Another year goes by….do not trust them
Another year goes by, another year of broken promises
Tadpole Garden Village
A year ago many residents took to Trust Pilot as a means to get Crest to keep to their commitment to finish the estate’s infrastructure
Initially things picked up, but, as expected it was empty promises of man and women with clipboards, making lists but never actually doing anything
All that has been achieved is a resurface of one road (which was significantly delayed too)
No playing fields
Paths still a mess
Virtually every street defective
And the street thy did do (eg Green St) need re-doing due to their poor work
Do not believe their sales pitch. They do not have the money to complete this estate (it will cost them well over £25m). They are running a cash scheme; money from this estate goes towards the next one. Absolute sham

A year ago, Crest made a commitment to get on top of the countless unfinished parts of Tadpole Garden Village (after years of leaving it in a mess). Unfortunately after an initial flurry of work, this slowed back down to a snails pace. Its clear that this outfit is not capable of managing a project of this size (or simply dosent care after all the money is in). If you are considering purchasing from within a Crest Nicholson project, I'd think twice!

After sales site responsibility appalling

Will Crest ever finish Tadpole Garden Village? They should be ashamed of the state the development has been left in. I’ve owned my property for TEN YEARS and the roads still aren’t finished. The entire development is a shambles. Promises by Crest are made to be broken. Just when you think they’ve got their house in order, they fall at the first hurdle. If you buy a home from Crest, go in with your eyes open. Expect to live on a development for over a DECADE with unfinished roads and unsafe play areas and open spaces. Communication by Crest would be more effective by a one winged carrier pigeon that only flies on a leap year. There’s no respect, they don’t care once they’ve got your money….you’ll see that from the ‘copy and paste’ response to every review they receive about their abhorrent approach to finishing (or not) their Tadpole Garden Village development, including this review I’d imagine. Go on Crest, humour me, respond to this review with integrity, not just some corporate copy and paste waffle. Dare you!

Disappointing treatment of Tadpole Garden Village residents
It is extremely disappointing to see Crest Nicholson once again failing to deliver on commitments made to the residents of Tadpole Garden Village.
While we acknowledge that Crest Nicholson has recently taken notice of residents’ concerns and begun making progress on some of the promises and commitments that had previously been neglected, this progress has unfortunately been short-lived. Once again, residents are being left frustrated by a lack of follow-through, communication and accountability.
Residents have invested not only financially, but also emotionally, in their homes and in the community that Crest Nicholson has created. We expect to be treated with respect and for commitments made to residents to be honoured. Instead, there is a growing feeling that once concerns have been raised and attention has moved elsewhere, promises begin to fall by the wayside.
This is not simply about individual issues; it is about a continued pattern of poor communication, unfulfilled commitments and a lack of respect for the people who live in this development.
As residents, we are understandably tired and frustrated. We should not have to repeatedly chase, challenge and remind Crest Nicholson to deliver on work and commitments that it has already agreed to.
Crest Nicholson needs to recognise that Tadpole Garden Village is not simply a development on a map — it is people’s homes and a community. Residents deserve better than inconsistent promises and temporary efforts to address longstanding concerns.
We sincerely hope Crest Nicholson will take this feedback seriously, restore confidence with residents and, most importantly, deliver what has been promised rather than continuing to disappoint the community.

Flexible and accomodating
Although I am still in the early stages of working with this developer, my experience has been very positive. The team has been responsive, professional, and willing to listen to my requirements throughout the process.
What has stood out most is their flexibility and willingness to accommodate reasonable requests, which has made the experience much smoother and more reassuring. Communication has been clear, and they have shown a genuine commitment to finding solutions that work for both parties.
While there is still a journey ahead, I am encouraged by the level of customer service and support I have received so far and look forward to continuing the process with them.

Tadpole Garden Village - feeling abandoned
Crest Nicholson seem unable to manage a project of this scale. This estate is still unfinished. Although we saw more activity following the hundreds of complaints raised by residents last year, this has tapered off again. Personally, I now have a finished road to my home and a proper ramp to my drive which I am ridiculously pleased with. After 6 years of bumping up over the kerb to access my property and one car replaced due to a wrecked suspension it’s a relief. This is a sign of how poor the estate management has been - I’m grateful for a road! The residents have put up with so much for so long. Crest need to get back on site and finish the job. And apologise. Then apologise some more! They can build houses. They cannot manage a large project.

Update: We have completed a comprehensive review of all areas within our responsibility to identify any outstanding works. We have taken action and are confident that you will have seen a recent uplift in activity. We continue to work with our contractors to agree a programme for delivery that addresses all actions in an accelerated timeframe without compromising quality and safety.
We remain committed to keeping residents informed and have shared regular updates through the dedicated resident communication channels including the residents steering group, and will continue to do so as we move forward.
Above you see your response to my 1 star review nearly 12 months ago. We saw a flurry of action and then it whittled off. Be greatful to understand when this work will be completed

Crest are an absolute disgrace. Year after year we get broken promises here at Tadpole. You should not be allowed another development until you fix the mess that you have created here. Just do your job

Shocking.
Build the area up as fast as they can and leave just as fast without completing the area, causing customers and the area issues years after. They show no sign of actually caring other than getting people’s money

This company are useless. Mine was one of the last houses to be built over 3 years ago on tadpole garden village in swindon.. and nothing is finished.. roads unsurfaced, paths unfinished, country park still closed. Car park opposite my house is a dumping ground for their contractors. Sick of it.Dont buy on an estate with this company.

