routine mortgage transaction was complicated at the 11th hour by a 3rd party underwriter, jeopardising the purchase.
Craig Elliot of MAB York, and Abigail Phillips also of MAB York were both incredible. They did everything possible within and beyond their remit to get the purchase through on time. Their professionalism and compassion were remarkable, and I can't recommend them highly enough.
