Do not use if you can possibly avoid.

AHCI offer structural defect warranties on self-build projects which my be unconventional. We used them for our project which is a timber frame construction and for which we struggled to find warranty cover elsewhere. With hindsight we would have been better off not bothering and wish we hadn’t purchased the warranty.

The company are very responsive and keen for your business, hassling to get us to sign up. Sadly this level of communication ceased entirely when we had agreed to proceed with them. From the point of instruction, the team were nigh on impossible to reach. This was incredibly frustrating during the build process when we were trying to coordinate site visits at necessary times. Equally frustrating was how often we were asked to re-send documentation such as structural surveys, build plans etc etc which had been provided from the point of quotation but seemed to be lost each time they were needed for reference.

However frustrating this process was, it pales into insignificance when compared to the absolute agony of trying to get hold of the final warranty following building control sign off. Our build was signed off in April. AHCI had performed their final inspection prior to BC, following which we were informed that all was satisfactory, pending receipt of the final building control certificate. Sadly when we produced the BC sign off, the team informed us of numerous hoops and a further insurer backed guarantee which we were required to purchase for the warranty. We duly complied wishing to end the most painful process of the entire build but five months down the line, having provided all that was required, we still have no warranty.

AHCI are either dismally understaffed and therefore unable to provide any kind of service, or, there are more sinical factors at play.

Sadly due to our terrible experience, I strongly doubt the validity of the positive reviews left. DO NOT USE.

Great and helpful staff. Steve Loveridge in particular worked on the file and made sure the certificates were issued promptly so a new build sale could complete. Steve gave the file the right urgency, while updating us regularly.

I had the pleasure of working with Danny Brookes from Advantage, he was as my warranty building inspector, and I cannot speak highly enough of his service and professionalism. From day one, Danny proved to be a reliable and punctual individual, always arriving on time for our appointments.

I am the in-house solicitor for a house-building firm in Yorkshire. In the last two weeks of June, it was clear that our usual warranty provider was not going to be able to issue a certificate for four houses that were build complete in time for month-end. This was a poor position for my company to be in, but even worse for our customers: their mortgage offers were coming to an end, or they had to be out of their existing accommodation and would be left homeless. With fewer than two weeks to spare, I got in touch with Advantage Home Construction Insurance to explain the predicament. Shane, my point of contact, was flat-out superb. He guided me through the process of registering with Advantage, let me know clearly what documents we needed to supply and gave me the relevant timescales to get the warranties. Due to the truncated nature of our time-requirements, everything was all a little frantic at our end, but Shane was calm and reassuring at all times (whilst admitting that it was a challenging timescale to go from 'no contact with Advantage' to 'A full set of four warranties'). Advantage pulled out all stops, and we were able to get the warranties a day earlier than we needed them. This meant that there were four families who were able to move into their houses when they needed to, and helped the house-building company for whom I work immeasurably. Without Advantage Home Construction, we would have had a disaster on our hands. I am so very impressed and would not hesitate to recommend them for warranty provision.

I would 100% recommend this company. They are quick, responsive and get things done! I contacted AHCI for a retrospective warranty which was not straightforward, Steve and Kurt both massively helped to ensure we got the warranty and were amazing. Soon, we should be able to purchase our dream house before our mortgage offer expires.
