Thanks for taking the time to share your thoughts! We're glad to hear you find our tools useful and appreciate your honest feedback regarding product improvement.

To ensure I'm not missing any of your concerns, I've addressed them in order:

1. The good news is you can route rent payments and security deposits to separate bank accounts! Additionally, if Avail processes the payment, the IRS requires that we include it as income received on the 1099-K. This is why you'll see security deposits as income received, and in these instances, we direct you to work with your Tax Professional on how to exclude these funds as income.

2. When extending a lease in the system, it updates the end date in Avail, however, this doesn't update the end date of the actual lease document. Since lease agreements are legally binding, the only way to legally change a lease once it's established is through the amendment process.

3. While we have pre-canned options for lead messages, you're correct in the fact that the system doesn't allow you to send mass lead messages. With that being said, I've passed some feedback to our development team about looking into a way to implement some kind of mass messaging feature.

Our goal is always to support both landlords and tenants through a streamlined, transparent rental process. We also understand that our communication may have come across as overly promotional. As for the marketing emails, we know how frustrating it is to receive unwanted messages. Thank you for taking the time to provide this feedback. We sincerely apologize for any frustration and inconvenience you've experienced with the TransUnion report process. We strive to make our service as seamless and transparent as possible, and we regret that this was not your experience.

Your concerns are fully acknowledged, and we appreciate the opportunity to provide clarification. While certain serious offenses may remain on a report indefinitely, many minor offenses are excluded if more than seven years have passed. If court records do not show a conviction, that information is not reported. A formal judgment must be present for a record to appear in a background check.

Additionally, many state and local laws impose further limits on what can be reported. If you'd like assistance understanding your state and local regulations, we're happy to help.

We take these matters very seriously and remain committed to complying with all legal requirements while ensuring fairness and accuracy in our reporting. If you're open to it, we would welcome the opportunity to review your situation further and work toward a resolution.

Thank you for the thoughtful feedback! We completely understand how frustrating it must have been not to get the support you needed in those moments, and we sincerely apologize for that.
 
In full transparency, there was a time when our team was stretched thin, and knowing we were limited in the support we could offer was frustrating for us, too. Please know that we're actively working on implementing some changes to meet expectations better going forward.
 
Customers can now leave a voicemail or request a callback with the assurance that their call will be returned by the end of the day. 

We also recently welcomed five new members to our team, which has drastically reduced our average wait times.

Please note: The first/last week of the month is always our busiest time, as most rent payments are due on the first, leading to a surge in payment-related requests. Wait times typically return to normal as the week progresses and are usually shortest before 9:30 AM CST and after 3 PM CST.
 
We know this doesn't give you back the time you lost, but we hope you consider giving us another shot so we can make it right! We'll continue to be here to help with any questions you or your tenants have along the way.

Thank you for bringing this to our attention. We’re so sorry you had this experience—dealing with a scam, especially one involving personal or credit information, is incredibly frustrating and upsetting.

We take fraudulent listings very seriously and are always working to strengthen our detection tools, though unfortunately, a few do slip through. For peace of mind, rental applications on Avail only result in a soft credit pull, so your credit score won’t be impacted.

If you paid for an application or screening report tied to a fraudulent listing, you’re absolutely eligible for a refund. Please reach out to us at support@avail.co so we can look into this and make things right.
