Serious Concerns About Conduct and Integrity

This review relates solely to my experience with Mr Dennis Venn, and not to anyone else within his firm.
Mr Venn was recently appointed to carry out a boundary survey between my property and my neighbour’s. However, it quickly became apparent that he had engaged in private discussions with my neighbour and issued a report that was entirely one-sided. He disregarded his fundamental duty as an expert to remain impartial, and produced a report based exclusively on my neighbour’s version of events.
He made no attempt to speak to me or consider my position, and completely ignored relevant HM Land Registry maps and other official boundary documentation—of which there is ample and accessible evidence. Instead, he relied solely on unverified narratives and opinions from my neighbour, who appears to be personally connected to him.
At no stage did I instruct or engage Mr Venn, yet he copied me into an email stating that any questions about his report would cost an additional £1,000. I did not respond to this, yet he later sent another email falsely suggesting that I had raised questions, stating: “Dear [Neighbour] and Ms Evans, here are the answers to your questions…” I had not asked a single question and immediately replied to make this clear. His actions appeared to be an attempt to manufacture joint engagement, possibly to justify a fee split or cost claim for his friend, the neighbour —something I found deeply dishonest and unacceptable.
In my view, Mr Venn’s conduct demonstrated a lack of impartiality, professionalism, and integrity. He was prepared to issue a flawed, biased report that could have led to a serious injustice—causing an innocent party to lose land based on false and incomplete information.
I cannot recommend Mr Venn in any capacity. In my experience, he was neither objective nor trustworthy, and failed entirely in his professional obligations as an expert surveyor.