Abandoned development and failure to repair
Resident of Tadpole Garden Village. Just like everyone else here I am tired of the complete abandonment Crest Nicholson has shown to the development. The roads are a complete mess, they're not safe to drive on and they are not safe for kids. Think twice before buying at one of their developments.

Sad to be posting another one star review but it seems to be the only way to get the attention of Crest…
It’s so disappointing that after what seemed to be positive action after the last batch of one star reviews, the foot came off the gas.
Nevermind unfinished, Tadpole garden village remains incredibly unsafe for all who live there - especially older people and young children.

⭐ 1 Star – Over 5 years of reporting the same problem and still no permanent solution
We moved into our Crest Nicholson new-build home in December 2020, and the problem with our front door started within days of moving in.
Since then, we have reported the issue to Crest on numerous occasions. I have genuinely lost count of how many times it has been reported, inspected and attended, including previous repair works. The last visit was only last year, yet the underlying problem remains unresolved.
The issue is that water collects in the drain directly in front of the door during rainfall. When the drain fills, the water has nowhere to go and enters through the bottom of the door frame via the timber. I have already demonstrated and explained this mechanism to Crest, and the timber installed as part of a previous repair is now rotten.
The fact that the issue has been reported repeatedly over more than five years, with previous inspections and attempted repairs, should be sufficient to warrant a proper investigation into the underlying cause. It is not reasonable to continue treating this as a new issue requiring us to repeatedly provide further evidence before the matter is properly addressed.
The problem happened again recently after the driveway was jet washed. I reported it to Crest expecting that, after more than five years, they would finally investigate the underlying issue and provide a permanent solution.
Instead, Crest's response focused on the fact that the driveway had been jet washed, explaining that jet washing can force water through seals and is not an appropriate way of testing the door.
I understand that jet washing is different from normal rainfall. However, that misses the point of our complaint. We have not claimed that jet washing is a test of the door. The issue has been occurring during rainfall and has been reported repeatedly since shortly after we moved in. The jet washing simply highlighted the same water-ingress problem once again.
We have explained this to Crest, yet they have said that if water ingress continues during normal rainfall, we should provide photographs/videos and they will review the matter further.
After more than five years, this is incredibly frustrating. How many more times does the same problem need to be reported, inspected and demonstrated before the underlying cause is properly investigated?
We are also disappointed that Crest have directed us to NHBC Claims. This is an issue that has been repeatedly reported to Crest and has been attended to by Crest and/or its contractors. We should not have to escalate the matter to NHBC simply to obtain a proper investigation and resolution of a problem that has already been reported repeatedly for more than five years.
We are not asking for another temporary repair. We are asking Crest to properly investigate the underlying cause, including:
• the drainage immediately in front of the door;
• the level of the path and threshold;
• the condition and suitability of the timber at the base of the door frame; and
• the previous repairs and why they have failed to resolve the issue.
We are asking Crest to review the full history of this matter, including all previous reports, inspections and repairs, and confirm what action they now intend to take to permanently resolve the issue.
We expect this matter to be properly investigated and resolved by Crest without requiring us to pursue an external claim for an issue that has already been reported repeatedly over more than five years.
We bought a new-build home expecting defects to be properly investigated and resolved. Instead, more than five years later, we are still trying to get a permanent solution to an issue that was reported almost immediately after moving in.
On an additional note, we are still waiting for the paths and roads to be completed and the drains need to be unblocked as full of mud/rubble. The bushes out the front are still full of builders rubble and the big rubber bases from metal fencing has also been dumped and left for 5 years.
The dropped curb upto my driveway needs completing asap as the cars are scraping on this and causing damage to ours and visitors cars. (I’m sure they will pay my damage bill) Tarmac has been added as a temporary fix previously however now all of it filled hence it shrinking and the same issue arising.
I am leaving this 1-star review in the hope that Crest will finally take ownership of the issue and resolve it properly.

The estate is a mess
The estate is a mess. Tadpole garden village, Swindon. It's taken them over 10 years and it's still not finished. Roads not surfaces, street lights not working. Paths are dangerous and unfinished. They nust have like 2 people working on this.
Never buy I house from them!

One year on and they’ve still not kept to their promises
This time last year Crest went into panic mode as their trustpilot rating got slammed by residents of Tadpole Garden Village. We’d simply had enough of their empty promises and constantly slipping deadlines and failure to take any accountability. We saw a task force be put in place and quite a bit of activity but over the past few months that has basically disappeared.
Roads that were tarmaced ready for adoption are now covered in spray paint as so much time has passed that they aren’t in an adoptable state. Footpaths remain unfinished and unsafe, verges were returfed but the mowing not kept up (which we all may a management fee towards - but the cutting lapsed in the areas that weren’t adopted by the mgmt company - mainly Crest’s area!).
There is no comeback on developers like Crest who simply move on to the next development with no care for the mess they leave behind.
Avoid at all costs.
